That is the listing still for Faro 2 At The Heights, an Emaar villa pocket inside The Heights Country Club & Wellness. Propsearch and ERE Homes independently count about 200 houses. You would be buying off-plan (pre-construction): cash goes out for years before you move in. emaar.com had no live Faro 2 product URL on 15 August 2026. Who it’s for

Households after a 3–5 bedroom villa in this ~200-house Faro 2 pocket, able to hold a mid-2030 handover target and willing to wait for a named plot quote plus a printed payment calendar. [1]

Buyers who need an advertised AED floor this week, keys before the late 2020s, or the other Faro card (4–6 bedrooms) instead of this 3–5 bed street. [1]

A blank “from” is not a discount. Wait for a dated sheet that names this plot.

The house, not the neighbour

The render is a street of two-storey villas around water — no tower, no terrace of townhouses. Property Finder’s developer table has three Type 1 rows: 3-bed, 4-bed, 5-bed. Every size cell is empty. The about text calls the cluster villa-only and gated, and marks five-bed as the line currently shown as available while three- and four-bed specs wait. That is a stock chip, not a quote. [1]

Two independent pages put the pocket at about 200 homes. Use that as scale. It is not your plot. [2] [3]

Easy mix-ups in this master plan:

  • Faro 2 — this ~200-house, 3–5 bed card, June 2030 window, no published AED. [1] [2]
  • Faro — another Heights villa card: 4–6 beds, about 291 homes on Propsearch, and a portal 10/60/20 sketch this product does not print. [1]
  • Serro, Serro 2, Salva — the trio still on Emaar’s live Heights strip. Faro 2 was not there. [4] [5]

Salva and Serro sometimes show a public open. Faro 2 does not. Do not copy a neighbour’s AED onto this street. [4]

PF chips a gym, indoor pool, gardens, kids play, restaurants and CCTV. Heights copy adds lakes, trails and a wellness centre. Pretty. Not a deed for your garden until the exhibit is clipped to the form. [1] [4]

When money moves

Emaar’s own site did not print a Faro 2 completion quarter. [5]

Property Finder writes 30 June 2030 as expected completion, Q2 2030 as delivery, 16 September 2026 as expected booking and 17 September 2026 as construction start. ERE Homes independently writes Jun 2030. [1] [3] Put that in a diary. Do not treat it as a handover notice.

The cash split is empty. PF’s own FAQ says the plan has not been announced. ERE Homes will email a current release schedule if you ask. [1] [3] Leave Faro’s 10/60/20 and Salva’s 10/75/15 on their own pages. Propsearch’s AED 353.9 million Land Department figure is a project total, not your villa ticket. [2]

Who builds it and where the pin sits

Every public card we used names Emaar. [1] [2] The legal seller on the papers you sign is what counts. A logo can sit on a different company.

The map pin is The Heights Country Club & Wellness, in the wider Dubailand belt south of Expo Living. Lakes and a wellness pitch. Not a marina walk. [4] [1] The community page was live. The Faro 2 product path was not. [5]

PF’s drive-time strip: about 15 minutes to Dubai Investment Park, 20 to Expo City, 25 to Al Maktoum and Jebel Ali Free Zone, 30 to Dubai Marina. Emaar’s Heights strip uses tighter Expo / Al Maktoum minutes. Both are brochure clocks. [1] [4]

After you lock beds and cash-flow, compare only the street you actually want — Faro if that is the other Faro card, Salva if you are shopping the named Emaar strip. The community brand alone does not pick a villa.

What can go wrong

  1. Missing developer product page — emaar.com had no Faro 2 price list or plan PDF at capture. [5]
  2. No public AED open — on request / ask only. [1] [3]
  3. No published instalment table — PF says not announced. [1]
  4. Name collision — Faro, Serro, Serro 2 and Salva sit one search result away. [4]
  5. 2030 is a listing date — the sale-contract keys line and the handover notice win. [1]
  6. Blank size cells — do not model area from Salva or Faro. [1]
  7. Long wait — portal booking sits in September 2026; keys sit in mid-2030. [1]
  8. Amenity brochure — pool, gym and Heights lakes may not be day-one for every plot. [4]

Before any deposit

  1. Be sure the street you walked is Faro 2, not Faro, Serro, Serro 2 or Salva.
  2. Read the reservation and the sale contract. The product name, plot code and bedroom count should already match the house you picked. You check Emaar’s form; you do not write it. [1]
  3. Get a dated quote for that one plot — beds, net area, AED. [1]
  4. Compare the legal seller on the reservation with the seller on the sale contract.
  5. Before you transfer a booking fee, look the cluster up on Dubai Land Department tools and confirm registration plus escrow.
  6. Build your calendar from printed instalment dates. Ignore “Heights standard” talk and Faro’s 10/60/20. [1]
  7. Check that your nationality can actually take the freehold title PF advertises. [1]
  8. Line up finishes, parking, garden rights and the estimated service charge with the brochure pages attached to the form.
