Villa mix, sizes and wrong-sibling risk

This is a villa release, not apartments. Emaar’s Palmiera page stays on 4 & 5 bedrooms with lagoon / canal gallery copy. [1] Property Finder’s Collective card also lists 6-bedroom villa types; on capture the layout size columns were blank. [3]

Engel & Völkers broker tables show roughly 5,627–6,274 sqft for 4-bed, 7,753–8,689 sqft for 5-bed and 11,297–12,777 sqft for 6-bed, with a 4-bed from-price near AED 13.6 million. Use only until a dated Emaar unit list appears. [4]

Keep AED 8.5 million (Emaar strip) and ~AED 13.6–14 million (portal cluster) as parallel filters — never average them into one “from” claim. [1] [3]

The Emaar Palmiera page we captured does not print a completion quarter or a milestone payment table. [1]

Property Finder alone shows completion 28 February 2029, delivery Q1 2029 / February 2029, construction start 4 January 2026, and a staged plan summarised as 10 / 75 / 15 (booking tranche, build tranche, keys tranche).
