That row is Cedarwood Estates — Wasl’s 4-, 5- and 6-bedroom villa line on the southern side of Jumeirah Golf Estates, next to the equestrian centre, inside The Next Chapter. Official FAQ counts 121 of those villas here, then a later release of 74 more under the name Cedarwood Estates South. [1] [2]

Portals open the first estate near AED 12.8 million, print a 10 / 40 / 50 cash outline, and aim handover at December / Q4 2028. [3] [6] This page is independent buyer research, not Wasl’s brochure. A golf-front house, then a second pocket

This is a detached golf-front villa, not Pinewood’s townhouse terrace and not a JGE apartment. Official Wasl pages walk through a double-height foyer, an elevator in every house, glass that looks onto the fairway, a private infinity pool, a courtyard barbecue and cover for three cars. [1] [2]

Two names sit on the same Wasl URL. The FAQ says Cedarwood Estates holds 121 golf villas; Cedarwood Estates South adds 74. [1] Propsearch keeps two separate guides. [4] [5] Zawya’s 19 May 2026 release said Cedarwood North had sold out and introduced South. [7] Today the official page leads with South, while Property Finder’s Cedarwood Estates listing still shows 4–6BR Type A tables. A sales conversation can therefore mix leftover first-estate plots with the new South pocket. The printed product line has to name the one you chose.

The published sizes disagree:

  • Property Finder Type A: 4BR 6,070 / 5BR 7,918 / 6BR 9,471 sq ft, from AED 13M / 18M / 24M. [3]
  • Propsearch plot ranges for the first estate: 4BR 6,135–9,061, 5BR 9,257–14,126, 6BR 10,608–21,409 sq ft. [4]
  • Engel & Völkers lists a 4BR band of 4,800–5,300 sq ft — smaller than both tables above, so treat it as a broker grid, not the legal area. [6]

Ask sales for the measured sheet that belongs to your plot number. Marketing rows are not that sheet.

Published keys for the Cedarwood Estates listing (not South):

2028 is the dual public year. The E&V FAQ 2030 line is a broker conflict. Do not pick the nicer date. The keys clause on the sale contract is the one that binds.

Propsearch dates South later — estimated completion Q1 2029. [5] If the form says South, ignore the December 2028 chip.

Published cash outline (screening only):

  • Property Finder: 10% at sales launch, 40% during construction across four instalments, 50% on handover. [3]
  • Engel & Völkers: the same 10 / 40 / 50 chips. [6]

That is construction-linked on both captures — half before keys, half at handover. Copy instalments only from the printed schedule.

Published prices: PF FAQ and E&V open near AED 12.8 million. PF’s hero chip says 13M, then 18M / 24M for the 5- and 6-bed Type A rows. [3] [6] Propsearch’s launch-price field prints AED 1,280,000. That looks like a missing zero beside DLD delayed-sale samples from about AED 12.86 million dated 30 July 2026. Do not model 1.28M. [4] South’s Propsearch launch is AED 13.35 million. [5]

Developer hub: Wasl Properties. [1] Official Wasl pages and Property Finder name Wasl. Read the seller line on the reservation pack before any fee moves — the logo is not the contracting company.

Area hub: Jumeirah Golf Estates. Me’aisem First, inland golf living — not the Jumeirah beach strip, not JVC, not Dubai Hills Estate. [1] [2] Official Wasl copy sits the estate in Jebel Ali between Mohammed Bin Zayed Road and Zayed Bin Hamdan Road, and markets golf, a country club, equestrian, a tennis stadium and a Mandarin Oriental hotel. Drive-time chips to Marina, Expo or Downtown are marketing estimates. [1]

Official pages and PF chips also list a private pool, in-villa lift, courtyard and three-car cover. Ask which of those travel with the villa and which sit behind a club or community fee. [1] [3]

Before any deposit

  1. Confirm registration and escrow for the named Cedarwood estate in Dubai Land Department tools before money leaves your account.
  2. Read the reservation pack. The product line should already say Cedarwood Estates or Cedarwood Estates South, plus the plot you chose — not “JGE villa”, Ashwood or Pinewood. [1]
  3. Match the saleable-area sheet for that 4BR, 5BR or 6BR plot to the garden, pool and parking exhibits. [3]
  4. Put the sale-contract keys date next to the marketed December 2028 (or South Q1 2029) stamp and note any gap. [3] [5]
