Forest is a single mid-rise apartment building inside Verdes by Haven — the apartment pocket of Aldar’s Haven by Aldar master plan in Dubailand. Portals list it as Forest, Forest at Verdes, or Forest at Verdes by Haven. Propsearch and Projectory both estimate about 175 homes, with 1–3 bedroom layouts and a shared open near AED 990,000. Property Finder aims keys at June / Q2 2028 and shows a 10/50/40 instalment sketch that Projectory also prints. [2] [3] [5] [1]

This page is independent buyer research, not Aldar’s sales desk. Forest stands next to six other Verdes towers (Jade, Mint, Moss, Pine, Sage, Teal) and is not a townhouse pocket like Oasis. Decide which tower and unit you want first; then make sure the booking form and sale contract already carry that Forest label (or the exact legal name) and unit ID. See Method for how we work.

Who it’s for

People comparing a mid-rise 1–3 bedroom off-plan apartment in Dubailand who want Aldar’s Verdes / Haven framing, can work with the AED 990K open and 10/50/40 sketch, and will still check unit sizes and form names before booking. [2] [1]

Who it’s not for

Buyers who need keys before the 2028 public window [2]; households hunting Haven townhouses (use Oasis, not Forest); anyone happy with a vague “Haven” or “Verdes” form line instead of Forest; shoppers blending this building with Jade, Sage or another Verdes tower on the same shortlist card.

Apartment product on the public cards

Picture one named apartment building inside Aldar’s Verdes by Haven pocket — mid-rise towers around landscaped water and green courtyards, sold as a wellness-framed alternative to Haven’s townhouse rows. Property Finder lists Forest as one building of apartments. Propsearch and Projectory both estimate about 175 homes and describe 1–3 bedroom stock; Propsearch also markets duplexes on Forest. [2] [3] [5]

Forest is not the whole of Verdes. Propsearch counts seven Verdes buildings (Forest, Jade, Mint, Moss, Pine, Sage, Teal) and roughly 1,047 units across the complex. Keep Forest separate from those sibling towers — and separate from Haven townhouse clusters such as Oasis. [4] [3]

Layout stamps on the Property Finder Forest unit table:

  • 1 bedroom — Type A at 850 sqft, marketed from AED 990,000 [2]
  • 2 bedroom — Type A 1,389 sqft / mirrored 1,421 sqft, from AED 1.6 million [2]
  • 3 bedroom — Type A 1,927 sqft / mirrored 1,916 sqft, from AED 2.5 million [2]

Projectory prints a different size ladder (for example 1BR from ~730–797 sqft and wider 3BR bands). Treat either table as a marketing filter, not measured saleable area. [2] [5]

Open price: AED 990,000 appears on the Forest / Verdes launch marketing across Property Finder, Propsearch’s Verdes guide and Projectory — a corroborated portal opening-price reference for shortlisting. Higher PF ladder prices for 2BR/3BR stay portal-only unless a second primary source matches them. [2] [4] [5]

If you prefer Jade, Sage or another Verdes tower, give it its own shortlist card rather than treating Verdes as one SPA product.

When keys are marketed and how cash is staged

Aldar’s Haven community page we used does not print a Forest-specific handover quarter. [1]

Public keys stamps:

  • Property Finder Forest — June 2028 / Q2 2028, expected completion 1 June 2028, construction start 10 March 2026 [2]
  • Projectory Forest — Jul 2028 / Q3 2028 in overview, while the same site’s FAQ also says Q2 2028 [5]
  • Propsearch Verdes parent guide — estimated handover Q2 2026 at capture (community-level, not dual-locked to Forest) [4]

That 2028 vs 2026 parent-guide split is a real conflict. [2] [4] Use those stamps only as filters; the binding handover wording lives in the sale contract you sign.

Instalment framing (10/50/40 on Property Finder and Projectory): [2] [5]

  • 10% down at sales launch / booking
  • 50% during construction
  • 40% on handover

Map each percentage to calendar dates from the schedule attached to your unit papers. Verdes collection launch notes (public sales opening 11 July 2024 on Propsearch) do not freeze your personal plan. [4]

Who builds it and where it sits

Developer hub: Aldar. Parent community page on aldar.com covers Haven (no dedicated Forest product URL found at capture). [1] Snapshot the reservation seller string and match it character-for-character to the SPA seller.

Area hub: Haven by Aldar inside Dubailand. Property Finder nests the product as Dubai Land → Haven By Aldar → Verdes → Forest. Propsearch files Forest under Verdes by Haven / Wadi Al Safa 5. [2] [3] Brochure minutes to Downtown or the airports are not a traffic study.

Our fit read: buyers weighing an Aldar apartment tower inside Verdes who can live with a 2028 keys target and will walk away if paperwork only says “Haven” or names a different Verdes building. [2] [1]

Buyer mistakes that cost money

  1. Banking on June 2028 — Property Finder says Q2/June; Projectory also shows July/Q3; the Verdes parent guide once marketed Q2 2026. Only the SPA binds; public stamps slip. [2] [5] [4]
  2. Confusing one tower with the master — ~175 homes is Forest alone; Verdes markets ~1,047 across seven towers. Haven also holds villa and townhouse clusters that are not Forest stock. [3] [4] [1]
  3. Signing a fuzzy “Haven” or “Verdes” form — keep Forest away from Jade, Mint, Moss, Pine, Sage, Teal and from townhouse labels such as Oasis. Select the tower, then confirm the form already names it. [3] [4]
  4. Picking a size from one portal table — PF unit stamps and Projectory plan sizes disagree. Measured saleable area on unit papers is the only number that counts. [2] [5]
  5. Treating storey counts as locked — 14 vs 16 storeys is still an open marketing conflict. [3] [5]
  6. Reading amenity icons as the final list — pool, gym, gardens and play zones on the portal are brochure claims. Ask for a written Forest / Verdes handover amenities schedule. [2]
  7. Ignoring the seller entity — snapshot the reservation seller and match it to the SPA seller line before any fee.

This page does not forecast rents or claim limited stock.

Before you pay a booking fee

  1. Before any booking fee, verify Forest’s registration status and named escrow account in Dubai Land Department systems.
  2. On the booking form and sale contract, confirm Forest (or the exact legal product string), unit ID, bedroom type, saleable area and parking already match the apartment you chose — developer packs are fixed templates; your job is to read them carefully, not rewrite them. [2]
  3. Copy instalment dates from the schedule attached to your unit papers; the portal 10/50/40 sketch is only a filter. [2] [5]
  4. Line up the SPA handover clause against the marketed June / Q2 2028 stamp (and any Jul/Q3 secondary card) before cash moves. [2] [5]
  5. Get measured saleable area and plans for the exact 1BR, 2BR or 3BR type — do not lean on one portal size band. [2] [5]
  6. Read freehold / title language inside the SPA text — portal ownership chips are marketing labels only. [2]
  7. Request written service charge guidance for Verdes / Forest before you accept a figure. [1]
  8. Broader buyer process: Dubai off-plan due diligence.

Bottom line

Bottom line: Forest is Aldar’s named Verdes apartment building in Dubailand — about 175 one- to three-bed homes, open near AED 990,000, a dual 10/50/40 public sketch, and portal keys aimed at June / Q2 2028 (some cards also show July/Q3; dates can slip). [2] [3] [5] Hold it apart from Jade/Sage and other Verdes towers, and from Oasis-style townhouse clusters. Pick the tower first; then make sure the form already names it. Independent research only — not Aldar disclosure.
