Dubailand

A cream brick-and-wood townhouse campus sits in Dubailand, an R sculpture on the roundabout, pines, a pool pocket inside the grid. That is how Reportage Properties pictures R. Hills902 townhouses on 232,242 sqm, first product in the “R.” line. The official card says From AED 2.2M, Q4 2028, Available. [1] [2]

Independent research for a buyer comparing this gated townhouse campus — not a Reportage brochure. You are buying before the homes are finished. Property Finder still lists the same name from a 2.6M launch badge (FAQ AED 2,590,000), with 20 / 10 / 30. [8] Propsearch’s launch floor is AED 2.3 million. [10] Reportage Village is another Reportage campus in the same district. How we work: Method.

Who it’s for

Buyers weighing this Dubailand 3-, 4- and 5-bed townhouse mix who can sit with Reportage’s AED 2.2 million living-page floor next to Property Finder’s 2.6M launch badge (FAQ AED 2,590,000), and who will still open the R. Hills pack. [1] [8]

Who it’s not for

Buyers who will not move without one sealed from-price and one sealed cash split. Also anyone shopping Reportage Village, Verdana X, a DAMAC Hills home or a Dubai Hills Estate address rather than this campus. [6]

Townhouses and mix

Reportage’s brand home opens on the R sculpture in a fountain, townhouses behind. [1] The Property Finder aerial — reused as this page’s hero — is the same campus CGI as the official brochure: rows of three-storey homes, pines, a pool pocket, the R roundabout at the near corner, a highway along the top edge. [8] [4] Both are computer images.

Official text: 902 townhouses, plot 232,242 sqm, Q4 2028. [1] [2] The factsheet mix:

  • 3-beds744 homes. Official Type C 1,875 sqft sellable; Type C* 1,902.5; Type A and Type B 2,289.5. Leftover Property Finder from AED 2.6 million [2] [3] [8]
  • 4-beds66 homes. Official Type C 1,912.2 sqft; Type A and Type B 2,335.7. Leftover Property Finder from AED 3.4 million [2] [3] [8]
  • 5-beds92 homes. Official Type C 2,404 sqft; Type A and Type B 2,940. Leftover Property Finder from AED 4.1 million [2] [3] [8]

Official unit sheets publish total sellable areas. Propsearch DLD rows also show 1,137 sqft for some three-bedroom entries. Confirm the measurement basis before comparing them. [3] [10] Match the sheet attached to your offer.

The living-page header still says 2 to 4 BDR and From AED 2.2M. [1] January 2025 Khaleej Times copy said 2 to 5 bedrooms. [11] The unit-type PDF has no 2-bed sheet. If someone walks you through a 2-bed, stop and ask which product that is.

Amenity lists on the official card: large pool, gym, private parking, kids’ play, shaded seating, BBQ, landscape, tennis, mosque, retail. The factsheet also names a splash pad. [1] [2] Property Finder adds yoga and an indoor pool. Treat amenities as marketing until the exhibits attached to this sale repeat them.

Reportage Village is another Reportage campus in Dubailand — official 1,767 homes. [6] Verdana X is another Reportage product, not this plot. Want these townhouses? The booking form and sale contract should already say R. Hills or Reportage Hills.

Handover targets and payment terms

Official living page and official factsheet both print Q4 2028. [1] [2] Property Finder prints Q4 2028, December 2028 and expected completion 30 December 2028. [8] Projects Scout says December 2028. [9] Propsearch Q4 2028. [10] That is a developer target, not a guarantee. What binds is the completion clause on the sale contract, including any contractual extension provisions.

Khaleej Times dated the launch 20 January 2025. [11] Property Finder dates expected booking 30 June 2025 and the build start 1 July 2025. [8] Official living page still says Starting Soon. The photo under that chip on our capture is a stock desert still, not a plot walkaround. [1] Propsearch First Trace is December 2024, estimated start June 2025, status still Planned. [10] Go and look at the plot.

The captured official R. Hills page, factsheet and unit-type PDF provide no instalment table. [1] Property Finder shows:

  • 20% down at sales launch [8]
  • 10% during construction [8]
  • 30% on handover [8]

Those three Property Finder steps add to 60%. The FAQ on that same card says the remaining 40% may be financed or specified separately. [8] Projects Scout repeats 20 / 10 / 30. [9] Named brokers write 20 / 10 / 70. Check that the printed R. Hills percentages add to 100% before you sign.

Developer and location

Public brand: Reportage Properties, reportagegroup.com. The About page dates the group to 2014, with headquarters in Abu Dhabi. [7] Property Finder’s developer line is Reportage Real Estate. Propsearch names Reportage Properties and Reportage Prime Properties. [8] [10] The seller on the reservation is the one that matters.

District: Dubailand / Dubai Land. Hub: Dubailand. [1] [10] Not Dubai Hills Estate. Not DAMAC Hills. Official minutes to Sports City, DIP, Global Village and Al Maktoum are marketing travel estimates. Drive it yourself. [2]

Other Reportage cards include Verdana X. [5] Separate products.

What still disagrees

  1. Price filters — Reportage’s living page opens at AED 2.2 million; Property Finder’s launch badge is 2.6M and its FAQ is AED 2,590,000; Propsearch launch 2.3 million; DLD pre-registration rows reproduced by Propsearch print 3-beds as low as 1,737,000. Ask for a dated number that names this townhouse. [1] [8] [10]
  2. Bedroom chip — living page 2 to 4 BDR, factsheet 3 / 4 / 5, January 2025 press 2 to 5. The unit-type PDF has no 2-bed. [1] [2] [11]
  3. Cash split — Property Finder 20 / 10 / 30 (60%) versus named 20 / 10 / 70. The captured official page, factsheet and unit-type PDF provide no table. Add the printed steps. [8]
  4. Construction stamps — Property Finder 1 July 2025 start, official Starting Soon, Propsearch Planned. The official “construction” photo on our capture is a stock desert. Walk the plot. [1] [8] [10]
  5. Company names — Reportage Properties on the site, Reportage Real Estate on Property Finder, Reportage Prime Properties on Propsearch. The reservation already names one. [1] [10]
  6. Property Finder’s 1-building count — official copy and Propsearch describe 902 townhouses. [2] [8]
  7. Official sellable sqft versus DLD pre-registration rows reproduced by Propsearch at 1,137 sqft for some 3-beds. Confirm the measurement basis. The sheet on your offer is the one that counts. [3] [10]

What to check before a booking fee

  1. Use Dubai Land Department tools to confirm this campus is registered and that an escrow account exists, before a booking fee leaves. [12]
  2. Choose this campus first. Then check the booking form and sale contract already name R. Hills or Reportage Hills, the unit and the contracting company — not Reportage Village, not a vague Dubailand townhouse. [1] [6]
  3. Match unit number, bedroom type, net or sellable area and parking on the sheets you are given. Official 3-beds begin at 1,875 sqft sellable. [3]
  4. Rebuild cash from the printed R. Hills instalments. The captured official page, factsheet and unit-type PDF provide no table; Property Finder’s 20 / 10 / 30 is portal copy that does not add to 100%. Pause if the issued schedule is incomplete. [8]
  5. Hold official Q4 2028 against the completion clause, including any contractual extension provisions. [1]
  6. Ignore marketing travel estimates. Time the drive to work, school and the airport. [2]
  7. Ask Reportage in writing for this community’s yearly service charge and the basis it is charged on.
  8. Keep the dated townhouse quote, the printed calendar and the seller line before you pay a booking fee. [1] More checks: off-plan due diligence.

Bottom line

Property Finder’s R. Hills card is Reportage’s R. Hills — the gated townhouse campus in Dubailand. Official copy counts 902 homes, opens at AED 2.2 million and aims at Q4 2028. Property Finder’s launch badge is 2.6M (FAQ AED 2,590,000) with 20 / 10 / 30. Independent research, not Reportage disclosure. [1] [8] Check DLD registration and escrow before a booking fee.

FAQ

Who is selling R. Hills?

Reportage Properties markets it at reportagegroup.com. Property Finder uses Reportage Real Estate. Propsearch names Reportage Properties and Reportage Prime Properties. Check the company already printed on the reservation. [1] [10]

No. Reportage Village is another official Dubailand campus — 1,767 homes. For these 902 townhouses, the form should already say R. Hills or Reportage Hills. [6]

Which district is it in?

Dubailand / Dubai Land. Propsearch DLD tape also prints Al Hebiah Fifth. Not Dubai Hills Estate. Not DAMAC Hills. [1] [10]

What from-price is published?

How is the price split?

The captured official R. Hills page, factsheet and unit-type PDF provide no instalment table. Property Finder and Projects Scout print 20% down, 10% during construction and 30% on handover, which adds to 60% on that Property Finder card. Named brokers write 20 / 10 / 70. Add the printed steps. [8] [9]
