Think linked low-rise homes inside Emaar South’s golf-oriented master plan — denser than freestanding villas, quieter than a G+P tower. Emaar’s Greenspoint page markets 3 and 4 bedroom townhouses and leans hard on parks, trails and play spaces. ^[1] The Phase 2 portal card mirrors that mix and publishes layout types with square-foot ranges. ^[3]

What the public price strip shows today:

Captured portal areas sit roughly 1,926–2,450 sqft (3BR) and 2,708–3,271 sqft (4BR). ^[3] The ~244 unit sketch is Propsearch-only. ^[4]

Do not mix this pocket with older Greenspoint stock or the fairway apartment series next door. A useful contrast is mid-rise Golf Fields versus this townhouse street; Hills / Trails / Vale are separate Emaar South cards too. Walk the street if you can, pick bedroom count, then verify reservation + SPA still say Greenspoint 2 for that plot. ^[2]

Two third-party guides land on March 2029: Property Finder lists expected completion 31 March 2029 and delivery Q1 / March 2029; Propsearch repeats March 2029. ^{[3] [4]} Emaar’s Greenspoint page we captured shows no handover quarter. ^[1]

For cash flow, only Property Finder prints 10/70/20 — 10% at sales launch, 70% across seven construction instalments, 20% at handover. ^[3] That schedule does not appear on the Emaar collection page we reviewed. Use it as a portal outline until Emaar’s printed form shows the same steps.

Build progress on PF: works marked from 31 January 2025, about 9.6% on a 27 November 2025 update. ^[3] Propsearch first saw the scheme in February 2025. ^[4] Portal calendars drift; the SPA completion clause and instalment table are what you pay against.

Builder: Emaar. A famous brand still leaves you to verify registration, escrow and service-charge wording on the pack issued for your townhouse.

Community: Emaar South inside Dubai South. Both official and portal trees place Greenspoint there — airport-side corridor, Expo City reach, golf-course community framing. ^{[1] [3]} Drive the commute yourself before you commit.

Who this fits on paper: households hunting a 3–4BR townhouse in Emaar South, comfortable filtering around ~AED 3.5M+, able to live with a March 2029 portal keys field, and unwilling to sign a pack that only says “Emaar South townhouse” without the right Greenspoint product and unit number. ^[1]

1. Label stack — collection Greenspoint, Phase 2, and golf apartment lines can blur in sales talk. Separate them, then read every form for the product and unit you picked. ^{[1] [3]}

3. Payment single-sourced — 10/70/20 only on Property Finder; Emaar collection capture is silent. ^{[3] [1]}

1. You do not draft Emaar’s booking form or SPA — you check them. Before you sign, confirm the printed product string and unit already match the Greenspoint 2 / Greenspoint home and bedroom type you selected.
2. Ask sales for the floor plan plus net-area sheet; store your copy. Compare against the portal bands (~1,926–2,450 sqft 3BR / ~2,708–3,271 sqft 4BR). ^[3]
3. Use Dubai Land Department / REST tools to verify registration and the correct escrow account before any booking fee is paid.
4. If a broker’s cash story disagrees with Emaar’s printed schedule, trust the form. The PF 10/70/20 chip is provisional until that form matches. ^[3]
5. Line the agent’s AED figure up against the public opens and ask which release and unit type each number covers. ^{[3] [1]}
6. Put the SPA handover clause next to the marketed March / Q1 2029 field and note any gap. ^[3]
7. Get writing on primary inventory versus resale assignment, plus any service-charge estimate attached.
