Stand in the official courtyard still and you see low white villas with wood-slat balconies, lawns, a barbecue and fairy lights — not a mid-rise on a canal. That is DAMAC Riverside, the 4- and 5-bedroom villa and townhouse product DAMAC sells inside its DAMAC Riverside masterplan in DIP 2. [2] [4] The apartment strip next door is Riverside Views. Different homes. Different papers.
Independent research for buyers, not a DAMAC sales page. You are buying a house years before it is finished. Visit DIP 2, pick Ivy, Sage, Lush or Olive with your own eyes, then read the reservation pack and make sure that pocket is already printed. A loose “Riverside” or a Views apartment name is a different ticket. Method is how we work.

The villa streets, not the canal towers
Picture a family house with a garden, not an Azure or Marine apartment. The official stills are easy to remember: two-storey white homes, wood screens, a courtyard barbecue. The wider aerials also show the Riverside Views mid-rises along the canal. Pretty pictures do not lock your plot, your finish or which pocket you are in. [2] [1]
Public numbers, side by side:
- 4-bed — Property Finder and Projects Scout open near AED 3.63 million on 2,297–2,420 sqft. Sage 4-beds on Projects Scout start a little higher, about AED 3.783 million. Recorded 4-bed villa rows on Ivy, Sage, Lush and Olive often sit near AED 2.3–3.1 million on about 1,550 sqft — that looks like plot, not the portal BUA. [4] [5] [7]
- 5-bed — PF from AED 4.1 million on 3,407 sqft. Projects Scout splits AED 4.129 million (villa) and AED 4.311 million (townhouse). DAMAC’s 5BR villa card prints From 4,337,000, up to 3,408 sqft. One Propsearch Olive 5-bed row is AED 4,908,000 at 3,961 sqft (27 July 2026). [4] [5] [3] [10]
Ask for a dated inventory sheet that already names Ivy, Sage, Lush or Olive — and the villa or townhouse type — before you treat any of those as your quote. Official community marketing says 1,902 villas and townhouses. PF’s About text says about 1,900 homes in three or four clusters, then prints 2 buildings. Propsearch estimates Ivy ~580, Sage ~550, Lush ~750, Olive ~208. Those do not add up to one locked stock number. [1] [4] [7]
DAMAC’s amenity strip is campus-wide: Malibu Cove, essential-oils lake, floating sports, cooking stations, Island restaurant, Adventure Land. [1] Property Finder ticks infinity pool, gym, restaurants, covered parking and a water view. [4] Only the exhibits on your sale contract say what your pocket can actually use.
Neighbour research on this site: Azure 1, Royal 1, Capri, plus Marine 2 and Marine 3 — all apartment cards on the canal. Ivy and Sage are not Lush or Olive. Decide the street, then read that the issued form already carries it.
Cash and completion
DAMAC and the portals do not tell the same keys story.

Those are brochure targets, not a keys letter. If 2027 is a hard stop for you, compare the December stamp with the official 5-bed Q2 2028 line on the pack you are handed. Only the completion wording in the sale contract binds. [4] [3]
Calendar chips from listings, not a walk around the site: Property Finder and Projects Scout say works started May 2024 (PF prints 14 May). Propsearch’s parent page still says planning. Ivy, Sage and Lush show first trace May 2024 and an estimated start September 2024. Olive’s first trace is April 2025. [4] [6] [10]
The public cash sketch is one story: 20% at launch, 55% during the build, 25% on handover. Property Finder shows that twice — one version splits the 55% into 10 instalments. [4] [5] DAMAC’s product page did not print a table when we read it. Rebuild the calendar from the printed instalment sheet, not from the portal widget.
Brand and map
Seller brand: DAMAC. Official pages and Property Finder say DAMAC Properties. Propsearch adds Damac MRY Investment on the Ivy, Sage and Lush files. [2] [4] [7] Read the company name on the reservation sheet and the sale contract — they should already match. Brand familiarity is not a substitute for checking registration, escrow or yearly fees.

- Search floor versus recorded deals — PF AED 3.6 million against 4-bed DLD rows nearer AED 2.3–3.1 million on ~1,550 sqft. Plot and BUA are easy to mix up. [4] [7]
- Two works stories — PF says construction started May 2024; the Propsearch parent still says planning. [4] [6]
- Campus amenities on a house ticket — Malibu Cove and the floating cinema are community marketing. Only the exhibits say what your pocket can use. [1]

Checks before a deposit
- Before you send a booking fee, look up this villa/townhouse filing on Dubai Land Department tools and confirm registration plus escrow.
- Open the reservation pack. It should already print DAMAC Riverside, the pocket (Ivy, Sage, Lush or Olive), villa or townhouse, the unit code, bedroom type and the net / plot areas. You check DAMAC’s form; you do not draft it. [7]
- File Riverside Views Azure 1 and the other Views apartments separately so the names stay distinct.
- Rebuild the payment dates from the printed instalment table, not from the 20-55-25 widget. [4]
- Treat only the keys date written on the contract as binding, not the December 2027 / Q2 2028 brochure chips. [4] [3]
- Size the home from the contract drawings. Ask which number is plot and which is built-up. [4]
- Ask in writing for yearly service charges and which amenity list attaches to this pocket versus the wider Riverside park. [1]

Is DAMAC Riverside the same as Riverside Views?
No. This page is the 4- and 5-bedroom villa and townhouse product. Riverside Views is the apartment collection (Azure, Royal, Capri, Marine, Indigo) on the canal. Pick the house or the flat first, then read the booking form and sale contract to see they already name that choice. [1] [2]
