Walk the official dusk still and you see two mid-rise blocks on a bend of Dubai Creek — gold-framed balconies, a podium pool, and ELLINGTON on the far roof. That is Art Bay, not the whole Al Jaddaf skyline. ^[1]

Official Ellington sells one product. Property Finder and Propsearch split it into Art Bay East (~99 homes) and Art Bay West (~167). Gulf News’s launch number is 266, which is those two stacks added together. ^{[2] [6] [7]} Keep One River Point — the earlier Dutco Ellington tower in Business Bay — on a different line.

The leftover Property Finder card titled Al Jadaf Water front is a district wrapper. Its About block lists studios from AED 539,000 / 369 sq ft and 820 resales. Those figures sit on the district card, not on Art Bay East or West. ^[5]

Published sizes — treat them as a shortlist filter, then match the measured plan:

If they move, the handover wording on the sale contract and any later written notice decide it.

Site calendar: PF lists sale starting 12 March 2024 and construction 13 March 2024. That picture is older than this page — ask Ellington for a current construction update before you treat keys as weeks away.

Cash: both named PF cards store 20% at launch, 50% during the build, 30% at handover. ^{[3] [4]} Official Art Bay is silent. The leftover district card has an empty plan. Do not copy a neighbour’s split. Add up the dated AED instalments printed in the pack you are handed.

Stock: PF marks both named towers sold out of developer inventory. Official still says Offplan and invites enquiries. ^{[3] [1]} If someone is selling a “new” unit, ask whether it is leftover developer stock or an assignment.

Builder: Ellington, with Dutco, under the Dutco Ellington brand. Gulf News called Art Bay their first project in Al Jaddaf. The earlier joint tower is One River Point on the Business Bay canal — same partnership, different water. Match the legal seller on the sale contract, not only the brand on the still. ^{[1] [2]}

4. Price chips disagree — official is silent; portal “from” lines are not a quote. ^{[3] [1]}
5. Sold-out developer cards — PF East and West are out of stock. A “from” on those cards may be stale. ^[3]
6. Near keys, old photo — portals aim at September 2026; the last public site still we used is May 2026 slab work. Ask for a dated update. ^[6]
7. Tenure chip — PF prints leasehold on both towers; the leftover FAQ says freehold. Official is silent. Read the title language on the form. ^[3]
8. Amenity wish-list — rooftop arts club, theatre, youth hub. Get a written handover sheet for your tower. ^[1]

1. Before any booking amount is paid, confirm Art Bay’s registration and escrow on Dubai Land Department tools.
2. Decide Art Bay East versus Art Bay West first. Then check the reservation and sale contract already print that tower, unit ID, bedrooms and area. Ellington’s form is not something you draft. ^[1]
3. Ignore leftover Al Jadaf Water front studios from AED 539,000. That card is the district. ^[5]
4. Add the cash dates only from the printed schedule in that pack. ^[3]
5. Check whether the reservation party and the sale-contract seller are the same legal name (Ellington, Dutco, or a joint vehicle). ^[2]
