Property Finder’s unit table is concrete on capture: 4-bed Type A at 5,146 sqft from about AED 14M; 5-bed Type A at 5,392 sqft from about AED 16M. ^[2] Binayah repeats those size stamps and puts 5BR from about AED 16.23M. ^[4] Plot premium, orientation and finishes can push any individual ask above the published floor — only a dated unit sheet plus SPA quote settles it.

Propsearch estimates about 17 units for the cluster. ^[3] Emaar does not print a headcount on the capture we used, so ~17 stays an estimate. Small inventory changes resale and choice dynamics compared with multi-hundred-unit towers — that is context, not a scarcity sales line.
