How we work
Independent Dubai off-plan research. Sourced facts, honest gaps, checklists before you book.
We are not the developer, not a sales desk, and not a payment portal. We publish project, developer, and area pages so you can compare options with fewer brochure surprises.
What we believe
- IndependenceResearch first. We do not sell you a unit from this site.
- TransparencyIf we have a number, we show the basis. If we do not know, we say so.
- Honest uncertaintyWhen sources disagree, we show the conflict instead of the prettiest figure.
- Buyer first, plain EnglishWritten for people choosing a home, not for industry jargon.
- Evidence before opinionNo ROI promises, no fake scarcity, no guaranteed handover dates.
- Diligence before moneyClear checklists before any booking fee.
- Quality over hypePages are reviewed before publish. Thin or invented claims stay out.
- Clarity over clevernessShort sentences. Real risks in normal words.
What we do
- One page per projectWhat it is, where it is, who builds it, and the numbers buyers usually ask for.
- Facts with sourcesPrices, handovers, unit counts, registration: stated only with a source.
- Named conflictsWhen broker sites disagree on payment plans or “from” prices, we show both.
- Buyer checklistsSPA, RERA / escrow, size, and service charges before money moves.
What we do not do
- Promise returns, “limited units”, or guaranteed handover dates.
- Replace the developer’s price list or your sale contract.
- Sell a unit as a developer checkout. Research stays on the page.
- Run a bot. WhatsApp goes to Mehrazin Mahdavi, a Coldwell Banker broker.
How a project page is built
- CollectPublic records, developer and broker materials.
- LockHard numbers only when they are sourced.
- WritePlain English for buyers, not brochure copy.
- ReviewA second pass rejects invented facts and sales hype.
That second review is quality control, not a promise that every market figure stays current. Off-plan data moves. Re-check live prices and documents before you pay.
How to use this site
Start from a project you are considering, open the developer and area pages for context, then use the checklist on the project page before any booking fee. Treat every “from” price and payment table as a guide until it matches your written contract.
