Propsearch’s brochure table cuts finer: 3-bed Marina 4,253–6,361 sqft, 4-bed Marina 7,262–7,374, 3-bed Sky 6,302, 4-bed Sky 8,462, 4-bed penthouses 11,048–11,727, Sky Palace 22,992 sqft. ^[5] That last stamp sits above Omniyat’s published ceiling. Circle net area on the contract drawing.

Property Finder’s cards are a third language: 3-bed 4,256–6,361 sqft from AED 43 million, 4-bed 7,368 sqft from AED 63 million, penthouse cards 7,337–7,373 sqft from AED 63 million. ^[4] Those penthouse sizes do not match the ~11,000 sqft brochure penthouses. A portal type letter is not a bedroom count.

Keep VELA and Viento in different folders. Omniyat’s Marasi map also lists The Lana Residences and commercial ENARA. ^{[6] [2]} After you pick VELA, check the reservation and sale contract already carry that string — you do not draft Omniyat’s forms.

Lifestyle copy piles on an infinity lap pool, a triple-height gym, cinema, kids’ play, spa suite, L-shaped terrace pools, Dorchester concierge talk, plus claimed use of The Lana and One at Palm. ^{[1] [5]} Only count what the unit exhibits attach to your home.

The year 2027 is dual-supported. ^{[1] [4]} Q2 versus Q4 is a real gap. Brochure calendars move. Only the sale contract and the written keys notice settle the month.

On the works clock, Omniyat’s November 2023 story says digging began after a June 2023 release. ^[3] Propsearch also stamps November 2023 and later site photos. ^[5] Property Finder prints booking 1 June 2023 and works 2 June 2023 — earlier than the official groundbreaking. ^[4] The May 2025 note names Arabian Construction Company (ACC Group) for both Marasi towers. ^[2]

Cash sketch, portal only: Property Finder shows 5% at sales launch, 55% during works, 40% at keys. ^[4] Omniyat’s product text we captured has no instalment table. A few broker pages still float 60/40. Copy the printed calendar, not a chip.

Money talk: Omniyat publishes no open price. ^[1] Property Finder’s floor is about AED 43.33 million, with 3-bed cards from AED 43 million and 4-bed from AED 63 million. ^[4] Propsearch still shows launch-from AED 30.3 million. ^[5] A later DLD-linked 3-bed row on that building page is AED 28.8 million (April 2026). ^{[4] [5]} Treat every “from” as a filter.

Open the Omniyat hub for brand context only. Foster + Partners and Dorchester Collection branding do not skip registration, escrow or yearly service-charge checks on this building. ^[1]

For the neighbourhood, open Business Bay. The plot Omniyat and Property Finder actually name is Marasi Bay, not a vague canal pin. ^{[1] [4]} Drive times and marina rights live on the title exhibits.

Propsearch maps the delivery vehicle to Downtown Creek Real Estate Development. ^[5] Read the company line on the reservation pack — a brochure logo is not the seller.

Other Business Bay files already live here: VELA Viento and Marasi Bay Island. Further along the canal, The Ritz-Carlton Residences at Business Bay and Eywa Tree of Life are different sellers. Same district, different purchases.

1. Use Dubai Land Department tools to check this tower’s registration and escrow account before a booking fee leaves.
