Danube’s official site has live pages for Breez by Danube and Oceanz, but no live Bluz page was found as of 16 August 2026. [5] [4] Portals still keep a third name: Bluz Tower on Property Finder, Bluz by Danube on Propsearch — one envisioned high-rise on Dubai Maritime City. [1] [3]

This is independent research for buyers, not Danube’s sales page. A buyer considering a booking would be relying on a portal-listed project that was absent from Danube’s official product list at capture. If this leftover card is the one you walked, read the booking form and sale contract and check they already name Bluz Tower or Bluz by Danube — not Breez, not Oceanz. How we work: Method.

Who it’s for

People who were shown this leftover Bluz name on Dubai Maritime City, can live without a printed from-price or keys year, and will keep Breez and Oceanz on separate shortlist rows. [3]

Who it’s not for

Buyers who were sold official Breez or Oceanz, or anyone who needs a public AED floor or a printed keys year before they will visit. [6]

Snapshot

  • Public leftover titleBluz Tower (high) [1]
  • Propsearch nameBluz by Danube (high) [3]
  • Sold under — Danube Properties (high) [1] [3]
  • Official product URL — missing; danubeproperties.com/portfolio/bluz/ is a 404 (high) [4] [5]
  • Pin — Dubai Maritime City (high) [1] [3]
  • Form — one envisioned high-rise (high) [3]
  • Mix on leftover copy — studio, 1-bed, 2-bed; size cells empty (med) [1]
  • Starting AED — not published on Property Finder, Projects Scout or Propsearch (high — gap) [1] [2]
  • Instalments — leftover PF FAQ silent; Projects Scout on request (med) [1] [2]
  • Keys target — not printed on those three cards; Propsearch status Envisioned (med) [3] [2]
  • Title chip — freehold on Property Finder (med) [1]
  • PF “859 resales” — a Maritime City district wrap, not a Bluz schedule (high) [1]

Treat this strip as a buyer checklist, not a brochure. Before money moves, confirm registration and escrow on Dubai Land Department tools for this leftover name. [10]

One leftover name, several pictures

Picture a slim white tower with staggered glass balconies and DANUBE PROPERTIES on the podium, sitting on a rock revetment. That is the Propsearch artist impression. It is not the leftover Property Finder hero — that file is a whole Dubai Maritime City master CGI with many towers and a sail-glass landmark. Circulating listings may also reuse Breez-style pool-deck imagery. [3] [1]

What the leftover card actually names:

  • Homes — studio, one-bed and two-bed in the Property Finder About block. No square-foot table. [1]
  • Height and count — unpublished on the leftover card and on Propsearch. Do not borrow a neighbour’s floor or home count. [3]
  • Amenity chips — indoor pool, gym, gardens, kids’ play, restaurants, cameras. Match the exhibit on your pack. [1]

Keep Breez by Danube on its own official page. Keep Oceanz on its official card. If you want Bluz, the issued form should already say that. [6] [7]

Payment and keys

Public leftover cards do not give this product a date:

  • Property Finder leftover — no delivery stamp on the project page [1]
  • Projects Scout — completion cell blank; FAQ says the date is unspecified [2]
  • Propsearch — Envisioned, design-stage still only [3]

Circulating AED 1.3 million and 2029 figures belong to leftover Breez, not to this card. Do not use those as a Bluz quote. [9]

Percentages are equally thin:

  • Property Finder leftover FAQ — no payment plan provided [1]
  • Projects Scout — on request [2]
  • Thin brokers — 1% monthly, which is Danube’s brand headline, not a Bluz table [5]

Ask for the dated cheque calendar that already names Bluz. Rebuild the cash from that sheet. Breez payment sketches stay on the Breez file. [6]

Danube, on a working waterfront

Ads say Danube Properties. [1] The official home page currently features Greenz, Serenz, Shahrukhz, Breez, Aspirz and Sparklz. Bluz is not on that list. [5]

The pin is Dubai Maritime City — the peninsula by Port Rashid, not Dubai Marina. Leftover copy talks minutes to Downtown, the airport and the cruise terminal. Those are ads, not a commute guarantee. [1]

Other Danube research on this site: Oceanz in Maritime City and Greenz townhouses in Academic City. [7] [8] Neighbour waterfront pages include Chelsea Residences 2, Hilton Residences, Kamellia and The Bay Towers. Their numbers stay on those files. For a longer buyer walk-through: due-diligence guide.

What can go wrong

  1. Official URL missing — Danube’s featured list does not carry Bluz. Confirm the paperwork you are given is this leftover title, not a neighbour. [4]
  2. Breez mix-up — same district, same developer, with its own official page and leftover card. Circulating listings may conflate the two names. [9] [6]
  3. Oceanz mix-up — official Oceanz product in the same district. Circulating “master plans” on leftover Bluz pages may reuse other Danube imagery. [7]
  4. Silent price and keys — there is no public from-figure and no dual-locked completion line. [1] [2]
  5. Borrowed pictures — leftover PF still is a district CGI. Today’s honest tower still is the jagged-balcony CGI. [3]
  6. 859 resales — that leftover chip is the wider Maritime City list, not 859 Bluz flats. [1]
  7. Envisioned stage — Propsearch has not moved this past a design impression. Leave room for change. [3]

We do not rank this leftover card or guess a rental number.

Before a booking fee leaves

  1. Choose Bluz Tower / Bluz by Danube first if that is the leftover Maritime City card you walked — not Breez, not Oceanz. Then open Danube’s booking form and sale contract and check they already print that name, the unit and the bedroom type. [3] [5]
  2. Run Dubai Land Department tools on this leftover title before a booking fee leaves. [10]
  3. Match the legal seller printed on the reservation to the legal seller printed on the sale contract.
  4. Build your cash plan from the dated instalment sheet attached to Bluz — not from a 1% brand slogan or a neighbour’s leftover table. [1]
  5. Tie any dirham figure to a numbered drawing and the net/sellable area in the pack. Public leftover sizes are empty. [1]
  6. Keep whatever completion sentence is printed for that unit. These leftover cards do not give one. [2]
  7. Extra checks are collected on the due-diligence guide. This file is buyer research, not a Danube sales sheet.

Bottom line

Bluz Tower is a leftover Danube card in Dubai Maritime City. Official danubeproperties.com has no Bluz URL. It is not Breez and not Oceanz. There is no public from-price and no dual-locked keys date. Today’s honest still is a jagged-balcony artist impression; leftover PF uses a district CGI. [3] [1] Hold the deposit until the issued pack already prints the leftover name, unit and calendar you chose. This site is independent research, not official Danube disclosure.

FAQ

Is Bluz the same as Breez by Danube?

No. Breez has an official Danube page and a sold-out leftover card with its own price and keys stamps. Bluz is a separate leftover / envisioned card with no official URL, no public from-price and no printed keys date. Keep the one you chose. [6] [9] [1]

Is this Oceanz?

No. Oceanz is Danube’s official product in the same district, with its own live page. Bluz is a separate leftover / envisioned card. [7]

Is there a starting price?

None of the three leftover cards we opened print a from-figure. Circulating AED 1.3 million / 1.25 million figures match Breez, not this leftover card. Ask for a dated unit sheet that already names Bluz. [1] [2] [6]

What payment plan is public?

None that we can lock. Property Finder leftover FAQ says no plan is provided. Projects Scout says on request. Use the dated cheque calendar already printed for that Bluz unit. [1] [2]

When is completion advertised?

It is not, on the three leftover cards we opened. Propsearch still says Envisioned. Treat any 2029 date you hear as a Breez leftover until the sale contract names a day for Bluz. [3] [2]

What mix is published?

Property Finder leftover copy lists studio, one-bedroom and two-bedroom apartments and leaves sizes blank. Height and unit count are unpublished. Confirm on drawings. [1]
