The leftover still shows a white mid-rise with coral-like terraces, planted decks and a glass shop floor on the water. Property Finder still labels that picture Coralis Residences. [4] Palladium’s indexed product page calls the same canal home Coralis Grand Residences, on Meydan Riviera, 68 apartments and Sky Villas, from about AED 1.95 million, with Q3 2028 keys talk. [1] Choose the building you actually walked. Then check the issued booking form already uses that name.

This is independent research for buyers, not Palladium’s brochure. Off-plan (pre-construction) still means you pay most of the price before handover: leftover portals write 10% on booking, 50% during the build, 40% at keys. Coral terraces on the promenade

Palladium’s indexed home already lists other tiles. Magnolia is a serviced product in Dubai Internet City. The Regent Yacht is a hotel on that same DIC row. Amazonia is Al Jaddaf. Grandala is Jumeirah Garden City. [2] Coralis Grand Residences is the canal mid-rise with the wavy glass — shops on the promenade, homes above, three duplex Sky Villas on the roof. [1] [3] An Azizi-numbered show flat is not this sale.

Portal sizes and opens, for filtering only:

Magnolia, The Royal Yacht, Amazonia, Grandala, The Cruise and Azizi Riviera 55 stay on other piles. [2] If the tour was Coralis Grand Residences, the booking form should already say so.

When keys are promised, and how leftover cards split the price

Palladium’s indexed Coralis page and the Meydan home tile both write Q3 2028. [1] [2] Property Finder’s leftover card writes June 2028, expected completion 1 June 2028, and a Q2 2028 delivery chip. Projects Scout repeats June. [4] [5] Propsearch estimates Q2 2028. Projectory writes Q3 / July 2028. [6] [7] Use Q3 2028 as the public Palladium target. The sale-contract clause is what you are buying.

Palladium on Meydan Riviera, not Azizi on the same water

Seller: Palladium Development, site palladium.ae. [2] Indexed legal name Palladium Prime Real Estate Development LLC. Propsearch lists Coralis Residences among five Palladium buildings. [8] Check that the reservation company and the sale-contract company already match. Buyers do not draft Palladium’s form.

Place: Meydan, specifically the Riviera canal promenade. [1] Propsearch files the pin as Azizi Riviera / Meydan One inside MBR City. [6] That is a map label. Drive-time chips on leftover cards stay marketing.

Other Palladium tiles — Magnolia, The Regent Yacht / The Royal Yacht, Amazonia, Grandala, The Cruise — are different products. [2] Azizi Riviera 55 is an Azizi tower nearby, not this building.

What still disagrees
