The attraction is a waterfront home inside a functioning leisure destination rather than a promise of a future neighbourhood. Meraas positions Bluewaters off the coast of JBR, connected to Sheikh Zayed Road by bridge, with retail, hospitality and entertainment on the island. [2]

That combination can suit an end user prioritising an island setting and walkable leisure. It can also introduce visitor traffic, event noise, access congestion and a price premium. Test the actual building entrance, parking route and apartment exposure at the times you expect to use the home.

How to assess a resale price
