One Sports City tower, three public names
Picture a single mid-to-high block: rounded balconies stacked over a glazed podium, PRESTIGE ONE on the crown. Prestige One’s disclosure plants it on plot 13 in Dubai Sports City, Al Hebiah Fourth, and calls it a residential tower G+3P+19+Roof. The live product page says G+22 and markets golf-course views. Propsearch writes 23 storeys and also notes select apartments with views of the adjacent golf course. Those three massing descriptions fit one published building, not a pair of plots. [2] [1] [8]
Keep the names separate in your head, then check the form:
- The Place by Prestige One — official disclosure, DLD building string, PF parent card, brochure cover. [2] [5]
- Golf Residences — current prestigeone.ae title for the same page, with the The Place disclosure linked as the project document. [1]
- The Place Phase 2 — a second Property Finder card under the same community pin. It reprints the same dusk render, has no asking floor and no completion date, and its sold table is the parent tower’s tape. That is an inference, not proof of a second official building. [6]
Published layouts (parent PF table + sold tape):
- Studio — table 576–658 sqft from AED 700,000; About body also writes 520 sqft. A July 2026 sale printed 435 sqft for AED 495,000. [5] [8]
- 1-bed — table 989–2,224 sqft from AED 1.1 million. A 15 July 2026 sale printed 863 sqft for AED 1,080,000. [5]
- 2-bed — table 1,303–1,973 sqft from AED 1.6 million. An August 2026 PF sale printed 1,296 sqft for AED 1,767,200. [5]
- 3-bed — table 1,729 sqft from AED 2.2 million. An 8 June 2026 sale printed 1,721 sqft for AED 2,385,000. [5]
No public page we saved locks a total home count. Phase 2 type cards (A–D) are still empty. Hold a measured plan next to any “from” figure. [6]
Vista is another Prestige One apartment marketed in Sports City. It is a different building. [4]
Official disclosure target is 16 February 2028
The official interim disclosure dated 6 August 2025 prints Completion Date February 16, 2028, with handover “anticipated upon Completion Date.” That is a target, not a guaranteed keys day. [2] Property Finder’s parent card agrees on 16 February / Q1 2028. [5]
Two other calendars still sit on public pages. Propsearch writes Q3 2027. The PF About body still says Q2 2027. [8] [5] They conflict with the disclosure. Read the keys sentence already printed on the sale contract.
Cash on the parent PF card and on Propsearch is the same sketch: 20% at launch, 45% during the build, 35% at handover. [5] [8] The official disclosure does not reprint that table. The Phase 2 card and Projects Scout print none. [6] [7] Rebuild the cash from the dated instalments already printed for this unit.
The AED 700,000 launch chip belongs to the sold-out parent card. Phase 2 says price on request. Sold tapes already print a studio at AED 495,000 and a 3-bed at AED 2,385,000. None of those is a reserved quote. [5] [6]
Who sells it, and where it sits
Prestige One Developments is the brand on the website and the PF cards. The disclosure seller is Prestige The Place Real Estate Development LLC. Propsearch files the building under Prestige One Luxury Real Estate. Photograph both letterheads — reservation versus sale agreement — and check they name the same company. [2] [5] [8]
Area notes sit on the Dubai Sports City hub. Official papers plant the tower in Al Hebiah Fourth, plot 13, under master developer Dubai Sports City LLC. [2] Propsearch also tags Sports City inside the wider DubaiLand geography. Minutes to Marina, Palm or the airport are brochure claims.

What can go wrong
- Signing a vague “Sports City / Prestige One” pack — Vista is the other Prestige One apartment here. The issued pack should already say The Place (or the exact Golf Residences string you were shown). [1] [4]
- Treating Phase 2 as a proven second tower — the separate PF card reuses this building’s render and parent sold tape. Official material we saved does not independently establish a second building. Ask which unit, which building, which plot. [6]
- Picking the friendliest keys date — official 16 Feb 2028 versus Propsearch Q3 2027 versus a PF About Q2 2027. [2] [8]
- Modelling cash on the 20/45/35 chip — it is a listing sketch. The disclosure has no table. [5] [2]
- Using AED 700,000 as today’s quote — that is the sold-out parent launch chip. Phase 2 has no floor. [5] [6]
- Trusting empty Phase 2 type sizes — parent table and sold samples disagree (studio 520 vs 576–658 vs 435). Hold the drawing. [5]
- Assuming the cinema, juice bar and running track stay — those are brochure names until the exhibits list them. [1]
No rent forecast here, and no ranking of The Place against other Sports City stock.
Before you pay a booking fee
- Open DLD tools and confirm The Place is registered and has an escrow account before you send a booking fee.
- Decide on The Place / Golf Residences and the bedroom type. Then read the issued pack and confirm it already prints that product, unit ID, net area, beds and parking. [2]
- Match the reservation company to the sale-agreement company — Prestige One versus Prestige The Place Real Estate Development LLC. [2]
- Ask which payment table is printed — the portal 20/45/35, or a different dated list. [5]
- Get a dated quote on a numbered unit. The AED 700,000 launch chip is not that quote. [5]
- Hold sample areas against the drawing: about 435 sqft on the studio tape, 863 on the 1-bed, 1,296 on the 2-bed, 1,721 on the 3-bed. [5] [8]

- Request a written Sports City / building service-charge estimate before you lock a number.
