Azure 1 is the first Azure-labelled apartment building DAMAC is selling inside Riverside Views — the apartment pocket of DAMAC Riverside over in DIP 2. Two listing cards — Property Finder and Luxury Located — open at AED 888,000 and talk about keys in Q1 / March 2029. [1] [7] The live DAMAC Riverside Views site, though, currently leads with Azure 2. Treat that as a neighbour, not a rename.

Independent research for buyers, not sales copy. Homes on the Azure 1 card are one- and two-bed apartments. [1] [2] Decide you want Azure 1 first. Then read the reservation form and sale contract and make sure they already carry that exact product name. Method explains the process.

Who it’s for

People comparing 1–2 bedroom apartments in Riverside Views who can wait toward a 2029 target and will confirm Azure 1 (not Azure 2), the unit sheet, printed instalments and DLD registration/escrow before they book. [1]

Who it’s not for

Anyone who needs keys inside twelve months, studio hunters (Azure 2 is the studio story on Propsearch), villa shoppers, or anyone happy to sign a fuzzy “Riverside / Azure” pack that never says Azure 1.

Snapshot (what we can state)

  • Who builds it — DAMAC Properties. Propsearch’s Azure 1 guide adds Damac MRY Investment as the subsidiary named on that building file (high / med on the subsidiary) [1] [2] [4]
  • How it is sold — Damac Riverside Views Azure 1 on PF and Propsearch (high) [1] [4]
  • Developer website — captured Riverside Views HTML leads with Azure 2; we did not find a standalone Azure 1 product URL (high) [2]
  • Where — DAMAC Riverside masterplan, DIP / DIP 2 (high) [3] [1]
  • What — apartments, one building on PF, 1BR and 2BR only (high) [1] [7]
  • How tall — Propsearch writes 18 floors; PF’s masterplan paragraph says 11 (Propsearch uses 11 for Azure 2) (low — leave both standing) [4] [1]
  • Open priceAED 888,000 on PF and Luxury Located. Propsearch’s parent launch line also starts at 888K. A Bayut Azure 1 chip says AED 1.35M. DAMAC’s featured collection floor sits near AED 1.335M (high on the 888K pair; the rest conflict) [1] [7] [9] [2]
  • Area figures — PF type rows (B2, A4, D3, D2) have empty sq ft. Collection “up to” ~1,050 / ~1,504 sq ft live on the Azure 2-headed page (med — collection, not Azure 1-only) [1] [2]
  • Handover talk — PF and Luxury Located: Q1 / March 2029. Official collection: Q1 2029. Propsearch parent still carries May 2028 from a January 2025 launch note (med — target) [1] [7] [2] [6]
  • Instalments — PF Azure 1 publishes no schedule. Broker pages show 20 / 50 / 30 or a 70/30 tag (low — not on the PF card) [1] [8] [9]
  • Ownership chip — freehold on PF and Luxury Located (med) [1] [7]
  • Dates on the PF timeline — booking ~11 Aug 2025; works start ~12 Aug 2025. Propsearch first saw the building April 2025 and still marks it Planned (med) [1] [4]
  • Registry colour — Propsearch prints a DLD project-value estimate of AED 271.5M. Capri 1 carries the same figure, so do not treat it as Azure 1 inventory proof (med) [4]

An “from” price is a filter. The figure that matters is the dated sheet for the flat you actually reserve.

Product shape

Hold Azure 1 apart from Azure 2, and also from Capri, the Marine buildings, Royal and Indigo. [1] [4] [5] PF’s product still is a mid-rise with stacked balconies, DAMAC lettering, a white colonnade podium and a water court. That is collection marketing, not a guarantee you will look at water from your window. [1]

Layouts on the Azure 1 card are 1BR and 2BR. PF shows a single building and four type codes with no sizes filled in. [1] The “up to” square-footage cards sit on the Azure 2-headed official page. [2] Mark net and gross on the plan you are handed.

Azure 2, on Propsearch, is an 11-floor building of studios and 1-beds. [5] A tour that slides from one Azure to the other is two purchases.

Malibu Cove, floating cinema, essential-oil lakes and adventure land are campus slogans. Ask which of those drawings are attached to Azure 1. [2] [1]

Stills on this page are downloaded marketing renders (PF Azure 1 plus DAMAC’s collection set). They are not a photograph of a titled flat. [1] [2]

Payment plan and timing

Handover talk: PF and Luxury Located speak of Q1 / March 2029, and PF’s expected-completion field is 31 March 2029. [1] [7] DAMAC’s collection page says Q1 2029. [2] Propsearch’s parent still has May 2028 leftover from a January 2025 launch note. [6] Only the contract and the handover letter settle the date.

Cash schedule: PF’s Azure 1 card is silent. [1] Top Luxury Property lists 20% at booking, 50% while it is built, 30% at handover. [8] Bayut tags the same product 70/30. [9] Those two labels can hide different dates. Copy the printed instalments, nothing else.

Price filter: PF and Luxury Located both show AED 888,000. [1] [7] Bayut’s Azure 1 launch figure is AED 1.35M, near DAMAC’s featured collection floor of about AED 1.335M. [9] [2] Ask for a dated Azure 1 list before you treat any headline as yours.

Area and developer context

Brand page: DAMAC. Knowing the logo does not finish Azure 1 registration, escrow or service-charge work.

Neighbourhood page: DAMAC Riverside in DIP / DIP 2. [3] [1] “Minutes to the airport / Expo / Marina” on listing copy are brochure clocks. [1]

Azure 2, Capri, plus the Marine 3 and Marine 2 pages, share a masterplan and still need separate files. [1] [4]

Risks before you book

  1. Mixing Azure labels — Azure 2 is what DAMAC’s site currently headlines, and Propsearch gives it studios plus 1-beds. Capri and Marine are other contracts. [2] [5] [1]
  1. 888K versus 1.35M / 1.335M — a filter is not the ticket on every flat. [1] [9] [2]
  1. 18 floors versus 11-floor copy — confirm height on the unit pack, not a recycled paragraph. [4] [1]
  1. Silent PF schedule — broker 20/50/30 and 70/30 are colour, not the contract. [1] [8]
  1. Works started versus Planned — PF stamps August 2025; Propsearch still says Planned. [1] [4]
  1. No agreed home count, and no Azure 1-only sizes, on the pages we used.
  1. Years until keys, plus a leftover May 2028 parent note. [1] [6]

Ignore yield promises and “last units” talk unless a dated stock sheet is in your hand.

Before money moves

  1. Lay the reservation form next to the sale contract. The printed product should already read Damac Riverside Views Azure 1 and the unit you picked. You are reading DAMAC’s pack, not drafting it. Send back Azure 2 or a blurry “Riverside / Azure” line. [1] [4]
  1. On Dubai Land Department tools, confirm this Azure 1 release is registered and escrow is live before a booking deposit leaves your account.
  1. Ask for a dated Azure 1 price list. If someone is quoting near AED 1.35M, make them show how that sits next to the AED 888,000 marketing open. [1] [9]
  1. Take instalment dates only from the printed Azure 1 contract. The PF card does not settle 20/50/30. [1]
  1. On the plans, mark bedrooms, net against gross, floor, parking and outlook. Ask how many storeys the named building has. [2] [4]
  1. Get in writing which leisure drawings belong to Azure 1 and which belong to the wider campus. [2]
  1. If the same viewing mixed Azure 2 with Capri or either Marine page (Marine 3, Marine 2), keep a separate folder for each. [1]
  1. Walk the Azure 1 pack through our due diligence checklist immediately before money moves.

Bottom line

In short: Azure 1 is a real named 1–2 bedroom release in DAMAC Riverside (DIP). Two listing cards agree on the developer, the place, an AED 888,000 open and a Q1 2029 keys story. [1] [7] Stay sharp on Azure 1 versus Azure 2, the 888K versus 1.35M clash, the 18- versus 11-floor wording, and the empty PF payment table. Independent research — not official disclosure.

FAQ

Who is building Azure 1?

DAMAC Properties on the listing cards and on the official collection page. Propsearch’s Azure 1 building guide also names Damac MRY Investment. [1] [2] [4]

Where does Azure 1 sit?

Inside Riverside Views at DAMAC Riverside, in Dubai Investment Park / DIP 2. It is not Dubai Marina and it is not DAMAC Hills. [1] [3]

What unit types are listed?

One-bed and two-bed apartments. PF shows a single building. Square-footage “up to” cards sit on the Azure 2-headed official page. Check size and floor on the drawings you are given. [1] [2]

What do public cards say it starts at?

AED 888,000 on Property Finder and Luxury Located. Bayut shows AED 1.35M on an Azure 1 launch chip. Official collection marketing uses a monthly figure plus a higher featured floor. Ask for a dated list. [1] [7] [9]

When might keys arrive?

PF and Luxury Located talk about Q1 / March 2029. The official collection says Q1 2029. Propsearch’s parent still mentions May 2028 for the wider launch. Those are targets. Use the date on the sale contract. [1] [7] [2] [6]

Is Azure 1 just another name for Azure 2 or Capri?

No. Keep Azure 1 and Azure 2 in different files. Azure 2 is the current official-site heading and, on Propsearch, an 11-floor studio and 1-bed building. Capri, Marine 2 and Marine 3 have their own pages here. Choose the building, then confirm the paperwork already names it. [2] [5] [1]
