Official design-unveil press dated 23–24 October 2025 writes construction projected to be completed in 2027 and does not publish a walkaround start date. Design unveil and leftover start sit four days apart — leftover clock, not a site visit.
- Developer
- Buddha-Bar Real Estate Development
- Area
- The World Islands
Night still: a cream low-rise with red fins, a scooped red arch, palms on sand, and a coral cutaway under the Gulf. That is the hotel Buddha-Bar Real Estate Development unveiled as Buddha-Bar Hotel and Floating Residences on The World Islands. [1] Beside it, marketing shows 24 planned white overwater villas. Pick the hotel-floor home or the floating villa first, then make sure the reservation and sale contract already print that same product.
OffplanInsight is independent research, not a brand brochure. Dubai Chronicle (23 Oct 2025) and Executive Bulletin (24 Oct 2025) describe an off-plan scheme: 162 hotel keys, 24 floating villas, completion projected in 2027. [1] [2] Property Finder and Projects Scout repeat the year and still print no from-price and no instalment table. [4] How we work: Method.

Who it’s for
People comparing a World Islands hotel-floor home or a three-level floating villa who can live with a 2027 keys target and will still read the unit pack. [1]
Snapshot

- Look — marketing stills show a wavy cream hotel with red frames and a central red arch, plus 24 planned white three-level floating villas. Press frames match Property Finder’s hero (high) [4] [3]

- Floating villas — press: 24 homes, about 4,000 sqft over three levels, up to eight guests, two underwater bedrooms in the marketing copy. Binayah: 4,004 sqft (high on 24 / med on size and guests) [1] [6]
- Price signals — press silent. Property Finder: unit information coming soon. Projects Scout: on request. Binayah from AED 22 million (low — one named-broker figure, unconfirmed) [4] [6]

- Title chip — Property Finder FAQ says freehold. Treat that as marketing until the issued sale contract uses the same word (med) [4]
- Works stamp — Property Finder and Projects Scout: construction started 28 October 2025. Press dated 23–24 October 2025 unveils the design and does not print a start day. Portal clocks are not a walkaround (med) [4] [1]
- Scheme value — press and Property Finder about AED 3 billion. That is not a villa from-price (med) [1] [4]
- Official SKU page — OffplanInsight found no living product URL as of 8 September 2026. Product domains did not resolve; buddhabar.com hotel-concepts returned 404; yieldhaus.ae loaded as a generic template. Propsearch has no dedicated building page (high) [7]
The red-frame hotel, not the white floating villa
Start with the picture. The night still — Property Finder’s hero, reused here — is one cream hotel: red fins, a scooped red arch, stacked glass terraces, beach palms and a coral cutaway. [4] [3] Next to it, marketing shows a white three-level overwater house with a timber deck, rooftop jacuzzi and hexagonal portholes. Those are two different things to buy.
Press sells three pieces under one name: a 162-key Buddha-Bar Hotel with one branded-residences floor, 24 Floating Residences by Buddha-Bar, and Buddha-Bar Beach. [1] [2] Property Finder repeats 162 and 24, then says unit details are still coming. [4] 162 is hotel keys. It is not the unpublished count of saleable homes on that branded floor.
- Hotel keys — 162 on press and Property Finder. No published room sqft or from-price. [1] [4]
- Branded-residence floor — press says one entire floor. Bedroom mix and sizes unpublished. [1]
- Floating villas — press 24 homes, about 4,000 sqft, three levels, up to eight guests, rooftop jacuzzi, sea-level lounge, two underwater bedrooms in the marketing copy. Binayah 4,004 sqft from AED 22 million — one broker’s filter, not a dual-locked floor. [1] [6]
Press amenity copy lists a spa, Pacific Rim dining, curated soundscapes, sunrise yoga, cabanas and an infinity pool at Buddha-Bar Beach. Bentley Home furnishings are described as optional. [1] Property Finder also chips an international school; press does not name a school on this SKU. Treat amenity lists as pictures until the unit pack repeats them.
Avatea Villas on Amali Island is a different seller.
A 2027 year, and no public split
Press projects completion in 2027. [1] [2] Property Finder prints Q4 2027, December 2027 and expected completion 31 December 2027. Projects Scout repeats December 2027 / 31 December 2027. [4] [5] Same year, tighter on the portals. The date that binds is the one already printed on the sale contract you are handed.
Property Finder and Projects Scout stamp construction started 28 October 2025. [4] Press dated 23–24 October 2025 unveils the design and skips a start day. [1] Both portals still call it off-plan. Those start stamps are not proof someone walked the plot.
Press prints no instalment table. Property Finder and Projects Scout print none. [4] Binayah labels 80/20 and separately lists 40% down, 40% during construction and 20% on handover. [6] The numbers can add to 80% before keys, but no official table confirms them. Copy the percentages from the paper in your hand. If they do not add to 100%, wait.
Buddha-Bar on The World Islands, not Amali
Seller: Buddha-Bar Real Estate Development. Property Finder drops the hyphen. Press names a joint venture managed by Yieldhaüs. Brand site buddhabar.com. [1] The company on the booking form should match the company on the sale contract.
Place: The World Islands. Hub: The World Islands. [1] Projects Scout: about 4 km off Jumeirah, no road bridge, boat or water taxi. [5] Property Finder’s boat / helicopter / seaplane lines are marketing, not a timetable. Try the crossing yourself.
Avatea Villas is another island sale. Heart of Europe, The Floating Venice and the Grosvenor House Buddha-Bar restaurant in Dubai Marina are other stories. [4]
What remains unconfirmed
- Price — press silent. Property Finder’s coming-soon line is not a floor. Projects Scout is on request. Binayah AED 22 million is one unconfirmed broker figure. Ask for a dated quote. [4] [6]
- Keys year — press 2027; Property Finder Q4 2027; Projects Scout December / 31 December 2027. [1] [4] [5]
- Works clock — portals stamp 28 October 2025. Press unveils the design on 23–24 October 2025. Neither is a site visit. [4] [1]
- Payment — public cards skip a table. Binayah’s 80/20 label and 40/40/20 printout can describe the same split, but no official table confirms it. [6]
- Mix-up — 162 hotel keys are not the unpublished branded-floor homes, and neither is one of the 24 floating villas. [1]
- Official SKU page — OffplanInsight found no living product URL as of 8 September 2026. Propsearch has no dedicated building page. [7]
- Spa, beach club and coral gardens stay pictures until the pack lists them against your unit. Bentley Home furnishings are optional in the press copy. Property Finder’s school chip is not in the official press. [1] [4]
- Island access — brochure boat / helicopter / seaplane copy is not a commute. Get berth rights and transfers in writing. [5]
- Property Finder attaches 69 resale properties to this card. Those are other World Islands listings, not this scheme’s own stock. [4]
What to check before a booking fee
- Confirm project registration and escrow via Dubai Land Department tools before booking. Longer checklist: off-plan due diligence. [8]
- Decide hotel-floor branded residence or floating villa first, then confirm the reservation and sale contract already print that same product name. [1]
- Copy the unit number, bedroom type, saleable sqft and berth or parking from the paper in your hand. Press is about 4,000 sqft on the floating villas; Property Finder has no size sheet. [1]
- Add the instalments on that paper. Public press and portals skip a split. If the steps do not add to 100%, wait. [4]
- Line up the contract’s handover wording with press 2027, Property Finder Q4 2027 and Projects Scout 31 December 2027. Keep a month only if that paper prints it. [1] [4] [5]
- Property Finder’s freehold chip is not enough — read the ownership wording on the contract you are given. [4]
- Ask for a written annual service-charge figure. Public cards do not publish one.
- File the unit pack, payment schedule and title wording together before any deposit.
Bottom line
Property Finder’s Buddha Bar Hotel and Floating Residences is the World Islands hotel-plus-villa scheme in the red-frame still: 162 hotel keys and 24 planned overwater homes. Press prints a 2027 target. Property Finder adds Q4 2027; Projects Scout adds 31 December 2027. Neither portal prints a from-price. Binayah’s AED 22 million is not the official floor. Independent research, not Buddha-Bar disclosure. [1] [4]
