The Woods is the apartment side of Sobha Sanctuary in Dubailand — stepped mid-rise towers sold as 1- and 2-bedroom homes, not the villa clusters that share the same master plan. Sobha’s own pages put starting prices from AED 999,000, 1BR sizes near 540 sqft, and three named releases under the enclave: Retreat, Serenity and Abode. [1]

OffplanInsight is independent buyer research, not a Sobha sales page. You may see the same inventory under the portal title “Sobha Sanctuary Apartments.” Match the SPA product name and unit before any booking fee. [4] Method notes: Method.

Who it’s for

People comparing a Sobha 1–2BR in Sanctuary around the published AED 999K open who will still open plans, SPA cash flow, primary-stock proof and DLD tools before any reservation fee. [1]

Who it’s not for

Buyers who need keys before 2029, a budget far under the marketing open, villa product (use The Brooks and other villa pages), or a generic “Sanctuary apartments” pack without The Woods on the SPA. [1] [4]

What we can state today

  • Developer — Sobha Realty (high) [1]
  • Enclave brand — The Woods (high) [1]
  • Named releases — Retreat · Serenity · Abode (high) [1]
  • Place — Sobha Sanctuary, Dubailand / Al Yufrah (high) [1]
  • Unit types — 1BR and 2BR apartments (high) [1]
  • Marketing open — from AED 999,000 (med — not an SPA quote) [1]
  • 1BR size band — about 540–546 sqft on Retreat plans/cards (high) [2]
  • 2BR size band — roughly 864–965 sqft on Retreat plans; release strips vary (high/med) [2]
  • Other Sobha opens — Abode from ~AED 1.00M; Serenity from ~AED 1.04M (med) [1]
  • Portal 2BR floor — ~AED 1.6M on PF The Woods (med) [5]
  • Handover language — Sobha cards say 2029; PF fields split Sep 2029 vs Dec 2030 (med — conflict) [1] [4] [5]
  • Cash-flow sketches — PF only (20/40/40 and 60/40 variants) (low) [4] [5]
  • Ownership field on PF — Freehold (med) [4]

Prefer high/med bullets for shortlists. Portal cash-flow and keys fields are not contracts.

Towers, releases and size numbers

Sobha sells The Woods as a woodland apartment enclave — stepped towers, garden courts and park-facing marketing — with one- and two-bedroom stock only. Under that umbrella sit The Woods Retreat, The Woods Serenity and The Woods Abode, each with its own price and size strip. [1]

Retreat floor plans we checked: 1BR Type A totals about 546 sqft (suite + balcony); 2BR types land near 864–965 sqft. Listing strips start from about 540 sqft. [2] Abode and Serenity publish their own from/to bands, so do not copy Retreat numbers onto another release. [1]

AED 999,000 is the enclave open on Sobha’s FAQ and the Retreat strip (with an availability asterisk). Portal launch chips for “Sobha Sanctuary Apartments” and “The Woods” sit on the same 999K band; PF’s The Woods table also quotes 2BR from ~AED 1.6M. [1] [4] [5] A unit price list with a date and unit ID is the only figure that underwrites.

Villa products next door — including The Brooks — sit in the same master plan but are separate SPA lines. See the area hub Sobha Sanctuary. [3]

When keys are marketed — and who says what

On Sobha’s product cards for The Woods and the three releases, the printed line is Handover - 2029. No day. No instalment table on the capture we used. [1]

Property Finder then splits: the page titled Sobha Sanctuary Apartments markets September / Q3 2029 with a 20/40/40 outline; a second page titled The Woods markets December 2030 and shows both 60/40 and 20/40/40. [4] [5] That is a portal conflict, not two SPAs. Rebuild the calendar from the signed schedule.

Unit count remaining is not locked here. Ask whether the booking is primary Sobha stock and which release name will appear on the SPA. [1]

Who builds it and where it sits

Developer context: Sobha. Brand reputation does not skip DLD registration, escrow or service-charge reading for this enclave.

Place context: Sobha Sanctuary in Dubailand. Sobha pins The Woods in Al Yufrah and markets road access (Al Ain–Dubai Road, Jebel Ali–Lehbab Road) plus minute claims to Rugby Sevens, Outlet Mall, Downtown and both airports — slogans, not traffic studies. [1]

Buyer fit (opinion): households comparing a compact Sobha 1–2BR near the AED 999K marketing open, who can hold through a 2029-or-later window and will not accept a villa brochure as a substitute. [1] [4]

Where this page can still mislead you

  1. Three different keys stories — Sobha 2029 vs PF Sep 2029 vs PF Dec 2030. Contract only. [1] [4] [5]
  2. Payment plan not on Sobha capture — 20/40/40 and 60/40 live on portal pages only. [4] [5]
  3. Wrong product line — booking “Sanctuary” without “The Woods” (or the correct release) on the SPA.
  4. Portal alias — “Sobha Sanctuary Apartments” is a listing title, not Sobha’s enclave brand. [1] [4]
  5. Amenity list vs handover — pool deck, gardens, fitness and wellness icons may outrun what a specific tower delivers on day one. [1]
  6. Price ladder — the 999K open is not the 2BR floor (~AED 1.6M on one portal table). [5]

No yield math and no scarcity language on this page.

Order of paperwork before money leaves

  1. Print the SPA product as The Woods plus release name if used (Retreat / Serenity / Abode), unit ID and bedroom count.
  2. Attach the saleable-area plan with balcony and parking called out.
  3. Pull DLD project registration and the escrow account for this enclave before any booking transfer leaves your account.
  4. Rebuild cash flow from SPA dates only; throw away portal outlines after that. [4] [5]
  5. Check the written quote against the AED 999K open and any higher 2BR floor. [1] [5]
  6. Compare SPA completion wording with Sobha’s 2029 card and note portal gaps. [1] [4] [5]
  7. Get written proof the unit is primary developer stock, not assignment-only. [1]
  8. Run the same checklist on one Sanctuary villa if you are still deciding product type — due diligence or The Brooks.

Bottom line

Bottom line: Sobha locks enclave identity, Sanctuary location, 1–2BR product, entry sizes and the AED 999K marketing open. [1] Portals help screen but disagree on keys and only sketch payments. [4] [5] SPA first. Independent research page — not developer disclosure.

FAQ

Who is the developer?

Sobha Realty. The apartment enclave sits inside Sobha Sanctuary in Dubailand / Al Yufrah. [1]

What unit types exist?

One- and two-bedroom apartments. Official releases under The Woods include Retreat, Serenity and Abode. [1]

What starting price is published?

Sobha markets from AED 999,000 for the enclave. Abode and Serenity open higher on their own strips. Portals echo ~999K and show 2BR from about AED 1.6M on one The Woods table. None of that is a signed quote. [1] [4] [5]

What is the keys target?

Sobha cards say 2029. Portal pages disagree with each other (2029 vs 2030). The SPA wins. [1] [4] [5]

Is there an official payment plan on Sobha’s site?

Not on the product capture reviewed here. Only portal sketches. [1] [4] [5]

Why do portals say “Sobha Sanctuary Apartments”?

That is a portal listing title. Sobha’s apartment enclave brand is The Woods. Align the SPA name before you transfer funds. [1] [4]
