Hayat 7 is a numbered townhouse pocket on the Hayat master plan — Dubai South Properties’ Golf District community beside Al Maktoum International Airport. The wider Hayat launch was published through the Dubai Government Media Office on 30 June 2025. [1] [2]
On today’s Property Finder card this pocket is framed as townhouses, with 4- and 5-bedroom layout tabs, a ~78-home inventory line (masterplan + FAQ, dual-locked on Propsearch), and a March / Q1 2029 completion stamp. [2] [4] That combination is the point of this page: later keys than several earlier Hayat cards, larger bedroom tabs, and a smaller published inventory. We are an independent research site for buyers — not the developer’s sales page. After a site visit or brochure pass, decide on this pocket first; then confirm the booking form and sale contract already print Hayat 7 and that plot. See Method.

Who it’s for
Families comparing larger 4–5 bedroom townhouses in the Dubai South / Al Maktoum corridor who can wait for a March 2029 public keys window and will only book once cluster name, plot id and instalment dates are on the form.
Who it’s not for
Buyers who need keys in 2028; anyone being sold Hayat 6 (or Residences apartments) as if it were Hayat 7; people who will not open floor plans and DLD tools before paying.
Key facts (public captures)
- Builder — Dubai South Properties (high) [1] [2]
- Portal product name — Hayat 7 / Hayat 7 by Dubai South (high) [2] [4]
- Master plan — Hayat Dubai South, Golf District, Dubai World Central (high) [1] [2]
- Inventory on this card — about 78 townhouses (high — PF masterplan/FAQ + Propsearch) [2] [4]
- Bedroom tabs — 4BR and 5BR townhouses; Type 1 size rows still empty / “Coming soon” (med product; low sizes) [2]
- Master marketing scale — Hayat framed as ~10 million sq ft and ~2,500 homes (mixed typologies) — master only (high) [1]
- Open price — PF launch line Coming soon; community filter from AED 3,400,000 on Propsearch Hayat Dubai South (med — not a dual-locked Hayat 7 ladder) [2] [3]
- Keys target — March 2029 / Q1 2029 / expected completion 30 March 2029 on PF (med) [2]
- Master first-phase target — media office Q2 2028 (med — not this pocket alone) [1]
- Payment marketing — media-office multi-year (5-year) frame from 5% + quarterly draws; Propsearch community often 5 / 55 / 20 / 20 (med — not SPA table) [1] [3]
- Title chip — freehold on PF (med) [2]
- Portal calendar — expected booking 30 June 2026; construction start 1 July 2026 (med) [2]
- Propsearch / DLD project value stamp — about AED 174.8M (med — estimate, not a unit list) [4]
Use the list to compare pockets. Money, plot path and handover language only lock on the sale contract.
Product shape
Underwrite the Hayat 7 card, not the full Hayat city brochure. Official launch copy still sells a mixed ~2,500-home master; this page stays on the portal pocket. [1] [2]
Dual-locked shape for this pocket:
- About 78 homes (PF masterplan + FAQ; Propsearch sub-community estimate) [2] [4]
- Structured type = Townhouse on PF key info [2]
- Unit tabs = 4-bed and 5-bed only in our capture; sizes blank [2]
- A secondary broker page (Grand Reve) also markets 4 & 5 bedroom townhouses and the 78 count [5]
- Wider Hayat guides still describe 3–5 bedroom living for the master — orientation, not a Hayat 7 size ladder [3] [1]
Starting price is not dual-locked for this pocket. Propsearch’s community floor near AED 3.4M is a filter; PF prints Coming soon. [3] [2] Ask for a dated unit quote with pocket name, plot id and net area. Pool, gym, garden and restaurant chips often describe master-shared amenities — check what the exhibits attach to your plot. [2] [1]
PF body-copy trap: the long “About” section invents studio–3BR apartment prices that clash with the Townhouse field and the 4/5-bed table. Ignore that block. [2]
Other labels that are not this card:
- Hayat 6 — different Hayat townhouse pocket (own inventory and keys stamp)
- Hayat Residences Phase 2 — apartment product under Hayat
- Hayat 1–5 and other Residences phases — separate portal cards
Hold Hayat 7 on its own shortlist line. After you decide which pocket you want, verify the booking form and sale contract already print that exact name.
Keys timing and cash stages
Completion is the clearest public stamp for this pocket. Property Finder shows delivery March 2029, Q1 2029 and expected completion 30 March 2029. [2] Treat them as marketing targets. A sale contract or later written keys notice overrides the portal chip.
The media-office launch still targets Q2 2028 for Hayat’s first phase. [1] That is earlier than this pocket’s March 2029 line — do not collapse them into one date.
Cash stages published at community level (not a dual-locked Hayat 7 SPA calendar):
- Media-office Hayat launch: a multi-year (5-year) plan that starts at 5%, then quarterly draws. [1]
- Propsearch community guide for Hayat Dubai South often prints booking 5%, construction 55%, handover 20%, post-handover 20%. [3]
Secondary broker ads sometimes float other Hayat splits (including 70/30-style offers). Model only the sale-contract schedule. [1] [3]
PF also stamps expected booking 30 June 2026 and construction start 1 July 2026. [2] Plan multi-year draws if keys stay on a March 2029 window, plus a late-completion case.
Who builds it and where it sits
Developer hub: Dubai South Properties. The public Hayat announcement names Dubai South Properties on the government media-office channel; the master-city brand is Dubai South. [1] [6] The legal seller on your reservation form must match the sale contract.
Area hub: Dubai South (Dubai World Central). Hayat sits in the Golf District next to Al Maktoum International Airport. [1] [2] Launch copy mentions E311, E611, JAFZA and Dubai South Free Zone as map orientation — not promised drive times. [1]
Naming quirk: PF’s location tree walks Dubai South → Hayat Dubai South → Hayat 2 → Hayat 7. That is a path label, not a product swap. Propsearch treats Hayat 7 as its own sub-community next to Hayat 1–6. [2] [4] After you choose, make sure the paperwork already prints the product you shortlisted.
Real risks and conflicts
- Phase mix-ups — Hayat 7 is not a generic Hayat townhouse. Residences phases and other numbered pockets share the brand. [2] [4]
- Denominator errors — ~2,500 is master marketing; ~78 is this card. [1] [2]
- No dual open price for the pocket — community ~AED 3.4M floor vs PF “Coming soon.” [3] [2]
- Payment shape conflicts — 5% / 5-year official framing vs Propsearch 5/55/20/20 vs broker variants. Sale contract only. [1] [3]
- Two keys calendars — March/Q1 2029 on the pocket vs Q2 2028 master first-phase note. [2] [1]
- Blank size rows — 4/5BR tabs without dual-locked built-up areas. [2]
- Junk apartment body copy on PF — studio/1–3BR rungs on a townhouse card. Drop them. [2]
- Shared amenity claims — lagoon, retail boulevard and pools may not be private to the plot. [2] [1]
- Corridor absorption — airport-south growth is multi-year; underwrite the unit, not the slogan. [6]
Checklist before money moves
- Before any booking payment, use Dubai Land Department tools to confirm this pocket is registered and escrow is active.
- Read the booking form and sale contract: product name, plot/unit, bedroom type, net area and parking must already match the home you chose — Hayat 7 (or the exact legal cluster), not a vague Hayat tag. Buyers check forms; they do not draft developer templates. [2]
- Rebuild every instalment date from the sale contract. A marketing “5% down” line is not a cash model. [1]
- Align written keys wording with the public March / Q1 2029 portal stamp and the master Q2 2028 first-phase note. [2] [1]
- Request service-charge estimates for shared landscaping, amenities and any commercial share.
- Match garden / pool claims on floor plans to marketing stills and sale-contract exhibits.
- Confirm freehold and fee wording in writing — portal chips are not title. [2]
- Store packs for other Hayat phases apart so labels cannot be mixed up.
- Longer buyer list: due diligence guide.
Bottom line
Bottom line: Hayat 7 is a compact Dubai South townhouse pocket (~78 homes, 4–5BR tabs) marketing March/Q1 2029 keys — later than several earlier Hayat cards — with a Propsearch community floor near AED 3.4M and master 5% / multi-year payment language only. [2] [1] [3] Unit paperwork (plot id, cash calendar, DLD registration) beats district slogans. This site is independent research for buyers, not Dubai South disclosure.
FAQ
Who is behind Hayat 7?
The PF project card and the media-office Hayat launch both name Dubai South Properties. Check the legal seller string on the sale contract. [1] [2]
Where does the pocket sit?
Hayat Golf District, Dubai South / Dubai World Central, next to Al Maktoum International Airport. [1] [2]
How many homes does this card publish?
Roughly 78 townhouses on PF (masterplan + FAQ) and Propsearch — not the master ~2,500-home marketing figure. [2] [4] [1]
Which bedroom types are on the unit tabs?
PF shows 4-bed and 5-bed townhouses; sizes were still “coming soon” in our capture. Grand Reve’s secondary page also frames 4 & 5 bedroom stock. [2] [5]
Is there a dual-locked starting price?
No. Propsearch cites a Hayat Dubai South community floor from about AED 3.4 million; PF’s Hayat 7 launch line is “Coming soon.” Unit price on the sale contract wins. [3] [2]
