Tahiti is DAMAC’s Polynesian-themed low-rise pocket inside DAMAC Islands 2, marketed under the Tahiti 1 location tree in Dubailand. Property Finder shows freehold townhouses and villas from four to six bedrooms, a launch open near AED 3.47–3.5 million, instalments sketched as 20 / 55 / 25, and completion aimed at June / Q2 2030. [1] Propsearch titles the same pocket Tahiti at Damac Islands; DLD sale rows print DAMAC ISLANDS 2 - TAHITI 1. [2]
OffplanInsight is independent buyer research — not DAMAC’s sales site. Off-plan means you fund the home for years before keys. Choose this Tahiti product first (not the separate Tahiti 2 card, not Bermuda, not Bahamas Phase 2, not phase-1 DAMAC Islands). Then check the booking form and sale contract already name the cluster and unit you picked. How we work: Method.

Marketing “from” lines help you shortlist. They are not a unit quote.
Product shape
Think of Tahiti as a single named island pocket around the lagoon story — not a tower, and not every plot in Islands 2. Property Finder’s units table currently shows a 4BR townhouse at 2,185 sq ft (price on inquiry), a 5BR townhouse at 3,159 sq ft from about AED 4M, a 5BR villa at 2,829 sq ft from about AED 3.5M, and a 6BR villa at 6,272 sq ft (price on inquiry). [1]
The same portal FAQ also prices a 5BR villa at 3,492 sq ft for AED 3,469,000. That size does not match the units table — keep both numbers soft until drawings land. [1]
Official DAMAC Islands 2 marketing lists Tahiti beside Bahamas, Bermuda, Barbados, Cuba, Maui, Mauritius and Antigua, and sells the master as low-rise villas and townhouses. [3] Propsearch nests the guide under Damac Islands 2 and shows pre-registration sales under DAMAC ISLANDS 2 - TAHITI 1 (sample area stamp Al Yelayiss 1). [2]
Label and size friction:
- PF mixes clear townhouse and villa rows. [1]
- Propsearch DLD samples for this project string often read 4-bed / 5-bed villa, with built-up stamps (for example ~1,554 sq ft on a 4-bed row, or ~2,300–2,500 sq ft on 5-bed rows) that do not always match the PF ladder. [2]
- Tahiti 2 is a different Property Finder product (similar-projects chip from about AED 3.6M). Do not merge packs. [5]
Contract drawings decide form and area — not an average of listing pages.
Related files on this site (separate paperwork each time):
- DAMAC Islands 2 master
- Bermuda and Bahamas Phase 2 — other themes
- DAMAC Islands (phase 1) — earlier community
Walk or study the product, lock Tahiti + bedroom count, then read the reservation pack and sale contract. They should already show Tahiti / Tahiti at Damac Islands / DAMAC ISLANDS 2 - TAHITI 1 plus your unit code. DAMAC issues fixed forms — if the pack names Tahiti 2 or another island, refuse it.
Amenity claims (indoor pool, gym, gardens, play area, CCTV on the cluster card; lagoon / spa / clubhouse language on parent and Propsearch shared lists) are marketing. Confirm what is on your exhibits. [1] [2] [3]
Stills on this page are self-hosted marketing renders (PF Tahiti card + Islands 2 parent context), not a titled plot. [1]
Payment plan and timing
Keys on this card: Property Finder stamps Q2 2030, June 2030, and expected completion 30 June 2030. [1] Wider Islands 2 unit cards also sit in the 2030 band. [3] Those are marketing targets. The sale contract and written handover letter are what bind.
How money is sketched on the portal:
- Tahiti PF: 20% at sales launch → 55% during construction → 25% at handover. [1]
- Parent Damac Islands Phase 2 often shows the same 20/55/25 shape; some sibling themes (for example Bermuda) print 10/65/25 instead. [4]
- No public DAMAC page we captured prints a Tahiti-only instalment calendar. [3]
Mid-2030 keys means multi-year cash flow — model it before booking. [1]
Price headlines to treat carefully: cluster open ~AED 3.47–3.5M (FAQ 3,469,000), with a 5BR townhouse chip from ~AED 4M, against the master marketing floor near AED 2,990,000. [1] [3] Ask for a dated unit offer sheet.
Programme markers on the same card: booking 2 May 2026, construction 3 May 2026. Propsearch (updated 1 Mar 2026) still frames planning stage. Those are schedule stamps, not a site walk. [1] [2]
Area and developer context
Who builds: DAMAC. A big developer brand still needs the usual registration, escrow and service-charge checks on this pocket. Match the legal seller on the SPA to the reservation header. [1] [3]
Where it sits: Dubailand, under Damac Islands 2 / Tahiti 1 on portals. Propsearch samples also stamp Al Yelayiss 1. No coordinates or verified drive times are locked here. [1] [2]
Shortlist this Tahiti cluster + bedroom type, not a vague “Damac Islands” brochure.
Already live for context: Islands 2 master, phase-1 Islands, Bermuda, Bahamas Phase 2.
Risks before you book
- Wrong island or wrong Tahiti — eight themes share the master brand, and Tahiti 2 is a separate portal product. Forms must name this Tahiti / TAHITI 1 pack plus unit ID. [1] [5] [3]
- Villa vs townhouse wording — PF and Propsearch do not always align; SPA drawings win. [1] [2]
- 5BR villa size conflict — units table 2,829 sq ft vs FAQ 3,492 sq ft, with different Propsearch sample sizes. [1] [2]
- Open-price vs master floor — ~3.47–3.5M on this card vs ~2.99M community marketing open. Neither is your quote. [1] [3]
- Payment chip is portal-only — 20/55/25 is not dual-locked to a DAMAC Tahiti calendar; siblings can differ. [1]
- Build status disagreement — PF construction stamp vs Propsearch planning stage. [1] [2]
- Long keys runway — public field is mid-2030. [1]
- Sibling pack mix-ups — Tahiti 2, Bermuda, Bahamas Phase 2, parent master, and phase-1 Islands are different products. [1]
Before money moves
- Before any booking deposit, confirm project registration and escrow via DLD public tools.
- Choose Tahiti and the bedroom type, then read the reservation pack and sale contract for that product name, unit code, built-up area, beds and parking. Review DAMAC’s issued forms — buyers do not custom-write the template. [1] [2]
- Check the SPA seller string matches the reservation header. [3]
- Request a dated unit offer sheet; do not book from marketing “from” alone. [1]
- Build your cash model from the SPA instalment dates, not only the portal 20/55/25 chip. [1]
- Line up the SPA drawings against beds, built-up area, plot, parking, outdoor rights, and whether the form says villa or townhouse. [1] [2]
- Store Tahiti paperwork separately from Tahiti 2, Bermuda, Bahamas Phase 2, other themes, and the earlier DAMAC Islands community page.
- Longer checklist: due diligence.
Bottom line
Bottom line: portal sources frame Tahiti as freehold low-rise townhouses and villas in the Damac Islands 2 master (Dubailand), with keys aimed mid-2030, a 20/55/25 instalment sketch, and a cluster open near AED 3.47–3.5M against a community marketing floor near AED 2.99M. [1] [2] [3] Watch villa-versus-townhouse labels, the 5BR villa size conflict, build-status disagreement, and the separate Tahiti 2 card. Independent research — not DAMAC disclosure.
