Each house is three floors with a lift, driver and maid rooms downstairs, a two-car garage plus uncovered parking, and a garden lounge. Brochure total 5,053.87 sq ft includes 248.86 sq ft of uncovered parking; built-up is 4,805.01 sq ft. Ask which of those numbers is saleable. ^[5]

Property Finder’s table is a 4-bed Type A at 3,638 sq ft from AED 3,877,000, six bathrooms. ^[9] That two-storey semi-detached street is official Raima. The PDF whose filename says Raiha describes 366 of those 4-bed houses at 3,638.31 sq ft. ^{[2] [6]} Propsearch’s Raiha at Waada guide follows the 4-bed count. ^[11] Gulf News GN Focus (14 August 2026) treats Raiha as both 4-bed semi-detached and 6-bed villas. ^[13]

124 and 366 belong to two brochure products — detached 6-bed versus semi-detached 4-bed — not rival guesses for one card. Property Finder’s single-building badge is not a villa tally. ^{[5] [6] [9]}

Keep Raiha and Raima on different shortlist lines. Pick the villa you want — three-storey detached, or two-storey semi-detached — then check the booking form and sale contract name it.

Official pages have no payment table. ^[1] Property Finder lists 10% at launch, 60% during construction, 30% at handover. Projects Scout repeats 10 / 60 / 30. Those three steps add to 100%. ^{[9] [10]} The same Property Finder FAQ also writes 30% after possession. Whether the last 30% is due at handover or later is the open question. Check the due date on the issued schedule and sale contract.

Keep Raiha off the same form as Raima, Rayhan townhouses, Cascada apartments, Altura and the portal Bahria Town Dubai card. ^[3] After you pick a villa, read the issued reservation and sale contract and see they already print that name.
