A community launch floor near AED 3.4M (Propsearch) is a filter, not a named-plot quote. ^[3] Ask for a dated list with cluster + plot + net area. Amenity chips on PF (pool, gym, gardens, play area, restaurants) often blend cluster language with master-community facilities — confirm what is private to the home. ^{[2] [1]}

Hayat 6 public delivery stamp: Property Finder shows Q3 2028, August 2028, and expected completion 1 August 2028. ^[2] Marketing only — the SPA and any written keys notice control.

Master first-phase stamp: the media-office launch note targets Q2 2028 for first-phase completion of Hayat. ^[1] That is not automatically the same line as the cluster’s August/Q3 2028 stamp — keep both visible and demand written wording for your unit.

Public payment language (not a dual-locked Hayat 6 SPA table):

• Official Hayat launch: flexible 5-year structure starting at 5% down with quarterly instalments. ^[1]
• Propsearch Hayat Dubai South guide: 5% booking → 55% during build → 20% at handover → 20% after handover. ^[3]

Broker pages publish other shapes that disagree with the media-office and Propsearch community framing. ^{[1] [3]} Do not pick the friendliest spreadsheet — rebuild the SPA calendar before you reserve.

PF marks construction start 1 April 2026. ^[2] If draws continue into an August 2028 keys window, model multi-year cash and a late-completion case for this corridor product.

Developer page: Dubai South Properties. Hayat’s public launch note ran on the Dubai Government Media Office channel naming Dubai South Properties; the city brand is Dubai South. ^{[1] [6]} Match the legal seller on the reservation form to the SPA — marketing labels are not a contract party.

Area page: Dubai South / Dubai World Central — specifically Hayat in the Golf District near Al Maktoum International Airport. ^{[1] [2]} Official copy points at E311, E611, JAFZA and Dubai South Free Zone. Those are orientation slogans, not timed commute guarantees. ^{[1] [5]}

Portal trees list several Hayat clusters and related phase cards. Book only the product name printed on your papers.

1. Wrong phase name — Hayat 6 is not “any Hayat unit.” Other clusters and Residences phases use similar marketing. ^{[2] [4]}
2. Master count vs cluster count — ~2,500 is master marketing; ~104 is this card. Mixing denominators breaks underwriting. ^{[1] [2]}
3. Thin public pricing for the cluster — community floor ~AED 3.4M (Propsearch) is not a dual-locked Hayat 6 official ladder; PF omits a fixed from-price in our capture. ^{[3] [2]}

8. Emerging airport-south district — long infrastructure and absorption horizons; underwrite the unit, not the city slogan. ^[6]

1. Confirm project registration and escrow for this exact product in Dubai Land Department tools before money moves.
2. Capture product name + plot/unit + net area + parking on the reservation form — the label must match Hayat 6 (or the exact legal cluster name), not a vague Hayat tag. ^[2]
3. Rebuild every SPA instalment date; a bare 5% down marketing line is not a cash model. ^[1]
4. Align written keys language with the public August / Q3 2028 portal stamp and the master Q2 2028 first-phase note. ^{[2] [1]}
5. Get service charge estimates (shared landscaping, amenities, any commercial share).
6. Check private garden / pool claims on floor plans against marketing stills and SPA exhibits.
7. Confirm freehold wording and fee treatment on the SPA in writing — do not assume a portal chip equals the contract. ^[2]
