Golf Fields sits on the fairway edge of Emaar South as a mid-rise package: 1–3 bedroom apartments plus 3-bedroom townhouses, with Emaar’s open strip at AED 1.26 million. [1] Think pool decks facing greens more than a pure glass tower.

Independent research for people shortlisting the product — not the developer’s booking desk. Money can leave your account long before you move in. Portals currently stamp completion February 2030; that calendar is not the sale contract. [3] How we work: Method.

Who it’s for

People comparing Emaar South mid-rise homes near the public AED 1.26M entry who want golf-side living, can hold an early-2030 portal keys field, and will still rebuild sale-contract cash dates before paying a booking fee. [1]

Who it’s not for

People who need keys before the portal early-2030 window; pure villa shoppers; buyers who will not move without a dual-locked public payment table; or anyone signing from a vague “Emaar South golf” pack without Golf Fields on the form. [1] [3]

Use this as a shortlist sheet. Only the sale contract sets your numbers.

Fairway mid-rise, not a villa park

Fields is aimed at buyers who want golf-course lifestyle without buying a freestanding villa. Emaar’s page sells apartments through three bedrooms and a separate 3-bedroom townhouse line, with amenity language around infinity pools, padel, kids’ areas and fairway outlooks. [1]

One product signal splits today. On Emaar you see apartments and townhouses. On Property Finder the property type and unit tables we captured list apartments only (1 / 2 / 3 bed layouts still “Coming soon,” no sizes, no from-prices). [3] Visit if you can, decide Fields apartment or townhouse first, then make sure the reservation paperwork and sale contract still say Golf Fields — not Hills, Trails, Vale or Lane next door.

Price public right now:

  • Emaar open strip AED 1.26M [1]
  • Property Finder bedroom from-prices empty on capture [3]

The ~181 homes and 13 storeys on Propsearch are third-source only. [4] Cross-check siblings: Golf Hills, Golf Trails, Golf Vale. [2]

When keys are discussed — and what is silent

Emaar’s Golf Fields product page, on our capture, prints no completion quarter and no instalment table. [1]

Property Finder fills the calendar gap with Expected Completion 28 February 2030, delivery Q1 / February 2030, construction start 6 April 2026, and expected booking 5 April 2026. [3] Propsearch marks the scheme Planned with a first trace around March 2026 and still no public payment grid. [4]

Treat February 2030 as a portal target that can move. [3] Broker Instagram posts sometimes float other years or an 80/20 sketch — we do not dual-lock those here. Dated sale-contract instalments and the completion clause are the only binding cash path.

Who builds it and where it sits

Developer: Emaar. Brand strength is not a substitute for checking registration, escrow and service-charge lines on the form Emaar issues for this unit.

Master community: Emaar South within Dubai South. Both the official product page and Property Finder hang Fields under that corridor — Al Maktoum airport adjacency, Expo City proximity and championship-golf marketing. [1] [3] Time the drive yourself.

Editorial fit: buyers who like the fairway mid-rise story, can work with a public AED 1.26M entry filter, can hold an early-2030 portal keys field, and will walk away from any pack that only says “Emaar South golf” without Golf Fields on the reservation and sale contract. [1]

What can go wrong on this shortlist

  1. Name collision in Emaar South — Hills, Fields, Trails, Vale and Lane are separate releases. Keep them separate. Decide on Fields after a visit if you can, then confirm every form still says Golf Fields. [2]
  2. Townhouse vs apartment mismatch — Emaar markets both; Property Finder unit tables show apartments only. [1] [3]
  3. Completion is portal-led — February / Q1 2030 on Property Finder; blank on Emaar’s page. [3] [1]
  4. No dual-locked payment grid — rebuild every AED line from the sale contract. [1] [3]
  5. AED 1.26M is a marketing floor, not your unit invoice. [1]
  6. Sizes still “Coming soon” on the portal unit ladder. [3]
  7. Home count and storeys only sketched on Propsearch. [4]
  8. Early-2030 targets can slip — keep contingency beyond the portal date. [3]
  9. Fairway marketing is not a deeded view. [1]

This page makes no yield or scarcity promises.

Before money moves

  1. Emaar issues a standard booking form and SPA — you sign them, you don’t rewrite them. Your job before signing is to make sure the paperwork actually says Golf Fields at Emaar South (not a vague “Emaar South golf”), with the right unit number and bedroom type.
  2. Get the floor plan and net-area breakdown from sales — balcony, parking and any townhouse garden edge included — and keep your own copy.
  3. Confirm the project is RERA-registered and that your payments go to its official escrow account before any booking fee leaves your account. The Dubai REST app and the DLD website both show this, or ask sales to put the IDs on paper.
  4. Ignore verbal payment stories if they disagree with the payment schedule printed on Emaar’s form — the form wins.
  5. Compare the agent’s quote with Emaar’s ~AED 1.26M open and ask which unit type that number refers to. [1]
  6. Read the completion / handover wording on the form next to the marketed Feb / Q1 2030 portal target and note any gap. [3]
  7. Confirm in writing whether your unit is apartment or townhouse stock, and whether it is still primary developer inventory. [1]
  8. If you are still choosing among Emaar South golf labels, open a sibling such as Golf Trails so the name on the form is deliberate — longer notes: due diligence.

Bottom line

Bottom line: Emaar locks Fields as an Emaar South apartment-and-townhouse release with a AED 1.26M marketing open and fairway lifestyle framing. [1] Property Finder adds February 2030 completion and freehold tagging; Propsearch sketches roughly 181 homes in a mid-rise. [3] [4] No dual-locked public payment plan. Sale contract decides every AED line. Independent research, not developer disclosure.

FAQ

Who develops Golf Fields?

Emaar Properties. The official product name is Golf Fields at Emaar South. [1]

Apartments, townhouses, or both?

Emaar markets 1–3 bedroom apartments and 3-bedroom townhouses. Property Finder’s unit tables on our capture list apartments only with layouts Coming soon. Match the type you chose on the reservation paperwork and sale contract. [1] [3]

What starting price is public?

Emaar prints AED 1.26 million as the marketing open, but that headline only means something once a signed contract names your actual apartment or townhouse and its price. [1]

When is Golf Fields due to complete?

Not printed on the Emaar Fields capture we used. Property Finder lists February / Q1 2030 with expected completion 28 February 2030. The sale-contract completion clause is binding. [3] [1]

Is there a published payment plan?

Not dual-locked on the reviewed Emaar page or Property Finder capture. Only sale-contract instalments bind. [1] [3]

Could I confuse Fields with Golf Hills or Golf Trails?

Easily, if you only hear “Emaar South golf.” They are different product pages. Decide on Fields first — then make sure reservation paperwork and the sale contract still say Golf Fields. [2] [1]
