The planted-terrace tower, not the district label

Walk the stills and you see staggered balconies with trees, a stacked crown, and sea behind. That is Talea. [1] Official copy looks toward Port Rashid, The World Islands and the woodland Beyond says will grow around the podium. [1] Kanyon is the later neighbour with a different façade. Do not buy “Forest District” as if it were one apartment.

Beyond’s own strip: 373 residences and 4 penthouses. [1] The 26 August 2025 Gulf News note (in association with Beyond) writes 354 homes — one- to three-bed flats plus a limited four-bed penthouse set. [2] Propsearch repeats 354. Prefer the product-page 373 + 4 until the inventory list on the pack settles the gap. [5]

Property Finder repeats the same size rows on the Talea card and the Forest District parent card (portal tables, not a signed price list):

  • 1 bedroom — 757 sq ft Type A; parent card still opens this from AED 2.2 million [3] [4]
  • 2 bedroom — about 1,317–1,461 sq ft; leftover Talea card from AED 3.8 million [3]

Engel & Völkers prints a softer 1-bed band (754–776 sq ft from AED 1.81 million) and a 2-bed band that starts lower (1,177 sq ft from AED 2.71 million). [6] A recorded 1-bed trade on PF / Propsearch printed AED 2,225,000 (757 sq ft, 1 June 2026). [3] [5] That is history, not today’s ask.

Official amenity stills show a landscaped pool, a lobby and kids’ play. Gulf News also sells treetop walkways and a green path from the podium into Forest District. Treat those as marketing until the drawings attached to your unit say otherwise. [1] [2]

Two calendars, one contract

The calendars do not line up. Official product year: 2028. [1] Dedicated Property Finder Talea card: June 2028 / Q2 2028 (expected completion 30 June 2028). [3] Parent Forest District card: January 2029 / Q1 2029. [4] Propsearch and Engel & Völkers both write Q1 2029. [5] [6] Only the handover sentence on the sale contract binds.

PF Talea and the Forest District parent both sketch 10% at sales launch, 40% during construction, 50% at handover. [3] [4] E&V repeats that 10 / 40 / 50 split. [6] Propsearch lumps the first half as 50% during construction / 50% on handover. [5] Beyond’s product-page capture had no public instalment PDF. Rebuild cash-flow from the dates printed on the form you are given.

Property Finder’s dedicated Talea card records construction start 31 March 2026; that is a portal calendar field, not a site walk. [3] The parent Forest District card stamps construction start 29 June 2025 — that looks like a listing date. [4]

Where it sits, who sells it

Beyond markets Talea on the Forest URL and presents the brand under Omniyat Group. [1] Propsearch maps the delivery vehicle to Manarola Real Estate Developments under Omniyat Properties. [5] Match the legal seller on the issued pack. A logo is not a contracting party.

Dubai Maritime City is the waterfront district. Forest District is Beyond’s woodland pocket inside it. Talea is the first planted-terrace tower; Kanyon is the later sibling.
