[4] Official Meraas pages just say Solaya: 234 homes in nine buildings on the Jumeirah sand, drawn by Foster + Partners with interiors by 1508 London, and sold as a Meraas–Brookfield collaboration. The first three Solaya buildings, not the whole beach

Official Solaya is one quiet nine-building strip on the La Mer sand. [1] [2] Portals then split the strip. This page is only buildings 1, 2 and 3 — the group Propsearch already files as Solaya (1,2,3). [4] [6]

Propsearch’s building guides make the three feel different in height and stock: Solaya 1 about 18 homes over seven floors, Solaya 2 about 22 over eight, Solaya 3 about 27 over nine, each with a basement. [6] [7] [8] That is a guide sketch, not an official 1–3 brochure total. Official 234 still belongs to all nine buildings. [2]

Collection marketing talks about classic 2–5 bedroom homes around 1,900–7,600 sqft, ground-floor garden residences, duplexes over 5,000 sqft, and one penthouse level per building. [2] For towers 1 and 2, Property Finder currently prints:

  • 2 bedroom — about 2,145–2,308 sqft, from AED 14M [4]
  • 3 bedroom — about 3,163–3,873 sqft, plus garden layouts around 5,722–6,480 sqft [4]
  • 4 bedroom apartment — about 4,340–4,676 sqft [4]
  • 4 bedroom duplex — about 5,209 sqft [4]
  • 5 bedroom apartment — about 6,987 sqft [4]
  • Penthouse — about 4,606 sqft (4-bed) to 11,567 sqft (5-bed) [4]

Tower 3 sits on the same PF card, but the published size table we used is labelled T1 & T2. Ask for a dated schedule that names building 1, 2 or 3 plus the unit code. Generic Solaya marketing is not that schedule. [4]

Sibling cards: Solaya 4 and 6 and Solaya 5 and 7. Do not mix those packs.

Stills on this page are official Solaya collection renders. They identify the beachfront massing. They do not lock a view from a named floor in building 1, 2 or 3. [2]

Two public calendars — one earlier than the later towers

Property Finder dates this card earlier than the later Solaya pairings. Expected booking is 30 January 2026. The same PF timeline stamps construction started on 31 January 2026 — that is a portal calendar, not an independently audited progress record. Keys on that card are June / Q2 2029, with expected completion 30 June 2029. [4] Propsearch still prints Q1 2028 for Solaya 1, 2 and 3, and says the first three buildings were meant to launch in early 2025 with that earlier handover. [5] [6] Official Meraas pages used here do not name a year. [1] The date on the sale contract — and any formal handover notice — is the one you can hold.

The PF cash sketch is consistent on this card. Both widgets and the FAQ show 20% at launch, 40% during the works (one option splits that into four 10% steps), and 40% at handover. [4] Official Solaya pages do not reprint that table. [1] [2] You do not write Meraas’s contract. Read the instalment page already printed for the unit you chose.

Price reading is calmer than on some later Solaya cards. PF’s launch chip is about AED 14 million; the FAQ says AED 14.2 million; 2-bed cards open at AED 14 million. [4] That sits beside the official collection opener near AED 13.8 million and the journal band AED 14.2–88.6 million. [1] [3] Early 2026 sold samples on Solaya 1 already sit above the 2-bed floor (2BR ~AED 14.67M; a large 3BR ~AED 44.46M; 5BR ~AED 84.64M). [4] Filters are not a quote.

Who is selling it, and where

Brand: Meraas. The live official URLs are Solaya on meraas.com and solaya.meraas.com. [1] [2] Propsearch names the selling company La Mer North Property Co. and reports it as a Meraas subsidiary. Check that string against the booking form. [6] A City Walk or Bluewaters brochure from the same developer is not this building’s instalment page.

Place: the Jumeirah beach strip inside La Mer — not an inland Jumeirah villa and not Port de La Mer phase names from an older launch. [1] [4] Marketing “minutes to Downtown / DIFC” lines are drive-time slogans.

Choose building 1, 2 or 3 first. Then read the issued reservation and sale contract and check they already name Solaya plus that building number and unit. [4] [6]

What can still go wrong

  1. Two keys years — PF June / Q2 2029 versus Propsearch Q1 2028 for the first three buildings. [4] [6]
  2. Wrong Solaya pocket — 1, 2 and 3 is not 4 and 6 or 5 and 7. DLD text on this group is Solaya (1,2,3). [6]
  3. Collection 234 is not a 1–3 count. Propsearch’s ~67 is a guide sum of three estimates. [2] [6]
  4. 20/40/40 is a portal stamp. Official pages used here do not dual-lock it. [4] [1]
  5. PF’s FAQ loosely calls the mix “penthouses”; the unit tables still split apartments, duplexes and penthouses. [4]
  6. Ultra-luxury cash and a multi-year wait. After keys, service charges and resale can move against you. Yield is not something this page forecasts.

A salesperson saying stock is running out is not a dated availability sheet.

Before money leaves

  1. Decide the building first — Solaya 1, 2 or 3, not a vague “La Mer beach apartment.”
  2. Read the issued booking form and sale contract. Check they already print Solaya, that building number, the bedroom type and the unit you chose. You do not type those legal fields. [4] [6]
  3. Keep 4 and 6 and 5 and 7 off the same forms. Those are separate portal cards — do not mix the inventory packs. [4]
  4. Confirm the legal seller. Propsearch names La Mer North Property Co. Match that to the form. [6]
  5. Confirm project registration and escrow via Dubai Land Department tools before you book. [9]
  6. Ask for the dated instalment PDF for that unit. The leftover 20/40/40 brochure sketch is not that PDF. [4]
  7. Make sure the price, unit code and net/sellable square footage sit on one dated sheet. [4]
  8. Match bedroom count, level, parking and sea outlook to the issued drawings — marketing stills do not lock a view. [2]
