Aldar’s Rise URL, opened again on 29 October 2026, advertises AED 1.7 million across the collection. The previous save of that URL advertised AED 1.4 million. Neon is a named tower in Aldar’s Rise by Athlon vertical collection — separate from Athlon’s villa and townhouse phases. Property Finder and Propsearch describe one building of 1–3 bedroom apartments with a published total near 190 units. [2] [3] Propsearch pairs Neon with Cyan Tower inside Rise by Athlon 2 and lists Neon at about 24 storeys. [3]
Size samples from listings and DLD pre-registration rows (not a full developer price list): 1BR roughly 883–1,068 sqft, 2BR roughly 1,449–1,677 sqft, and a 3BR sold-history sample at 2,142 sqft. [2] [3] Freeze every figure against the SPA plan ID.
Price screens on Neon: collection AED 1.7 million when opened 29 October 2026, and AED 1.4 million on the save before that. Property Finder’s body says AED 1,350,000, chips near AED 1.4M. Neither screen is a signed Neon price. [1] [2] Neither line is a signed unit quote.

Keys window and instalments
Aldar’s Rise by Athlon collection capture we used does not print a Neon-specific handover quarter or payment table. [1]
Property Finder alone shows December 2029 / Q4 2029, construction start 3 February 2026, expected completion 1 December 2029, and markets 5% launch / 55% during build / 40% on handover. [2] Some broker cards instead use 60/40 language — that is a conflict, not dual confirmation. Rebuild every instalment from the SPA after you pick a unit.
Builder and place
Developer hub: Aldar. A known brand does not replace DLD registration, escrow or service-charge checks on this tower. Always match the legal seller name on the reservation form to the SPA.
Place hub: Athlon by Aldar in Dubailand. Aldar positions Rise by Athlon as the apartment release inside its active-living Athlon community. Buyer fit (our view): people who want Neon named on the SPA, can live with a portal 2029 keys window, and will not swap the 29 October 2026 collection open (AED 1.7 million) for Neon’s portal band near AED 1.35–1.4 million. [1] [2]
Mistakes that hurt buyers
- Treating December 2029 as fixed — that window is portal-only; the collection page is silent on tower handover. [1] [2]
- Blending payment sketches — Property Finder markets 5/55/40; some brokers show 60/40. Neither is dual-locked. [2]
- Accepting a generic Rise SPA — the contract product line must say Neon / Neon Tower, not Cyan, Magenta, Tempo or another residence.
- Mixing tower stock with the masterplan — Athlon has low-density product; Rise has several towers. The ~190 figure is tower-level on our captures. [2]
- Averaging Neon’s price screens — collection AED 1.7 million (read 29 October 2026), previous collection save AED 1.4 million, portal band AED 1.35–1.4 million. None of those is a reserved Neon flat. [1] [2]
- Assuming portal amenity icons equal handover list — pool, gym and play areas appear as marketing cards only. Get the final list in writing. [2]

Checks before any booking fee
- The sale contract product line must read Neon or Neon Tower, with the unit ID and bedroom count.
- Clip the matching saleable-area plan to the contract and tick every room and outdoor space.
- Use Dubai Land Department project tools to verify registration and the named escrow account before any fee leaves your account.
- Build your cash-flow table only from SPA milestone dates; drop the portal 5/55/40 sketch after that. [2]

- Compare the reservation-form seller string to the SPA contracting party character for character.
