The AED 2.1 million line is an official “approximately”. The AED 1.5 million line is a portal filter. Ask Wasl for a dated quote that names Avenue Park Towers and the unit. [1] [4]
Two towers by the metro — not Wasl Gate
Picture a taller stacked-balcony tower and a shorter sibling, a retail podium, and a metro train sliding past the lobby. That is the official render. [1] Wasl files floor plans for Building A and Building B. Propsearch splits the same way. Dubai Land Department rows those portals printed still say Avenue Park Towers - A and Avenue Park Towers - B. [6] Property Finder’s key box still says one building. Those counts do not match. Ask the sales desk which letter — A or B — is on the form.
Official product copy is 1- to 3-bedroom apartments plus 3- and 4-bedroom duplexes. [1] The February 2025 press note uses a third phrase — “3–4-bedroom penthouse-level residences.” That is press wording, not a live inventory card. [3] Property Finder then prices a type ladder (portal figures, not a Wasl PDF):
- 1 bedroom — table 717 sqft from AED 1.5 million; official FAQ about AED 2.1 million; same PF page also writes 913 sqft in the FAQ (conflict) [4] [1]
- 2 bedroom — table 1,133 sqft from AED 2.3 million; FAQ 1,149–1,229 sqft; DLD rows 1,153–1,209 [4] [6]
- 3 bedroom — table 1,525 sqft from AED 3.2 million; DLD rows also 1,741 / 1,742 [4] [6]
- 3-bed duplex — table 2,640 sqft from AED 6.9 million; same PF FAQ from AED 9.2 million (conflict) [4]
- 4-bed duplex — table 2,447 sqft from AED 12 million; a sold-history 4-bed line is 4,489 sqft at AED 14.51 million [4]
The 4-bed duplex row is smaller than the 3-bed duplex row. That is a table oddity, not a reason to trust either number. Pull the official A/B floor plans and match net area to the unit code.
Official wasl.ae does not print a home count. Propsearch’s 50 sale rows are a transaction sample, not a census. [6] We are not publishing a 586-home broker figure that only one sales site repeats.
Keep this pack apart from leftover Avenue Park Towers 2 — a thin Property Finder card in the same Al Kifaf tree, studio through two-bed, no published price. [5] Keep Park Gate, Park View, Nine Collective and the official 1 Residences tower in their own Wasl 1 folders. [2] Boulevard Park is a different Wasl collection at Wasl Gate — Jebel Ali, not Zabeel.
Pool, gym, kids’ play area and the “golf club” chip on portal amenity lists count only when the brochure exhibits attached to your sale contract actually name them. [1] [4]
Late 2028 on two listings — 2029 on a third
Property Finder marks keys December 2028, a Q4 2028 badge, and expected finish 31 December 2028. [4] Projects Scout repeats December 2028. [7] wasl.ae never writes a completion year. Propsearch is later: Q3 2029. [6] Two public calendars, one official product. Marketing dates move. Only the keys sentence on the issued sale contract is the promise.
On cash, Property Finder and Propsearch agree: 5% at booking, 55% during the build, 40% on handover. [4] [6] The official product page has no sketch. Projects Scout’s own FAQ still says the plan is “yet to be announced.” [7] Ask Wasl for the dated payment schedule that already names your unit. Do not rebuild the table from a listing widget.
Launch clocks also split. Wasl’s press is 9 February 2025. [3] Property Finder stamps booking 1 August 2025 and works 2 August 2025. [4] Projects Scout puts works at October 2024. [7] None of that is a site walk. If December 2028 is the real keys line, you are still funding a long build.
Who builds it, and where
Brand: Wasl Properties. The official product URL is Avenue Park Towers on wasl.ae, filed under the Wasl 1 masterplan. [1] [2] Area hub: Wasl 1. Propsearch also names Wasl Asset Management Group and its Park 1 subsidiary. [6] Read the seller line on the form; it may not match the brochure brand.
Place: Al Kifaf / Zabeel First, marketed as about one minute from Max Metro, five minutes to World Trade Centre and Sheikh Zayed Road, twelve to Downtown, fifteen to Dubai International Airport. [1] Those minutes are brochure estimates, not a commute promise and not the legal address. Zabeel Park is the neighbour that makes the brochure feel green. You still live beside a metro and a main road.
This is not Wasl Gate. That community is in Jebel Ali First, on the southern Sheikh Zayed Road corridor. Same developer brand. Different commute, different papers. City Walk / Al Wasl is another central label again.
The listing markets freehold. Read the title wording on the sale contract. [4] [2] On an official 1-bed filter near AED 2.1 million this reads as a parkside apartment next to a metro, not a trophy canal tower. That is how the public numbers read to us, not a ranking. Whether the metro-and-park trade works depends on your commute and how long you can fund instalments.
