Farm Grove is a villa-only Emaar release: four- and five-bedroom homes inside The Valley, not apartments. ^[1] Marketing leans into greenery — Ghaf trees, farming allotments, landscaped gardens — and open-plan living with optional garden or pool personalisation language. ^[1]

Those lines describe intent, not delivery. Built-up area, plot boundaries, façade pack and any pool option must come from the unit drawings and SPA attachments.

Property Finder size cards (about 3,754–5,581 sqft for 4BR layouts and ~6,078 sqft for 5BR) are portal research signals only. ^[3] Confirm net area against the official plan for the villa you shortlist.

Keys timing: the Emaar Farm Grove capture we used does not state a handover quarter or year. ^[1] On Property Finder the project card shows 31 December 2028 as a target. ^[3] If your move-in year is fixed, only the SPA date for that villa counts.

Instalments: no booking / construction / completion table appears on Emaar’s page. ^[1] PF lists a Standard 10/70/20 frame. ^[3] Ask sales for a dated schedule, then re-type every line against the SPA before you pay a booking fee.

Who builds it: Emaar — same master developer as other Valley and South programmes, but Farm Grove still needs its own registration, escrow and SPA pack. ^[1]

Where it sits: The Valley on Emaar’s community page is sold with Dubai–Al Ain Road access plus Town Centre and Golden Beach amenity framing. ^[2] Farm Grove is one villa collection inside that masterplan, not a proxy for every Valley launch. ^[1]
