City Walk Crestlane 3 is a named two-building product in Meraas’s Crestlane collection at City Walk. On 6 February 2025 Meraas launched Crestlane as two mid-rise towers — Crestlane 2 and Crestlane 3 — with 394 homes between them. [2] This page is only Crestlane 3: Buildings A and B, with 1- to 4-bedroom apartments and duplexes around a pool courtyard. [8] [6]

Three labels sit next to each other and confuse people. Crestlane 3 is this product. City Walk Phase 3 is a separate Property Finder zone card with different pricing, payment-plan and completion fields. Phase 3 of City Walk Crestlane, in an August 2026 Meraas note, is later groundworks for two further buildings. [4] [7] Confirm the site and building letter before you reserve. If these two mid-rises are the ones you want, check the booking form and sale contract already name City Walk Crestlane 3 and Building A or B. OffplanInsight is independent buyer research, not Meraas marketing. How we work: Method.

Who it’s for

People who want this named Crestlane 3 pair in central City Walk and will stop if the papers say Crestlane 2, Phase 5, Northline or only “City Walk Phase 3”. [8] [6]

Who it’s not for

Anyone who needs one dual-locked keys date for the whole Crestlane collection, villa shoppers, or anyone handed a generic City Walk pack with no building letter.

Two mid-rises, not the whole collection

Picture two wood-and-glass mid-rises facing each other across a lagoon courtyard, with a small pavilion in the gap and palms down to the water. That is the Crestlane 3 still. [8] Meraas sells the wider collection as water-first City Walk living: pools, courts, kids’ play, yoga lawns, jogging tracks. [1] Renders do not lock outlook, floor or which shared spaces attach to your home.

What the cards print today:

  • 1-bed — Property Finder starts around AED 2.6 million on 772 sqft. Recorded 1-bed rows sit near AED 2.57–2.67 million at 788–807 sqft. [6] [8]
  • 2-bed — PF from AED 3.2 million on 1,169 sqft. A recorded Building B 2-bed is AED 4.381 million at 1,386 sqft. [6] [8]
  • 3-bed — PF from AED 4.7 million on 1,765 sqft. The official collection PDF still prints 4.3 million. Recorded 3-beds include AED 6.369 million (1,811 sqft) and AED 10.158 million (3,451 sqft). [6] [3] [8]
  • 4-bed apartment — PF from AED 15 million on 4,638 sqft. A recorded 4-bed is AED 14.863 million at 4,820 sqft. [6]
  • 4-bed duplex — PF from AED 16 million on 4,588 sqft. [6]

Ask for a dated inventory that already prints Crestlane 3 plus Building A or B before you treat any of those as your quote. Propsearch’s 193 is an estimate, not an official Crestlane-3-only count. The February launch figure of 394 is 2 and 3 together. [8] [2] [9] [10]

Neighbouring research on this site: City Walk Phase 3 (zone card), Crestlane Phase 5 (later keys), City Walk Northline, and Crestlane 2 from the same launch. Choose these two mid-rises first. Then check the issued form already names them.

Cash and completion

Public keys for this card cluster in late 2028.

  • Property Finder: December 2028 / Q4 2028 / expected 10 December 2028 [6]
  • Propsearch: December 2028 [8]
  • Official Crestlane payment-plan PDF: seventh instalment (handover) October 2028 [3]
  • Projects Scout collection card (whole Crestlane, not this building): April / 30 September 2029 [11]
  • City Walk Phase 3 zone card: Q2 / June 2029 — that is the zone, not Crestlane 3 [7]

None of those dates is a handover notice. If your budget needs 2028, read the October versus December wording on the pack before you treat either month as locked. [3] [6] The completion clause on the sale contract wins.

Timeline chips, not a site inspection: official launch 6 February 2025; Property Finder booking 16 April 2025 and works 17 April 2025; Propsearch first trace January 2025, construction 2025. [2] [6] [8]

The cash sketches disagree. Property Finder prints 20 / 55 / 25. The official collection PDF starts at 20% on booking, then 10% in June 2025, a sixth instalment in May 2027, and handover in October 2028. The Phase 3 zone card still shows 10 / 40 / 50. Rebuild the calendar from the printed instalment table. [6] [3] [7]

Brand and map

Seller brand: Meraas. Official Crestlane identifies Meraas; Property Finder and Propsearch identify Meraas Holding. Propsearch also names a subsidiary, Citywalk Residential 1. [1] [6] [8] Match the legal seller line on the booking form to the sale contract. A familiar developer name does not replace registration, escrow or service-charge checks.

Map: City Walk. Meraas files Crestlane inside that master community. [1] [5] Portals nest it City Walk → City Walk Crestlane → Crestlane 3. Recorded rows use master City Walk and area Al Wasl. [6] [8]

What can trip you

  1. Three “phase 3” labels — Crestlane 3, the City Walk Phase 3 zone card, and later “Phase 3 of City Walk Crestlane” groundworks are not the same booking. [6] [7] [4]
  2. Two buildings, one card — Propsearch splits A (12 storeys) and B (11). Property Finder prints 1 building. Check the letter on the form. [9] [10] [6]
  3. October versus December 2028 — official PDF handover versus PF / Propsearch December. [3] [6]
  4. Three cash stories — PF 20/55/25, official dated instalments, zone card 10/40/50. [6] [3] [7]
  5. Search floor versus recorded deals — PF 1-bed AED 2.6 million against samples near 2.57–2.67 million, and 2- / 3-bed samples well above the “from” chips. [6] [8]
  6. 3-bed price fight — PF 4.7 million versus official PDF 4.3 million. [6] [3]
  7. Collection amenities on a building ticket — water and courts are Crestlane marketing; Propsearch also lists an outdoor cinema. Only the exhibits say what you can use. [1] [8]
  8. Wrong Crestlane — Crestlane 2, Phase 5, or Northline. [2]

None of the public cards dual-lock a rent or yield figure, so this page does not invent one. [6] [8]

Checks before a deposit

  1. Use Dubai Land Department tools to confirm this Crestlane 3 filing is registered and has escrow before any booking fee leaves your account.
  2. Read the reservation pack. It should already show City Walk Crestlane 3, Building A or B, the unit code, bedroom type and net area. Buyers check Meraas’s form; they do not write it. [8] [9] [10]
  3. Build your cash calendar from the instalment dates on that pack, not from the 20-55-25 / PDF / 10-40-50 public fight. [6] [3]
  4. Trust only the keys date written on the contract, not the October / December brochure chips. [3] [6]
  5. Measure the home from the contract drawings, not from portal size bands. [6]
  6. Check the freehold line on the issued papers. A portal ownership chip is not a title deed. [6]
  7. Get written confirmation of yearly service charges and which amenity list attaches to this pair of buildings versus the wider Crestlane park. [1]
  8. Keep City Walk Phase 3 and Crestlane Phase 5 papers in a different folder so the names stay distinct.
  9. Full walkthrough: off-plan due diligence.

Bottom line

Solid: Meraas launched Crestlane 2 and 3 together, and portals plus Propsearch already sell a named Crestlane 3 pair of mid-rises in City Walk. Soft: October versus December 2028, three cash sketches, PF’s one-building chip versus two Propsearch towers, and easy mix-ups with the Phase 3 zone and later Crestlane phases. [2] [6] [8] Independent research, not Meraas disclosure.

FAQ

Who develops City Walk Crestlane 3?

Meraas Holding. Official Crestlane identifies Meraas; Property Finder and Propsearch identify Meraas Holding. Propsearch also names subsidiary Citywalk Residential 1. Check that the seller name on the booking form matches the sale contract. [1] [6] [8]

Where is it?

In City Walk, on the Al Wasl side of central Dubai. Portals nest it City Walk → City Walk Crestlane → Crestlane 3, and Propsearch also files it inside the City Walk Phase 3 zone. That zone label is not the product name. [1] [8] [6]

What unit types are marketed?

One- to four-bedroom apartments and four-bedroom duplexes. PF opens a 1-bed near AED 2.6 million on 772 sqft, a 2-bed near AED 3.2 million, a 3-bed near AED 4.7 million, and 4-beds from about AED 15–16 million. Use the contract drawings. [6] [1]

What payment plan is public?

Property Finder prints 20/55/25 for Crestlane 3. The official Crestlane PDF uses dated instalments from a 20% booking payment through an October 2028 handover. The City Walk Phase 3 zone card shows 10/40/50. The printed sale-contract table binds. [6] [3] [7]

When is completion advertised?

Property Finder and Propsearch say December / Q4 2028. The official collection PDF prints handover in October 2028. A collection-level Projects Scout card says 2029. Keep the contract date. [6] [8] [3]

How do I keep Crestlane 3 apart from Phase 3 and Phase 5?

Keep them separate. This page is only Crestlane 3 — Buildings A and B. City Walk Phase 3 is a separate Property Finder zone card with different price, plan and keys fields. Crestlane Phase 5 is a later two-building card with a 2030 keys stamp. Choose the mid-rises you want, then check the form already names that one. [8] [7] [2]
