The brand on the ads is PPS Properties. The public site is ppsproperties.com — Tranquility villas at Sobha Hartland and a Palm house, no Oceara tile. ^[6] Propsearch registers PPS Properties as Dubai Land Department developer № 2667 from February 2026 and attaches Oceara as the associated project. ^[4] Lankea also writes Almal Real Estate Development L.L.C. Refine hosts the presenter kit. ^{[5] [8]} The contracting name on the reservation should already match the contracting name on the sale contract.

The map pin is Dubai Islands / Palm Deira, Deira-side water. ^{[1] [5]} Drive-time chips to DXB, Deira City Centre or Downtown stay brochure minutes until you time the route. The hero is the leftover island aerial. The gallery pin sits near Centara and Riu on a broker master-plan — a which island hint, not a surveyed plot.
