Terra Heights is Emaar's earlier apartment release in Expo Living, next to Expo City in Dubai South: four mid-rise buildings of one- and two-bedroom apartments, priced from about AED 1.4 million on one cited broker page and from AED 1,540,000 on the other. [1] [2]

Completion is where this page earns its keep. The sources we cite carry three different dates for the same project — March 2029, Q3 2028 and Q1 2029 — so no single quoted completion date deserves your trust until it appears on your own SPA. [1] [2]

OffplanInsight is an independent research site for buyers — not the developer's sales page. See our Method.

Who it’s for

Buyers screening Expo Living early stock who can tolerate a completion window that currently spans Q3 2028 to March 2029 across cited pages, and who will force the date question with Emaar before money moves. [1] [2]

Who it’s not for

Buyers whose plans hinge on a firm move-in date, who want the project's scale and price ladder documented up front, or who read a broker's plan badge as a contractual term.

Snapshot (what we can state)

  • Developer — Emaar (high — both cited pages)
  • Community — Expo Living at Expo City, Dubai South (high)
  • Built form — four mid-rise blocks around landscaped courtyards on one description; "four sleek, interconnected L-shaped towers" on the other (med — broker descriptions) [1] [2]
  • Unit mix — one- and two-bedroom apartments only, per both pages (med) [1] [2]
  • Total units — not published by either cited page; one lists it outright as "TBA" (unknown) [1]
  • Completion — internally inconsistent: March 2029 and Q3 2028 both appear on the same broker page, while the other page lists a Q1 2029 delivery (low — three-way conflict) [1] [2]
  • Entry price — from AED 1.4M versus from AED 1,540,000 (med — signals conflict) [1] [2]

Product shape

Both cited pages describe one- and two-bedroom apartments. [1] [2] Their broker-published size data does not fully line up:

  • 1BR — 728–857 sq ft on one page, from AED 1,540,000; the other quotes 728 sq ft as the starting size against its AED 1.4M entry [2] [1]
  • 2BR — 1,093–1,216 sq ft, starting at about AED 2.07M [1]
  • Overall band — one page summarises the project at 728–1,216 sq ft, the other's detail table says 728–1,200 sq ft [1] [2]

None of this is a floor plan. Net areas shift between releases; the official plan for your exact unit is the only size that matters at contract.

Courtyard renders and amenity lists describe the intended landscaping, gyms and pools — verify what is contractually included through the brochure exhibits referenced in the SPA rather than the listing gallery.

Payment plan and timing

One cited page publishes a full milestone schedule: 10% down payment dated November 2024, 50% in progressive instalments to February 2028, and a 40% final payment "upon completion in March 2029" — yet the same page's own summary boxes label the plan "80/20" and give a Q3 2028 completion. Those numbers cannot all be true at once. [1]

The other page describes 10% down, 70% across the construction period and the remainder at handover, alongside a Q1 2029 delivery date. [2]

Our read: treat every one of these splits and dates as marketing artefacts. Ask Emaar for the SPA payment schedule and completion clause, rebuild the instalments against your own cash flow, and check what compensation (if any) attaches to late delivery.

Area and developer context

Developer: Emaar. The brand moves quickly at launch; your protection is still the escrow account, the SPA variation clauses and a written service-charge figure for this project, none of which are sourced on this page.

Area: Dubai South — Expo Living sits beside the former Expo 2020 site. One cited page places it ten minutes from Al Maktoum International Airport. [1] Expo Living and Emaar South are separate Emaar master plans; do not price one off the other.

Buyer logic here (opinion): early-cycle pricing in a district whose schools, retail and transport are still arriving. That can suit patient owner-occupiers and long-horizon landlords; it punishes anyone who needs the neighbourhood finished at handover.

Risks to check

  1. The completion date is genuinely unclear — Q3 2028, March 2029 and Q1 2029 all appear across the cited pages; get the SPA date and delay terms in writing. [1] [2]
  2. The plan label contradicts its own maths — an "80/20" badge next to a milestone schedule of 10% down, 50% in instalments and 40% at handover on the same page. [1]
  3. No unit count published — the project's scale is not verifiable from the cited pages; ask Emaar directly. [1]
  4. Entry prices differ by about AED 140,000 between the two cited pages — neither is a quote. [1] [2]
  5. ROI marketing — one cited page advertises average returns of "8 to 10%" for a 1-bedroom; we reproduce that only to flag it as promotion, not evidence. [2]
  6. Confirm project registration before any transfer.

Diligence checklist before money moves

  1. Make the completion question explicit: ask Emaar in writing which of Q3 2028, Q1 2029 or March 2029 (if any) is the contractual date. [1] [2]
  2. Request the SPA milestone schedule and reconcile it line-by-line against whichever broker table you were shown.
  3. Confirm the total number of units and your building within the four-block layout — scale affects service charges and resale competition.
  4. Fix the net area for your unit from the official floor plan, given the 728 vs 857 sq ft spread on 1-beds across sources. [2]
  5. Obtain RERA registration, escrow details and a written service-charge estimate for Terra Heights itself.
  6. Price-check against Terra Woods and one non-Expo alternative before treating the entry price as fair.
  7. Reconfirm build progress ahead of every instalment, not just the first.

Bottom line

Emaar, Expo Living and the 1–2 bedroom apartment format are solid across the pages we cite. Almost everything else conflicts: three completion dates, two entry prices, and a payment-plan label at odds with its own milestone table. [1] [2] The absence of a published unit count is itself information. Resolve each conflict against the SPA — this site is independent research, not official Emaar disclosure.

FAQ

Is Terra Heights off-plan?

Both cited broker pages market it as a live Emaar off-plan project in Expo Living with completion quoted between Q3 2028 and Q1/March 2029 depending on the page. Confirm current availability and status with Emaar. [1] [2]

How many units?

Unknown from the cited pages — one lists "Total Units: TBA". What both agree on is the shape; four mid-rise buildings of one- and two-bedroom apartments. [1] [2]

What is the starting price?

From AED 1.4M on one cited page; from AED 1,540,000 on the other. Use them as filters and get a dated quote for a numbered unit. [1] [2]

What sizes are the apartments?

1-beds roughly 728–857 sq ft and 2-beds 1,093–1,216 sq ft on the cited broker pages, with small discrepancies between them — the official floor plan governs. [2] [1]

When is handover?

The cited pages conflict — Q3 2028 and March 2029 on one, Q1 2029 on the other. Treat all three as targets and get the contractual completion date from the SPA. [1] [2]
