Virella at The Valley is Emaar’s named townhouse launch inside The Valley on the Dubai–Al Ain Road side of the city. Property Finder and broker pages describe 3- and 4-bedroom townhouses, a freehold ownership field, and a completion stamp of 1 January 2030 / Q1 2030. [1] [2]
OffplanInsight is an independent research site for buyers — not Emaar’s sales page. At capture the official emaar.com product URL for Virella was not live, no public starting price appeared, and no RERA or escrow identifier was established from the captured sources. Figures below stay tied to the pages we cite; only the sale contract (SPA) binds. Method.

Who it’s for
Families hunting 3–4 bedroom Valley townhouses who can live with a ~2030 key target and will not book until a dated price list and SPA cash-flow exist. [1]
Who it’s not for
Anyone who needs a locked public starting price today, keys well before 2028, or walk-to-marina / downtown density instead of a suburban Valley location. [1]
Snapshot (what we can state)
- Developer — Emaar Properties (high) [1]
- Named product — Virella at The Valley (high) [1]
- Master community — The Valley (high) [1] [4]
- Form — townhouses, not apartments or villas on dual portal sources (high) [1]
- Beds — 3 and 4 bedroom on Property Finder; one broker also prints 5BR without dual lock (high / low on 5BR) [1] [2]
- Sizes / floor plans — empty on PF (“Coming soon”) (unknown) [1]
- Entry price — not published (PF starting price 0; brokers on request) (unknown) [1] [2]
- Payment split — none printed on PF; Kelt “update soon” (unknown) [1] [2]
- Portal build stamp — construction started 14 May 2026 (med) [1]
- Portal key target — 1 January 2030 / Q1 2030 (med) [1]
- Ownership field — freehold on portal (med) [1]
- emaar.com product URL — not found at capture (gap) [5]
- RERA / escrow — not established from captured sources (unknown)
Shortlist on the high/med lines. Skip any verbal “from AED …” that is not on a dated unit sheet for this phase.
Product shape
Think of Virella as one townhouse neighbourhood label inside The Valley, not a price list for the whole masterplan. It is not Farm Grove (4–5BR villas) and not Orania (an earlier Valley townhouse string that portals mark sold out). [1] [4]
On Property Finder the only property type is townhouse, with 3-bed and 4-bed rows and blank size/price cells. [1] Kelt matches the 3–4 bedroom and Emaar / Valley framing, then adds a 5-bedroom line we do not dual-confirm — leave 5BR off your model until a unit schedule names it. [2]
Portal amenity chips (gym, indoor pool, gardens, kids play, BBQ, restaurants, social spaces) are marketing language for the product and/or community. [1] Emaar’s Valley community page adds masterplan-scale claims — Town Centre, Golden Beach, Sports Village, pocket parks — which are not a plot-level title promise. [4]
Separate portal cards exist for Virella 2 and Virella 3; some sibling feeds show “from” prices near AED 4.37M. Those numbers apply only when the unit list names that sibling, not when the SPA says Virella alone. [1]
Payment plan and timing
Keys target: Property Finder shows 1 January 2030 expected completion, January 2030 in the key-info block, and Q1 2030 in the FAQ. [1] Kelt and Luxury Located also print Q1 2030. [2] [3] The three public pages agree — and none of them is an SPA.
Build stamp: construction started 14 May 2026 on the portal timeline; progress % is blank. [1]
Cash-flow: PF has an empty payment-plan array for Virella. [1] Kelt leaves payment fields as “update soon” / “easy”. [2] There is no 10/70/20 or 80/20 you can safely model for this phase. Do not paste a sibling Virella plan here. Ask for the SPA schedule with calendar dates before you reserve. [1]
A 2030 target creates a multi-year gap before expected keys, but instalment timing and size stay unmodellable until that SPA schedule is in hand. [1]
Area and developer context
Builder: Emaar — large master-planned communities and a long Dubai delivery track record. [1]
Place: The Valley sits on the Dubai–Al Ain Road corridor and is sold as greener, lower-density living (townhouses and villas) rather than marina towers. [4] [1]
Do not shortlist Virella in isolation: put it next to Valley villa stock such as Farm Grove, later-phase framing on Rivera, and the earlier townhouse string Orania. Match SPA cash-flows and unit definitions, not only the community logo.
Risks and open gaps
- No live Emaar product page at capture — price list, unit schedule and payment plan are not locked from emaar.com. [5]
- No public entry price — PF shows zero / coming soon; brokers say on request. [1]
- No numeric payment plan for this phase on the dual public sources. [1]
- RERA / escrow not established from captured sources — check Dubai Land Department tools before any transfer.
- Phase mix-up with Virella 2 / Virella 3 (separate cards, sometimes different “from” prices). [1]
- 5BR only on one broker page — not dual-locked. [2]
- 2030 key date is a target — off-plan dates move; SPA and handover notice win. [1]
- Masterplan amenity marketing is not a plot guarantee. [4]
Before you transfer money
- Print the exact product name on the reservation form and SPA so you are not booked into Virella 2 or 3 by accident. [1]
- Demand a dated unit price list naming beds, size, plot and total AED — PF still has empty size/price cells for this phase. [1]
- Rebuild the SPA payment schedule yourself (dates and percentages).
- Verify project registration / escrow in official Dubai tools.
- Confirm freehold and title path for your nationality on the SPA, not only the portal flag. [1]
- Read SPA brochure exhibits for finishes, service charges and parking — ignore render captions.
- Benchmark against another Valley ticket before you wire funds — villas at Farm Grove or the Phase-2 framing on Rivera. Process guide: due diligence.
Bottom line
What holds: Emaar as builder, The Valley siting, townhouse form, 3–4BR on the portal, freehold field, and the Q1 2030 portal target. [1] What does not: official Emaar product URL, starting price, payment plan, sizes, RERA/escrow, unit count. Independent research only — the SPA is the authority.
FAQ
What is Virella at The Valley?
Emaar’s townhouse product inside The Valley, marketed as 3- and 4-bedroom homes with a portal completion stamp around Q1 2030. [1]
Is Virella the same as Virella 2 or Virella 3?
No. Portals keep separate project cards. Sibling products can carry different prices or payment labels. Match the SPA name exactly. [1]
What is the starting price for Virella?
Not published on Property Finder or the broker pages we checked (zero / on request). Do not treat sibling “from ~AED 4.37M” figures as this phase’s quote. [1] [2]
When are keys expected?
Public pages point to Q1 2030 / 1 January 2030. That stays a target until the SPA and handover notice say otherwise. [1]
Who builds Virella?
Emaar Properties. [1]
Is there an official Emaar product page for Virella?
Not at our 2026-08-05 capture — the emaar.com product path returned not found. Rely on SPA papers and DLD tools. [5]
