Walk the picture BT put on the listing: two pale-stone towers, stacked glass balconies, a courtyard pool at dusk. It is a marketing render, not a finished street. ^[5] Official residences last listed Altura as G+35. Cascada next to it is G+16 with 1–3 bedroom apartments. ^[2]

This page follows the Property Finder Altura card and Land Department Waada - Altura 1. Property Finder tables studios 400–442 sq ft from AED 460,000, one-beds 744–757 sq ft from AED 847,000, and two-beds 1,130–1,277 sq ft from AED 1.2 million. ^[5] Projects Scout repeats AED 460,000–1,244,000. ^[7] Propsearch files Altura 1 at 39 storeys and a separate Altura 2 at 31 storeys plus a basement. ^{[8] [9]} The two-tower still does not settle that split.

Land Department sales under Waada - Altura 1 include a studio at 403 sq ft for AED 460,000 (20 July 2026) and one-beds around 745–759 sq ft. ^[8] The same Property Finder card’s sold-history table later shows a two-bed at AED 1,465,000 and 1,281 sq ft on 10 July 2026 — above the 1.2 million “from”, and a recorded sale, not a quote for a unit still for sale. ^[5] Keep Altura 2’s later two-bed recorded sale (AED 1,706,000 at 1,289 sq ft) on that sibling’s line. ^[6] A “from” price is a filter. Ask which number on the pack is saleable.

If Altura Phase 2 / Altura 2 is the listing you actually want, Property Finder opens that sibling at AED 899,000 for 1- and 2-beds with a Q1 2029 stamp. ^[6] Once you have chosen, open the reservation and sale contract and see they already name that product.

The last public Altura page printed no completion quarter. ^[1] Property Finder shows Q2 2029, April 2029 and expected completion 12 April 2029. ^[5] Projects Scout’s FAQ says December 2028. ^[7] Propsearch estimates Q4 2028 for Altura 1. ^[8] Use the completion line on the contract you would sign, including any extension the developer is allowed.

Propsearch says construction began in 2025, with a first trace in March 2025 and an April 2026 photo. ^[8] Projects Scout writes construction set to begin May 2025. ^[7] Property Finder marks works from 14 April 2026 — one day after its 13 April 2026 booking stamp. ^[5] Official Waada notes dated 20 / 30 August 2025 show ground leveling for the master, not an Altura-only walkaround. ^[4] Published calendars, not a site visit.

BT’s last public Altura URL had no instalment grid. ^[1] Property Finder’s key box is 10% at launch, 60% while the building goes up, 30% when keys are due. Projects Scout prints the same three steps, and they sum to 100%. ^{[5] [7]} The investment FAQ on that Property Finder card also mentions a post-handover version. The due date on the schedule you are given settles which story is real.

Setting: Waada inside Dubai South / Dubai World Central. ^[2] Property Finder’s 10-minute airport and 15-minute Expo chips are brochure minutes. Propsearch’s maps estimate from Altura 1 is about 17 minutes to Al Maktoum International Airport. ^{[5] [8]} Drive it at the hour you would actually travel. This is not the Emaar South golf master.

Altura, Altura Phase 2, Cascada, Raiha, Raima, Rayhan and the Bahria Town Dubai portal card are different products. ^{[2] [6]} After you choose, check the booking form and sale contract already name that product.

1. Before a reservation cheque, use Dubai Land Department public tools to confirm this high-rise is registered and escrow is in place. ^[11]
2. If you want this Altura / Altura 1 listing — not Phase 2 and not Cascada — read the issued reservation and sale contract. The printed project name, unit and seller should already match. You do not write those forms. ^{[2] [6]}
3. Copy bedrooms, saleable area and parking from the pack. Portal studio band 400–442 sq ft, 1-bed 744–757, 2-bed 1,130–1,277. ^[5]
4. Add every printed percentage. The 10 / 60 / 30 sketch on Property Finder and Projects Scout totals 100%. Confirm whether the final 30% is due at keys or after you move in. ^{[5] [7]}
5. Put the SPA completion date beside April 2029 (Property Finder), December 2028 (Projects Scout) and Q4 2028 (Propsearch). Keep a month only if your paper uses it. ^{[5] [7] [8]}
6. Freehold on Property Finder is a chip. The tenure sentence on the issued contract is what you are buying. ^[5]
