Walk the booth picture. An IPS stand, a scale model of two cream mid-rises, HOLM on the upper floors, HOLM CENTRAL on the lobby and again on the plinth. ^[11] That is this product — not Holm One, not Linea, not leftover Holm 3.

Holm’s own site currently sells three living tiles:

• Holm One — official debut in Jumeirah Garden City. Studios and one-beds from AED 960,000, 400–870 sqft, Q1 2028, marked under construction. Propsearch puts about 218 homes on 11 storeys. ^{[3] [14]}
• Linea by Holm — official second Dubai tile. Studios through two-beds from AED 960,000, 386–986 sqft. Official handover Q2 2028; Propsearch still writes Q1 2028. Propsearch about 210 homes on 11 storeys. ^{[4] [13]}
• One Peninsula — official Batumi, Georgia tile. Not this Jumeirah Garden City pair. ^[1]

Holm Central is the fourth name in the 16 September 2026 IPS note. The collection page has not grown a product tile for it yet. ^{[7] [2]}

What Property Finder currently prints for this card:

• Studio — from AED 1.1 million. The FAQ on the same page writes AED 1,050,000. ^[9]
• 1-bed — from AED 1.6 million ^[9]
• 2-bed — from AED 2.6 million; About copy also talks two-beds with a maid’s room ^[9]
• Sizes — every layout cell still says coming soon ^[9]
• Amenities in the list — indoor pool, gym, sauna / steam, podium gardens, rooftop barbecue, yoga / wellness deck, kids’ pool and play, on-site restaurants, CCTV. Those are listing chips until the pack lists them. ^[9]

Propsearch also files a pool-deck CGI as a Holm Central artist’s impression — one cream mid-rise, Burj Khalifa in the haze. Treat that as a labelled impression, not proof the finished elevation will match the model. ^[11]

Keep leftover Holm 3 off this pile. That Property Finder card still sits under a Holm One breadcrumb, writes 20 / 15 / 65 and Q3 2028, and uses different 1-bed / 2-bed from-prices. ^[10]

Visit the pair you want. Then read the reservation and the sale contract Holm issues — both should already show Holm Central, the unit number and the bedroom type. You do not write Holm’s paperwork.

Hold Q2 2029 as the current developer target. Keep Q1 2029 and 1 January 2029 as dated portal history. None of those lines is a sale-contract day. ^{[5] [9] [11]}

Official Holm One still prints Q1 2028. Official Linea now prints Q2 2028. If a broker walks you through those buildings as this sale, the dates will not match. ^{[3] [4]}

Payment on the Property Finder card disagrees with itself. The key table and the payment block print 35% during construction / 65% on handover. The FAQ on the same page still says no plan is published. ^[9] Propsearch’s free Holm Central page is silent. The official HOLM Central page we opened on 29 October 2026 prints no instalment percentages and no payment dates. Official Holm One and Linea pages at the earlier recapture do not print a split either. Rebuild cash from the dated Holm Central instalment sheet — do not copy a neighbour’s 35/65 onto this reservation.

Works language does not agree. Property Finder writes construction started 19 August 2026. Propsearch on this snapshot still says Planned / Design Stage, with a first trace in August 2026. ^{[9] [11]} That is portal tape, not a completion certificate.

Marketing brand: HOLM Developments at holm.ae. ^[1] Propsearch files Holm Avenue Real Estate Development. ^[12] The seller line on the reservation should match the seller line on the sale contract you later receive.

The plot sits in Jumeirah Garden City, the Al Satwa district — not Jumeirah beach. Property Finder trees list Dubai > Al Satwa > Jumeirah Garden City. Propsearch adds Al Satwa. Official IPS copy places Holm Central in the same district. ^{[9] [11] [7]} Drive it at the hour you would actually travel. Brochure “minutes to Downtown” lines are estimates.

Holm One and Linea are Holm’s other Jumeirah Garden City names, and they have their own official product pages. Holm Central now has one too: /project?slug=holm-central. ^{[3] [4] [5]}

1. Wrong Holm product — the working page is /project?slug=holm-central. The older /projects/holm-central/ path still 404s. Holm One and Linea are different pages. Make sure the form you are handed is Holm Central. ^{[5] [6] [3]}
2. Sibling mix-up — Holm One is studios and one-beds from AED 960,000, Q1 2028. Linea is studios through two-beds from AED 960,000, official Q2 2028. Leftover Holm 3 is a different card (20/15/65, Q3 2028). ^{[3] [4] [10]}

5. Payment table versus FAQ — 35/65 in the key block, “none published” in the FAQ. Do not copy a neighbour’s split onto this reservation. ^[9]
6. Marketed area is one band — the official page prints 378-1,061 sqft. That is a project label, not a measured saleable area for a named unit. Earlier portal type cells were blank. ^{[5] [9]}
7. Wrong still — Property Finder uses a Dubai master-plan aerial. That is not this elevation. ^[9]
8. 245 resales — Property Finder’s sold table is Jumeirah Garden City history, not a Holm Central unit count. ^[9]
9. Planned versus already started — Propsearch still says Planned. Property Finder writes a 19 August 2026 start. ^{[11] [9]}

1. Start with the labelled Holm Central pair — not Holm One, not Linea, not leftover Holm 3. Then read the reservation and sale contract Holm hands you; both should already show that name, the unit and the bedroom type. ^{[11] [3]}
2. Before any booking fee leaves, look up Holm Central on Dubai Land Department public tools and confirm registration plus escrow. ^[15]
3. Ask for a priced Holm Central sheet with today’s date and a unit id. The official starting price is AED 1,050,000. The earlier Property Finder studio line was AED 1.1 million. ^{[5] [9]}
4. Copy every instalment date from the Holm Central sheet. If the printed steps do not add to 100%, stop. Do not lean on the portal’s 35/65 while the FAQ still says unpublished. ^[9]
5. Set the sale-contract completion line beside the official Q2 2029 target. Keep earlier Q1 2029 and 1 January 2029 only if that day is already on the form. ^{[5] [9]}
6. Tick measured area, parking and any maid-room label on the paper you sign. The public 378-1,061 sqft band is not that measurement. ^[5]
7. Confirm whether the seller line is HOLM Developments or Holm Avenue Real Estate Development. ^[12]
