Both 4-bed types sit under the AED 4,600,000 portal open. The 5-bed type card then jumps to AED 11 million. ^[4] Type A and Type B are almost 1,700 sqft apart at the same advertised floor — ask which plan the quote uses. Portal 11 million versus leftover official ~14 million is a different band, not a typo.

PF also stamps number of buildings: 1. Ignore that chip. Forty-six houses is the count that matters. ^[4]

File Theon on another card — it is a bigger villa-and-plex release. Rise apartments in the same master start at Foundry and Neon. Other villa names on the Athlon map include Delphi and Diagon. Pick Chion if that is the row you liked. Then read whether the pack already says so.

Aldar is the brand on World of Aldar and on the PF card. ^{[1] [4]} Check the seller line on the reservation against the seller line on the sale contract — they can differ.

Write Chion plus the bedroom count on your shortlist. A generic Athlon folder is not a house. If the viewing was a Rise apartment or a Theon plex, switch page.

Read: a 4-bed portal floor near AED 4.6 million in a still-building Dubailand master, leftover official 5-bed cards nearer AED 14 million, and a cash table that already fights its own FAQ. ^{[4] [2]} Fit depends on the plot, the cash buffer, and whether the paperwork says Chion.

1. Wrong Athlon label — walk away if the form does not already say Chion plus your plot. Other villa rows and Rise towers share the map. ^{[1] [4]}
2. Two instalment stories — 5/65/30 is not 60/40. Only the printed sale-contract table sets cash flow. ^[4]

2. Choose Chion and the bedroom type first. Then read the issued pack: product name, house ID, saleable area, beds and parking should already match. You do not draft Aldar’s contract. ^[1]
3. Hold PF 5/65/30 next to the PF FAQ 60/40 and ask which one is on the reservation. ^[4]
4. Get a dated quote on one house ID. The AED 4.6 million filter is not that quote. ^{[4] [2]}
