The homes, not the island brand

You are not buying “DAMAC Islands” as one ticket. You are buying a low-rise house in the Bali 4 pocket of the first Islands master. Property Finder’s unit table prices a 4-bed townhouse at 2,208 sq ft from AED 2.5 million, a 5-bed townhouse at 3,178 sq ft from AED 3.4 million, and a 5-bed villa at 3,477 sq ft from AED 4.4 million. Those three areas also appear on DAMAC’s Islands villas page and on the official 5-bed villa card. That is a good sign the listing ladder is not invented — and a reminder the official pages describe the whole community, not leftover Bali 4 stock. [4] [5]

DAMAC markets 5,915 villas and townhouses in DAMAC Islands from AED 2,750,000, and names Bali among the island inspirations. [3] Propsearch files Bali 4 under Damac Islands, not Islands 2, and prints Delayed Sale samples against DAMAC ISLANDS - BALI 4. [2]

Labels do not agree:

  • The listing card says townhouse and villa. [1]
  • Propsearch samples for the same DLD project often say Land, with plot stamps near 1,550 sq ft that do not match 2,208, 3,178 or 3,477. [2]

Wait for the drawings attached to the sale contract. Do not average those sample sizes into a floor plan.

Easy to mix up:

  • DAMAC Islands — parent research page for the first master
  • Bali 1, Bali 2, Bali 3 — other Bali releases on listing sites
  • Fiji — a different island inspiration on the official list
  • DAMAC Islands 2 — a later community

Walk the house you want. Then read the reservation and sale contract: they should already say Bali Phase 4, Bali 4 or DAMAC ISLANDS - BALI 4, plus the unit. You check DAMAC’s printed pack. You do not write it.

Pool, gym, gardens, play areas and restaurants are chips on the listing. The parent page also sells a lagoon, aqua park and jungle river. Ask which of those attach to your plot exhibits. [1] [3]

When keys are promised, and how cash is asked for

Listing pages cluster on Q2 2029 and June 2029, with expected completion 30 June 2029. Bayut’s Bali 4 chip uses the same quarter. [1] [6] DAMAC’s official 5-bed villa card for the wider Islands product says Q4 2029. [5] Those are marketing dates. Trust the quarter printed on the sale contract, then the written keys letter.

Money in, as listings print it:

  • Property Finder: 20 percent at sales launch, 55 percent during the build, 25 percent at handover. [1]
  • Bayut: 75-25. Read that as the construction side (20 plus 55) and the last 25 at keys — not a second official calendar. [6]
  • DAMAC’s public Islands page does not print a Bali-4-only instalment table. [3]

A 2025 booking stamp against a 2029 keys aim is years of instalments. Model the cash before you reserve. [1]

The 4-bed listing open of AED 2.49 million to AED 2.50 million sits next to AED 3.4 million (5-bed townhouse) and AED 4.4 million (5-bed villa), and next to the official community open of AED 2,750,000. [1] [3] Ask for a dated quote on one plot. Do not average the headlines.

The same listing diary stamps booking on 1 October 2025 and works on 2 October 2025, with 0.44 percent progress dated 4 November 2025. Propsearch still calls the sub-community planning-stage. Neither is a site visit. [1] [2]

Who builds it, and where the pin sits

DAMAC is the name on the listing card and on the official Islands page. A brand mark is not always the contracting party — match the seller line on the reservation to the seller line on the sale contract. [1] [3]

The pin is Dubailand, inside DAMAC Islands, under Bali at Damac Islands on listing trees. Propsearch samples sit in Al Yelayiss 1. [1] [2]

Compare Bali 4 and a bedroom type. An “Islands” brochure does not choose the plot.
