Burj Azizi is Azizi Developments’ planned 725-metre mixed-use tower on Sheikh Zayed Road — Trade Centre First, opposite Dubai World Trade Centre. Official launch stills put Museum of the Future in the same frame. Residences, penthouses, a seven-star hotel and a mall are sold in one shaft. The leftover Property Finder card is still titled Burj Azizi Tower and repeats cancelled Entisar Tower specs (Atkins, 122 floors, 22 residential floors). Those are not this product. [4] [2] [6] [7] [9]

OffplanInsight is an independent research site for buyers — not Azizi’s sales page. Off-plan means you pay before keys. If the visit was the 725 m glass tower with the rectangular crown, keep that separate from older Entisar drawings. Then open the reservation sheet and the sale contract and confirm both already say Burj Azizi plus your unit. How we work: Method.

Who it’s for

Buyers who want a central Sheikh Zayed Road address in a mixed-use supertall, who can live with a 2028–2030 keys field, and who will treat Burj Azizi, leftover “Tower” copy and cancelled Entisar as different labels. [4]

Who it’s not for

Shoppers who need a finished street this year, or buyers who actually visited a numbered Azizi Riviera mid-rise in Meydan. [4]

Snapshot

  • Seller brand — Azizi Developments (high) [4] [7]
  • Name to lock — official Burj Azizi; leftover PF Burj Azizi Tower; cancelled predecessor Entisar Tower (high) [1] [9]
  • Pin — Sheikh Zayed Road, Trade Centre First, western SZR opposite Dubai World Trade Centre (high) [9] [4]
  • What is for sale — 1–3 bedroom apartments plus 1–5 bedroom penthouses; hotel and mall sit in the same shaft (high) [4]
  • How many towers1 (high) [7] [6]
  • Height725 m; Propsearch also notes a Feb 2025 DCAA / Dubai Municipality height approval (high / med) [2] [9]
  • Storeys — official 131+; AE7 140+; Propsearch 133 + 9 basement; leftover PF 122 / 22 residential (med — leftover conflict) [4] [6] [7]
  • Architect on the live jobAE7; leftover PF still prints WS Atkins & Partners (high) [6] [9]
  • Open filter we can print — Gulf News 24 Feb 2026 apartments from AED 4.97 million (med) [5]
  • Other AED chips — PF leftover from AED 8,825,000 / 9.3M / 9,331,000; Projects Scout 9.331–13.040M and FAQ 8.5M; one sold 1-bed AED 6,564,240 / 871 sqft on 25 Aug 2025 (med — conflict) [7] [8]
  • Payment sketch — PF key + Projects Scout 80 / 20; the same PF FAQ writes 20 / 50 / 30 (low — conflict) [7] [8]
  • Keys target — official 2028; later press + Propsearch 2029; leftover PF 30 August / Q3 2030 (low — conflict) [2] [5] [7]
  • Works stamp — booking 21 Aug 2024; construction 22 Aug 2024; Jan 2026 photo is podium / car park (med) [7] [9]
  • Title chip — freehold on the leftover PF card (med) [7]
  • Investment story — AE7 AED 6 billion; Propsearch also prints a DLD-linked AED 453.7 million pre-works estimate (med) [6] [9]

The AED 4.97 million line is a press filter, not a reserved flat. Ask Azizi for a dated AED figure that names the Burj Azizi unit you picked. [5]

One official tower. One leftover card.

Walk the official launch aerial and you see a single glass shaft on Sheikh Zayed Road — rectangular crown with vertical fins, Trade Centre towers and Museum of the Future in the same frame. That is Burj Azizi. AE7’s dusk still shows the same silhouette with Burj Khalifa to the left. [4] [6]

The leftover Property Finder card titled Burj Azizi Tower is the same sale, poorly labelled. Its About block still says architect WS Atkins & Partners, 122 floors, and 22 exclusively for residential use. Those numbers belong to cancelled Entisar Tower, the Meydan project that sat on this plot before Azizi renamed and redesigned it. [7] [9] Keep Entisar on the history page, not on your form.

Gulf News’s 18 Feb 2025 launch piece (in association with Azizi) listed: [4] [3]

  • 1 / 2 / 3 bedroom apartments [4]
  • 1 to 5 bedroom penthouses with their own lobby [4]
  • Amenity floor planned every 20 residential floors [4]
  • All-suite hotel, luxury mall, record-height observation deck (level 130), hotel lobby (111) [4]

Leftover PF type cards — treat as a shortlist filter, then match the measured plan:

  • 1-bed apartment788 sqft, from AED 9.3 million [7]
  • 2-bed apartment991–1,310 sqft [7]
  • 4-bed apartment2,033 sqft (not in the official 1–3 bed launch line) [7]
  • Penthouses1,426 sqft (1-bed from AED 13 million) up to a 18,921 sqft 4-bed card with no price [7]

A PF sold 1-bed on 25 August 2025 printed AED 6,564,240 / 871 sqft. That is not the 788 sqft type card and not the 4.97 million press open. Match saleable area to the unit ID you want. [7] [5]

Keep these on other cards: Azizi Riviera 55 in Meydan, Azizi Venice, Azizi Milan, and Azizi Jaddaf Beach Oasis. Same developer, different plots. [7]

The hero still is the official launch aerial of this SZR shaft. The January 2026 Propsearch photo in the gallery is the podium and car-park stack under scaffold — the site as shot that month, not the finished 725 m render. [9] [4]

Three calendars. Two payment sketches.

Completion talk: Official Azizi height press (3 Sep 2024) and the 18 Feb 2025 launch both aim at 2028. Gulf News’s 24 Feb 2026 pricing note writes 2029 (the caption on that piece still says 2028). Propsearch first printed 2027, then 2029. The leftover PF card prints Q3 2030, August 2030 and 30 August 2030. [2] [4] [5] [9] [7] [3] None of those public years is a key. Read the completion clause Azizi printed on the sale contract you are given.

Site calendar: PF leftover lists booking 21 August 2024 and construction 22 August 2024. Official sales launch is 19 February 2025. [7] [4] [3] Propsearch’s January 2026 photo is still a mid-rise podium with cranes, not a glass shaft. May 2026 notes cover a raft pour (~7,000 m³, 40+ hours, about 750 workers). An April 2026 Propsearch note also records an AED 1.1 billion steel contract with Eversendai. [9] Ask Azizi for a dated works update before you treat 2028 as close.

Cash: Property Finder’s key box and Projects Scout both store 80% during the build and 20% at handover. The FAQ on the same PF page writes 20% at launch, 50% during the build, 30% at handover. [7] [8] Official Burj Azizi was silent on capture. Do not pick the friendlier split. Add the AED rows on the Burj Azizi instalment table you are given — ignore the leftover widget if it disagrees.

Area and developer

Builder: Azizi Developments. This is the group’s mixed-use supertall on Sheikh Zayed Road, not a numbered Riviera mid-rise. The legal seller line on the issued contract is what matters, not only AZIZI on the render. [4]

Pin: Sheikh Zayed Road, specifically Trade Centre First on the western side of the highway, opposite Dubai World Trade Centre. Official stills show Museum of the Future in the same skyline; Propsearch puts that landmark about 0.6 km away. [9] That is not the southern SZR portal belt used for Lunaya. Drive-time slogans on leftover cards are marketing. Drive the route at the hour you would actually travel.

Other Azizi pages on this site — Azizi Riviera 55, Azizi Venice and Azizi Jaddaf Beach Oasis — sit on different plots. Compare the commute if you like. Do not treat those packs as this tower. [4]

Risks to check

  1. Leftover Entisar specs — Atkins, 122 floors and “22 residential floors” sit on the PF Tower card. Official live job is AE7 / 725 m / 131+. [7] [6]
  2. Name on the form — leftover Burj Azizi Tower versus official Burj Azizi. Choose the 725 m product you want, then check the pack already names it. [1] [7]
  3. Keys calendars disagree — 2028 official, 2029 later press, August 2030 leftover portal. Budget for slip. [2] [7]
  4. Price chips disagree — AED 4.97 million press open versus leftover 8.8–9.3 million. Neither is a reserved quote. [5] [7]
  5. Payment sketch fights itself — 80/20 and 20/50/30 on the same leftover card. [7]
  6. Early site — January 2026 photo is podium and car park. The skyline still is intent, not a photograph of the shaft. [9]
  7. Hotel + homes in one building — amenity access, service charges and hotel traffic will not match a quiet mid-rise. Get the written sheet. [4]
  8. 4-bed leftover row — official launch writes 1–3 bedroom apartments. Confirm any 4-bed apartment card is this product. [4] [7]

Before you book

  1. Before any booking amount leaves your account, look up this tower’s registration and escrow on Dubai Land Department tools.
  2. Decide you want Burj Azizi — the 725 m Trade Centre tower — first. Then open the reservation sheet and the sale contract and confirm both already say that name, the unit ID, bedrooms and area. Azizi’s form is not something you write. [4]
  3. Ignore leftover Entisar / Atkins / 122-floor / 22-residential-floor lines if the visit was this shaft. [7]
  4. Rebuild the cash path only from the dated AED rows on the Burj Azizi schedule — not from the leftover 80/20 widget or the 20/50/30 FAQ. [7]
  5. Tie any AED figure to a unit number and net area. The 4.97 million press line and the 9.3 million leftover 1-bed are both filters. [5]
  6. Get a written amenity and service-charge sheet that names Burj Azizi, including what residents may use versus the hotel. [4]
  7. Process notes: Method. Pre-booking checks: due diligence.

Bottom line

What holds: Azizi’s 725 m mixed-use tower on central Sheikh Zayed Road, sales open, AE7 on the live job. The leftover “Burj Azizi Tower” card still carries Entisar numbers. Keys and price chips disagree across official press and portals. Pick the 725 m tower you visited, then confirm the issued pack already names it. Independent research — not Azizi disclosure. FAQ

Is Burj Azizi the same as Entisar Tower?

Same plot, different product. Entisar Tower was the cancelled Meydan scheme. Azizi relaunched it as Burj Azizi. Leftover PF copy still mixes the two. Keep them separate. [9] [7]

Is this the southern Sheikh Zayed Road belt?

No. Burj Azizi sits in Trade Centre First, opposite Dubai World Trade Centre. Portal SZR cards for Lunaya sit much further south. Check the pin, not only the highway name. [9]

What is the starting price?

Gulf News printed apartments from AED 4.97 million in February 2026. The leftover PF card opens around AED 8.8–9.3 million. Ask for a dated quote on a named unit. [5] [7]

When do sources say keys arrive?

Official 2028, later press and Propsearch 2029, leftover PF 30 August 2030. Public years move; the keys clause Azizi printed is the one that binds. [2] [7]

What payment plan is offered?

The leftover card disagrees with itself — 80/20 in the key box, 20/50/30 in the FAQ. Official was silent on capture. Use the dated schedule in the pack. [7]

What layouts appear online?

Official launch — 1, 2 and 3 bedroom apartments plus 1 to 5 bedroom penthouses. Leftover PF also shows a 4-bed apartment at 2,033 sqft and a 788 sqft 1-bed. Match the drawing. [4] [7]
