The official stills are a small gated street, not a tower. Homes step up with planted terraces and a gold lattice canopy. The lagoon in the render is labelled JACOB&CO. ^[2] Property Finder’s “1 building” chip is leftover noise for twenty-five houses. ^[7]

• 6-bedroom mansions — official type. Press and Propsearch 6 homes. Propsearch from 17,016 sq ft. Official AMIS press: each signature mansion on a plot of more than 9,100 sq ft, spanning over 17,000 sq ft across four levels, with six en-suites, staff rooms and private lifts. ^{[5] [9]}

A labelled cluster plan circulating with Propsearch marks villas JV and mansions JM around the lagoon. Use it as a sketch of which plots sit where, then match the plot number on the pack you are given. ^[9]

Official AMIS press (and the same Khaleej Times write-up) says the six signature mansions never went on a public list. Private requests reserved them for AED 300 million in total, less than a month after the June groundbreaking, ahead of an official launch later in 2026. That is press about the mansions. It is not proof the 19 villas are gone. ^{[5] [6]}

Private pools, a clubhouse, a lagoon and a spa sit in press and portal copy. Treat them as brochure until the exhibits on your sale contract list them for the home you chose. ^{[6] [7]}

A “from” figure is a filter. Ask for a dated quote on the plot you actually want.

Gulf News quotes Neeraj Mishra at the June 2026 groundbreaking. Propsearch files the seller as AMIS Properties through Amis Urban Developer. The pin is Meydan, District 11, inside wider MBR City. Official copy puts Meydan Mall and the racecourse about five minutes away on their own map — brochure minutes, not a drive we timed. ^[1]

This lagoon is not The Tides. The Tides is AMIS on Dubai Islands. Woodland Residences is the other AMIS District 11 villa tile Gulf News showcased as near-complete — a neighbour product, not this cluster. ^{[2] [4]}

1. Wrong AMIS street — The Tides sits on Dubai Islands. Woodland and Derby Heights are other Meydan tiles. Leftover Property Finder still says Fleur De Jardin Villas. Pick the cluster you walked, then check the form already names it. ^{[2] [7]}
2. Handover clash — official Q3 2028 versus leftover October / 9 October 2028. ^{[1] [7]}
3. No official price list — AED 26 million is portal talk. The AED 300 million press figure is the six mansions in aggregate, not a villa quote. ^{[7] [5]}
4. Mansions may already be spoken for — official press says the six signature mansions were reserved privately and never went on a public campaign. Ask which plots are actually on offer. ^[5]
5. Thin registry value — Propsearch’s Land Department estimate AED 104,763,000 does not cover 25 homes at the public floor. ^[9]
6. Wrong aerial — Property Finder’s wide Creek / MBR aerial is not this lagoon. If a broker deck uses that shot, you are not looking at Fleurs de Jardin. ^{[7] [2]}

No ranking. No rent guess.

1. Before a booking fee, check Dubai Land Department tools that this Fleurs de Jardin release is registered and has an escrow account.
2. Choose the villa or mansion you want first. Then read the pack and check it already prints Fleurs de Jardin, the plot, net area and bedroom type. You do not draft AMIS’s contract. ^[1]
3. Treat leftover Fleur De Jardin Villas as the same 25-home cluster. Keep The Tides and Woodland on other lists. The booking form should name the one you chose. ^[2]
4. The reservation company and the sale-contract company should match (AMIS Development, AMIS GPD Development, AMIS Real Estate Development LLC, Amis Urban Developer, or another printed seller). ^[9]
