BelAir at The Trump Estates is DAMAC’s luxury villa pocket inside the gated Trump Estates enclave of DAMAC Hills — freestanding homes marketed with a California living frame beside the Trump International Golf Club story. Public cards still list primary launch floors around AED 17–19 million, but the same channels already mark the product Ready, with handover stamps in late 2024 or early 2025 depending on which page you open. [1] [2] [3]
OffplanInsight is independent buyer research — not DAMAC’s sales page. Treat this as a ready-side diligence page: residual developer stock may still exist, but much of what you will see publicly is resale. Every hard figure below traces to DAMAC’s site or Property Finder; where those pages disagree, both versions stay on the page. How we work: Method.

Who it’s for
Buyers who want a freestanding luxury villa in DAMAC Hills’ Trump Estates pocket, can underwrite ready-side or residual stock rather than a long off-plan runway, and will rebuild every cash line from the form they sign. [1] [3]
Who it’s not for
Buyers who need a long multi-year payment runway before keys; who will accept a vague “DAMAC Hills golf villa” label without BelAir / phase / unit IDs on the pack; or who treat a portal 17–19M “from” badge as a locked quote. [3]
Snapshot (what we can state)
- Developer — DAMAC Properties (high) [1] [3]
- Official product name — BelAir at The Trump Estates (Phase 2 product page still live) (high) [2]
- Master community — DAMAC Hills, Trump Estates / Belair pocket (high) [1] [3]
- Product type — freestanding villas and mansions (not mid-rise apartments) (high) [1] [3]
- Beds marketed — parent PF card 4–5BR; Phase 2 PF ladder 3–8BR; DAMAC Phase 2 inventory shows 8BR Ready (med) [3] [2]
- Marketing open price — about AED 19M on the parent PF card (4BR from 19M); Phase 2 PF launch AED 17M; DAMAC Phase 2 often cited ~AED 19.0–19.01M while the parent official page says Available on Request (med — conflict) [3] [1]
- Payment stamps — parent PF 20 / 50 / 15 / 15 (15% after keys) vs Phase 2 PF 20 / 40 / 40 (low — conflict) [3]
- Handover stamps — PF December / Q4 2024 on parent and Phase 2 cards vs DAMAC Phase 2 Q1 2025 (med — conflict) [3] [2]
- Build status on portals — Ready (parent); Sold out + Ready (Phase 2); DAMAC 8BR card Ready (med) [3] [2]
- Ownership field on portal — freehold (med) [3]
- Largest size noted — 8BR villa up to 9,188 sq ft on DAMAC Phase 2 (med — single official card) [2]
- Lifestyle frame — Trump International Golf Club Dubai + private pool / clubhouse amenity set on marketing pages (med — marketing) [2]
Use the high-confidence lines to place BelAir on a shortlist. Rebuild price and cash-flow from the pack for the exact villa — not from a portal “from” badge.
Product shape
BelAir is a named villa collection inside The Trump Estates, itself a gated pocket of DAMAC Hills. It is not the whole Hills masterplan, and it is not Lilac at DAMAC Hills or DAMAC District — those are separate product pages in the same master community. Keep the product strings separate. [1] [3]
Public marketing frames California living freestanding villas with outdoor space and golf-community lifestyle copy. [2] [3] The parent Property Finder card talks about 4- and 5-bedroom homes; the Phase 2 card widens that to a 3- to 8-bedroom ladder with layout types A–E; DAMAC’s Phase 2 inventory strip at capture still showed an 8-bedroom villa Ready, up to 9,188 sq ft. [3] [2] Most portal layout tables leave size cells blank — pull floor plans and net-area sheets for the unit you actually like.
Phase labels matter. DAMAC still hosts both a parent BelAir at The Trump Estates page and a Phase 2 product page. Property Finder mirrors that with two project cards and different launch floors and payment chips. Pick the villa first — after a site walk if you can — then open DAMAC’s booking pack and sale contract and confirm they already print BelAir, the phase and the unit ID you chose. [1] [2]
Hero media on this page is a self-hosted DAMAC marketing exterior of the villa streetscape. Renders show design intent; the brochure exhibits attached to the sale contract define what you receive.
Payment plan and timing
Keys / completion stamps disagree:
- Property Finder parent and Phase 2 cards both print Expected Completion 1 December 2024 / Q4 2024 delivery language. [3]
- DAMAC’s Phase 2 product page still markets Handover Q1, 2025. [2]
As of this research window (August 2026), those stamps are already in the past on the calendar. Portals also badge the product Ready, and the Phase 2 PF card adds Sold out on developer inventory while the parent card still points to resale listings. [3] Treat public completion fields as history or late-stage labels — the occupancy certificate and sale-contract handover notice are what matter for a specific villa.
Payment plan stamps also disagree:
- Parent PF card: 20% at sales launch, 50% during construction, 15% on handover, 15% after handover. [3]
- Phase 2 PF card: 20% at launch, 40% during construction, 40% on handover. [3]
Those two schedules move money at different times. Pick neither headline until the printed instalment table for this phase and unit is in hand. If any primary stock remains, rebuild cash-flow from that table. On a resale, rebuild cash-flow from the seller’s statement of account and the remaining developer balance — a different path from a primary booking.
Construction timeline stamps on PF also split (21 April 2024 on Phase 2 vs 30 August 2024 on the parent card). [3] Useful as portal history only.
Area and developer context
Developer: DAMAC. A large brand does not shorten registration, escrow, variation or service-charge checks for this villa pocket.
Area: DAMAC Hills — a long-running golf master community. DAMAC’s own Hills materials market large parkland, themed gardens and lakes, a skate park, stables, football field and tennis courts alongside villas, apartments and hotels; Property Finder’s Belair masterplan block also lists community retail and sports pitches. [1] [3] BelAir sits in the Trump Estates / Belair sub-pocket; that amenity marketing is context, not a guarantee of your plot’s view, golf access rights or yearly service charge.
Sister research pages in the same master community (own facts): Lilac at DAMAC Hills and DAMAC District. Do not transfer a price or payment stamp from those products onto BelAir.
Risks and open questions
- Ready-side vs classic off-plan — public cards already say Ready with 2024–2025 key stamps. You may be looking at residual developer stock or resale, not a multi-year construction runway. Confirm status per unit. [3]
- Phase / product-name mix-ups — parent BelAir, Phase 2, “Trump Estates” and generic “DAMAC Hills villa” language circulate together. Keep them separate; check the form names the home you chose. [1] [2]
- Payment plan conflict — 20/50/15/15 vs 20/40/40 on related portal cards. Wrong cash-flow assumptions are expensive. [3]
- Price-band conflict — ~AED 17M vs ~AED 19M primary marketing floors, plus much lower secondary asks on area listings. A “from” badge is not a quote. [3]
- Handover stamp conflict — Dec/Q4 2024 portal vs Q1 2025 official Phase 2. Use the certificate and contract for the unit. [3] [2]
- Thin dual-locked sizes and stock — villa count not dual-locked; most layout size cells empty on PF; 9,188 sq ft is a single official upper figure for one 8BR card. [2]
- Service charge and golf access — master-community amenity copy does not lock your plot’s view, club membership rules or yearly fees.
Before you send booking money
- Walk the plot (or a matching show villa) and decide which product you want first — BelAir parent vs Phase 2, bed count, orientation.
- On DAMAC’s booking pack and sale contract, check the project name, phase, unit ID and bedroom type already match that choice. You do not author the developer’s template; you stop the deal if the labels are wrong. [1]
- Use Dubai Land Department tools to confirm registration and escrow for this project before any deposit leaves your account.
- Ask sales for the dated unit price list, layout drawings and area schedule that name this villa only. [2]
- Rebuild the payment schedule from the printed instalment table (or the resale statement of account) — ignore conflicting portal chips. [3]
- Get written handover / occupancy status, snagging policy and a written service-charge estimate before you commit.
- If the deal is resale, verify seller title, remaining developer balance, NOC path and what warranties still attach to the unit.

Bottom line
Bottom line: BelAir is DAMAC’s Trump Estates villa collection in DAMAC Hills — a golf-side, ready-leaning product with premium marketing floors around AED 17–19M and conflicting portal payment and keys stamps. [1] [3] Dual sources lock the developer, master community, villa product form and freehold portal chip; they do not lock a single payment plan, a single handover quarter or a dual-confirmed villa count. Keep BelAir separate from Lilac and DAMAC District. Use DLD tools for registration and escrow before money moves. Independent research only — not DAMAC disclosure.
FAQ
Who develops BelAir at The Trump Estates?
DAMAC Properties. Public materials place the villas inside The Trump Estates pocket of DAMAC Hills, with golf-club lifestyle framing. [1] [3]
Is BelAir still off-plan?
Portal cards already badge Ready, with completion stamps in December 2024 (PF) or Q1 2025 (DAMAC Phase 2). Some developer inventory may still show Ready on Phase 2, and the parent card notes resale stock. Confirm status on the specific villa — do not assume a multi-year construction runway. [3] [2]
What prices appear online?
Property Finder’s parent card opens around AED 19 million (4-bed from 19M); the Phase 2 card shows a 17M launch figure; DAMAC Phase 2 marketing is often cited near AED 19.0–19.01M while the parent official page says Available on Request. Secondary asking prices can sit much lower. Only a dated unit list and sale contract bind. [3] [1]
What payment plan is advertised?
Related portal cards disagree: about 20/50/15/15 (with post-handover) on the parent card versus 20/40/40 on Phase 2. Rebuild cash-flow from the sale contract or resale statement for the unit you buy. [3]
