Avarra by Palace is Emaar’s Palace-branded high-rise listed for Business Bay, not Creek Harbour. On the official product URL the developer shows 1–4 bedroom apartments plus a 6-bedroom penthouse, a marketing open of AED 2.7 million, and an inventory card (at our capture) of 18 units from AED 2,709,888 with area from 790 sqft. [1]

This page is independent buyer research — not Emaar sales copy. Off-plan (pre-construction) means cash leaves long before keys. Developer materials fix name, brand label, mix and the dated inventory numbers; they do not print a handover quarter or instalment table. Property Finder then supplies 30 June 2031 and a 10/80/10 outline, while Engel & Völkers markets 10/70/20 and Q3 2031 — treat both as shortlist only. [2] [3] Read our Method.

Who it’s for

Buyers comparing a Palace-labelled tower in Business Bay around the published AED 2.7M+ open who will verify floor plans, contract instalments, primary stock and DLD registration before paying a reservation fee. [1]

Who it’s not for

Anyone who must receive keys before the portal 2031 window, who needs a ticket well under Avarra’s marketing open, or who would sign from a generic Palace Residences pack without freezing the SPA name as Avarra by Palace. [1] [2]

What is solid vs what still floats

  • Developer — Emaar Properties (high) [1]
  • Official product title — Avarra by Palace at Business Bay (high) [1]
  • Location on developer page — Business Bay (high) [1]
  • Homes on developer page — 1–4 bed apartments + 6-bed penthouse (high) [1]
  • Palace brand label — present on official product page (high) [1]
  • Marketing open — AED 2.7 million (med — filter, not SPA) [1]
  • Inventory card at capture — AED 2,709,888 from · 790 sqft from · 18 available (med) [1]
  • Portal launch / FAQ floor — ~AED 2.8M / 2,824,888 (med) [2]
  • Portal size tables — 1BR ~788–828; 2BR ~1,199–1,449; 3BR ~1,640–1,848; 4BR ~4,225–4,795; 6BR PH ~14,861 sqft (med) [2]
  • Portal keys target — 30 June 2031 / Q2 2031 (med — can move) [2]

Shortlist on high/med rows. Portal and broker fields are not the SPA.

Unit mix, sizes and Palace label

Avarra is one named tower product. Emaar’s page sells 1–4 bedroom apartments and one 6-bedroom penthouse, wrapped in Palace hospitality language rather than a generic Emaar apartment pack. [1] Lines about Burj Khalifa views, sea views and infinity-edge water stay marketing until your unit drawings say otherwise. [1]

Price discipline matters. The AED 2.7M open is a marketing filter. The inventory widget on the same page showed AED 2,709,888 remaining “from” at capture, while Property Finder’s launch/FAQ fields sit near AED 2.8M. [1] [2] The 790 sqft card floor matches the bottom of portal 1BR bands (~788–828 sqft). [1] [2]

Portal layout tables also list large 4BR homes (~4,225–4,795 sqft) and a ~14,861 sqft penthouse. Those figures are useful for screening, not for signing — freeze net area on the plan attached to the SPA. [2]

Name hygiene: Lyvia by Palace is a different Emaar Palace product in Dubai Creek Harbour / Green Gate. Do not book Avarra from a Creek Harbour brochure pack.

Handover timing and cash-flow sketches

Emaar’s Avarra product capture prints neither a completion quarter nor a payment schedule. [1]

Property Finder shows expected completion 30 June 2031, delivery Q2 2031, expected booking 15 May 2026, construction start 16 May 2026, and a Standard outline of 10% on booking, 80% during construction, 10% at handover. [2] If the SPA dates differ, the SPA wins.

Engel & Völkers markets 10% / 70% / 20% and Q3 2031 instead. That is a second public sketch, not proof Emaar offers those terms. [3]

Stock: the developer widget counted 18 available units at capture. Confirm primary Emaar inventory versus assignment stock before you pay a reservation fee. [1]

Business Bay address and Emaar context

Developer hub: Emaar. A Palace brand strip does not replace registration, escrow or service-charge disclosure for this release.

Area hub: Business Bay. Emaar places Avarra in Business Bay and also lists Downtown Dubai landmarks (Burj Khalifa, Dubai Mall, Dubai Opera, The Dubai Fountain) as lifestyle context — adjacency marketing, not a right attached to every flat. [1]

Fit (opinion): buyers who want a Palace-labelled Business Bay tower near the published AED 2.7M+ band, who can fund a long 2031 portal timeline, and who will not mix Avarra up with Creek Harbour Palace siblings. [1] [2]

Risks to check before booking

  1. No developer-printed keys quarter — June / Q2 2031 is Property Finder; Engel & Völkers says Q3 2031. [1] [2] [3]
  2. No developer-printed instalment table — portal 10/80/10 vs Engel & Völkers 10/70/20. [2] [3]
  3. Two public “from” bands — AED 2.7M marketing open vs portal ~2.8M launch/FAQ fields. [1] [2]
  4. Wrong SPA product name — must read Avarra by Palace; other Palace or Business Bay towers are separate.
  5. Long construction window — 2031 portal target leaves more room for delay risk. [2]
  6. View marketing vs unit aspect — Burj / sea language is brochure, not a guarantee per unit. [1]

No yield forecasts. No scarcity theatre.

Before any transfer

  1. SPA product line = Avarra by Palace at Business Bay, with unit ID and apartment vs penthouse.
  2. Official plans for net area, aspect and parking.
  3. Confirm project registration and escrow via Dubai Land Department tools before booking.
  4. Rebuild cash-flow from SPA instalment dates only (drop portal 10/80/10 and Engel & Völkers 10/70/20 after that). [2] [3]
  5. Match the written unit quote to both the AED 2.7M open and the live inventory floor. [1]
  6. Compare written completion language with portal 30 June 2031. [2]
  7. Get primary Emaar sale vs assignment confirmed in writing. [1]
  8. Run the same checks on one rival Business Bay tower before you choose — checklist at due diligence.

Bottom line

Bottom line: Emaar is solid on name, Business Bay location, Palace branding, mix, the AED 2.7M open and the 18-unit / AED 2,709,888 inventory snapshot. [1] Property Finder adds June 2031, a 10/80/10 outline, size bands and building count. [2] Engel & Völkers disagrees on both payment split and quarter. [3] Buyers must rebuild cash-flow from the SPA. This site is independent research, not official Emaar disclosure.
