The Acres Estates is the official Meraas name for the large standalone villa product inside The Acres in Dubailand: two design families called Ivory and Amber, each offered as 5, 6 or 7 bedroom homes. [1] [2] It is not the smaller Acres Villas line (3–5 bedrooms) on the same microsite. [1]
On Property Finder the Estates card currently prints an open band near AED 14.5–15 million, built-up Type G–L sizes about 6,913–11,089 sq ft, a 10 / 55 / 35 instalment chip, and a February / Q1 2028 completion stamp. [5] The meraas.com Estates product page can still show Sold Out while that portal card lists inventory — treat availability as a live sales check, not a screenshot. [2] [5] This page is independent research for buyers, not Meraas marketing. How we work: Method.

Product shape
Estates is the premium villa band of The Acres: larger plots, more bedrooms, and two named collections rather than a generic “Phase” label. Ivory and Amber marketing stills show glass facades, stone accents, courtyard light and pool-facing living rooms. [1] [2]
Property Finder’s public size ladder for this card is Type G/H (5BR 6,913–7,415 sq ft), Type I/J (6BR 7,747–7,937), and Type K/L (7BR 10,757–11,089), with unit-row opens around AED 15M / 16M / 23M while the page open figure sits near 14.5–15M. [5] March 2025 final-phase news also quotes plot ranges of about 9,000–17,700 sq ft for Estates — land size, not the same number as built-up area. [3]
Treat every public price as a filter. Ask for a dated unit quote that already prints collection, plot, built-up area and beds. [5]
Sibling map (do not mix on the form):
- The Acres — parent community research file
- The Acres Phase 2 — later PF large-home card (different payment, keys and size ladder)
- Phase 3 by Meraas — later release weighted toward 3–5BR villas on our research page
- Acres Villas — official 3–5BR line on the microsite [1]
Lagoons, Halo Loop Park, school and LEED Gold pre-cert only help once the brochure exhibits for your plot list them. [1] [2]
Payment plan and timing
Keys on the portal: February 2028, Q1 2028, expected completion 1 February 2028. [5] No second independent completion stamp for this Estates card in our capture. Written handover notice and the sale contract win over the portal chip.
Cash-flow on the portal: 10% at sales launch, 55% during construction, 35% on handover. PF shows two option labels that only change how the 55% construction share is sliced (single block vs seven instalments). [5] Rebuild every AED row from the printed schedule for your villa.
PF programme stamps: sale 10 September 2024, construction 9 September 2024. [5] Official Estates can still read Sold Out while PF lists homes — call sales for live stock. [2] [5] April 2026 Meraas news awards GCC Contracting for 186 further Estates homes in new phases; that is expansion context, not proof that a specific PF unit is open. [4]
Area and developer context
Developer: Meraas. Footer language on the Acres microsite places Meraas with Dubai Holding Real Estate. [1] Match the legal seller string on the reservation pack to the sale contract before you pay a booking fee.
Place: Dubailand, inside masterplan The Acres. Official location copy stresses access from Emirates Road and Sheikh Zayed Bin Hamdan Al Nahyan Street, with nearby-attraction drive chips of roughly 10 min (Global Village) and 5 min (Polo / Hamdan Sports) — marketing chips, not commute guarantees. [1] [2] [5]
Shortlist language to keep: Estates + Ivory or Amber + bedroom count. Parent file: The Acres. Later large-home portal wave: Phase 2. Smaller later chapter: Phase 3.
Risks and open questions
- Name stack — official “Estates”, later PF “Phase 2”, and smaller Acres Villas can be sold as if they were one SKU. [5] [1]
- Keys are single-portal — Feb/Q1 2028 only on Property Finder here. [5]
- Price is soft — open ~AED 14.5–15M plus internal FAQ ladder conflict. [5]
- 10/55/35 is a chip — the dated sale-contract table is what you pay. [5]
- Sold Out vs live list — official page chip can disagree with PF inventory. [2] [5]
- 186 is a contract headline — new-phase award, not dual-locked stock for this card. [4]
- Amenity map ≠ plot pack — lagoons and parks need to be on your exhibits. [1]
Before you book
- Confirm registration and escrow via Dubai Land Department tools for the exact product before any booking fee moves.
- After the site visit, decide Ivory vs Amber (or walk to the smaller 3–5BR Acres Villas line) and beds. Then open the reservation pack: collection name, unit ID, area and parking should already match your choice — Meraas forms are fixed; buyers only check them. [1] [5]
- Photograph the seller name on the reservation pack and compare it to the sale-contract seller. [1]
- Build your cash-flow from printed instalment rows, not from the portal percentage summary alone. [5]
- When drawings arrive, match them to PF Type G–L sizes and any plot band on the brochure. [5] [3]
- Do not book Phase 2 or Phase 3 portal cards as if they were this Estates product. [5]
- Ask which amenities and yearly service charges attach to your plot pack. [1]
Bottom line
Bottom line: The Acres Estates is Meraas’s official large villa product (Ivory + Amber, 5–7BR) inside The Acres, Dubailand. Freehold is the PF ownership chip. Public keys Feb/Q1 2028, open ~AED 14.5–15M, payment 10/55/35 — all PF-qualified. [5] [1] [2] Prefer the printed pack and DLD status over lifestyle stills. Independent research, not official Meraas disclosure.
FAQ
Who develops The Acres Estates?
Meraas. The portal says Meraas Holding; the Acres site footer groups Meraas with Dubai Holding Real Estate. Photograph the legal seller line on the reservation and sale pack. [1] [5]
Where is The Acres Estates?
Inside The Acres community in Dubailand. Official location copy leans on SZBHA Nahyan Street and Emirates Road access, with nearby chips of about 10 minutes to Global Village and 5 minutes to the Polo / Hamdan Sports area — chips only, not measured drives. [1] [2] [5]
What does it cost to enter?
Property Finder’s open figure is about AED 14.5–15.0 million depending on which block you read; the FAQ ladder prints softer floors for some beds. None of that is a dual-locked official ladder. Ask for a dated unit offer. [5]
When might keys arrive?
Property Finder shows February / Q1 2028 (expected 1 February 2028). Only the SPA handover clause and any written notice from the seller bind. [5]
What payment plan appears publicly?
Property Finder prints 10% at sales launch, 55% during construction and 35% on handover, with two option variants for how construction is split. That is a portal chip; the printed sale-contract calendar binds. [5]
How is Estates different from Phase 2?
Estates is the official Ivory and Amber 5–7BR product name on Meraas pages. Phase 2 is a later Property Finder large-home card with its own payment chip, keys stamp and size ladder on our research pages. Keep Estates and Phase 2 on different shortlist lines — pick the product first, then confirm the forms already print that product name. [5] [1]
