Marketing “from” numbers filter inventory. They are not the price on your unit sheet.

This is a marina apartment release, not a villa cluster. Three public channels — Property Finder, Engel & Völkers and Tanami — agree on 1-, 2- and 3-bedroom apartments under the Fior 2 name at Rashid Yachts & Marina. ^{[1] [2] [3]}

On price, Property Finder’s launch card and FAQ open at AED 1,800,000; Engel & Völkers rounds the same open to AED 1.8M. ^{[1] [2]} Tanami’s overview opens at AED 2.2M. That gap is large enough to demand a dated unit price list before you compare apartments. ^[3]

On size, only Engel & Völkers publishes bands: 1-beds from about 758 sq ft, 3-beds up to about 1,865 sq ft. ^[2] Property Finder’s layout tables still show “Coming soon”, so do not size a mortgage or furniture plan from those broker figures alone. Stock copy dual-locks near 216 homes in one tower on Property Finder and Tanami. ^{[1] [3]}

Lifestyle lists mix tower amenities (pool, gym, yoga, kids zones, padel) with masterplan marina assets (berths, promenade retail). Force the SPA exhibits and as-built drawings to say which sit inside this building’s handover. ^{[2] [5]}

Fior 1 is a different product page on Emaar’s site. Do not book Fior 2 under Fior 1 paperwork. ^[6]

No Emaar Fior 2 product page printed milestones at capture, so every date below is portal or broker research. ^[5]

Property Finder’s timeline card shows expected completion 28 February 2030 (also labelled Q1 2030), expected booking 23 April 2026, and construction start 24 April 2026. ^[1] Tanami’s summary line says Q3 - 2030. ^[3] The year agrees; the quarter does not. Only written handover language on the sale contract (SPA) sets the date you can enforce.

On cash-flow, Engel & Völkers alone markets 10% booking / 70% during construction / 20% at handover. ^[2] Tanami’s payment page is prose without a percentage split, and Property Finder’s key-info block had no payment grid when we captured it. Treat 10/70/20 as a single-broker sketch and rebuild instalments from the SPA schedule.
