In DAMAC Lagoons, Sorrento is a named apartment pocket. Property Finder titles the card Sorrento. Propsearch files Sorrento at Damac Lagoons under Lagoon Views, with four planned buildings. [1] [2] DAMAC’s own site still sells the parent collection as Lagoon Views and a separate district product as Valencia. There is no dedicated Sorrento URL on damacproperties.com at this visit. [3] [4]

OffplanInsight is an independent research site for buyers — not the developer’s sales page. Off-plan means you pay over years before you get keys. Keep Sorrento apart from Lagoon Views 12, Valencia, and the villa streets in the same master. Visit the homes you like. Then open the booking form and sale contract and confirm the printed name is Sorrento. See our Method.

Who it’s for

Buyers shortlisting this named Sorrento pocket — a studio or a 1-bed in DAMAC Lagoons — who can sit with a January / Q1 2030 portal handover field and will wait for a named-unit quote because the listing card has no public starting price. [1] [3]

Who it’s not for

Anyone who needs a two-bed, a villa, or an earlier contractual handover than the January / Q1 2030 portal target, or who is being shown Lagoon Views 12, Valencia, Andalucia or Cetara as if those papers were this Sorrento folder. [1] [2]

Snapshot

  • Developer — DAMAC Properties on the listing card and the official Lagoons / Lagoon Views pages (high) [1] [3]
  • Subsidiary stamp — Propsearch also prints Island Oasis Properties (med — one channel) [2]
  • Public strings — PF title Sorrento · Propsearch Sorrento at Damac Lagoons · official site silent on the Sorrento name (high) [1] [2] [4]
  • Map tree — Dubai → DAMAC Lagoons → Sorrento; Propsearch nests it under Lagoon Views (high) [1] [2]
  • Mix on this listing tablestudio and 1-bed apartments; sizes Coming soon / empty (high) [1] [7]
  • Official parent mix — Lagoon Views collection is 1–2 bedroom, not studio (high — parent) [3]
  • Public money — no AED “from” on PF, Projects Scout, Binayah or Luxury Located (med — gap) [1] [5] [6]
  • Cash sketch — no Sorrento-only instalment table; official Lagoon Views parent chips 1% (med — parent teaser)* [5] [3]
  • Keys talk — PF + Projects Scout + Binayah January / Q1 2030 (PF completion day 31 Jan 2030). Official Lagoon Views hero Q2 2027 and unit cards Q1 2029 (med — target) [1] [5] [3]
  • How many blocks — Propsearch A–D, each nine storeys; PF still prints 1 (med — conflict) [2] [1]
  • DLD-linked value stamp — about AED 160.56 million, a developer estimate filed before works (med) [2]
  • Clock — first seen Feb 2026; booking 15 Jul 2026; works 16 Jul 2026; Propsearch buildings still Planned (med) [1] [2]
  • Title chip — freehold on PF, Luxury Located and Binayah (med) [1] [7]

A public “from” is only a search filter. This card does not even print one. Wait for a dated quote on the flat you actually reserve.

A studio-and-one-bed listing, and an empty size table

Picture a studio or a one-bed in a white curved mid-rise beside the lagoon — not a villa plot, and not a two-bed in a numbered Lagoon Views tower. That is the Sorrento listing card. [1] [6] PF’s unit table is unfinished: Studio Type 1 and 1 Bed Type 1 both say Coming soon. Luxury Located reprints those rows with area 0 and price on request. [1] [7]

That studio row is why this page is not Lagoon Views 12 or the official Lagoon Views collection. DAMAC’s parent page sells 1- and 2-bedroom flats. The 1-bed card there prints up to 1,418 sq ft — a collection-wide maximum, not a Sorrento unit size. [3] [1]

Propsearch files four buildings — A, B, C and D — and calls each nine storeys. [2] PF’s key box still says one building. [1] Binayah writes G+6 to G+9 on a broker page. [6] Use the building list printed on the sale contract.

Decide on Sorrento first. Then open the reservation and the sale contract: they should already name Sorrento, Sorrento at DAMAC Lagoons, or the building letter, plus the unit. You read DAMAC’s form. You do not write it.

PF amenity chips: indoor pool, gym, gardens, play area, restaurants, CCTV. DAMAC’s Lagoon Views page also sells a lounge, floating bridge, clubhouse, beach, amphitheatre and wave pool. Ask which of those sit on the exhibits for your unit. [1] [3]

Pictures on this page are self-hosted marketing stills. The evening lagoon still and the location map come from the PF Sorrento card. The daytime deck and facade stills are official Lagoon Views collection shots — same family of curved white blocks, not a titled Sorrento flat. The beach aerial is the villa master, not this apartment pocket. [1] [3] [4]

The 2030 keys field, and a silent payment table

PF, Projects Scout, Binayah and Luxury Located all write January 2030 / Q1 2030. PF stamps expected completion 31 January 2030. [1] [5] [6] [7] DAMAC’s Lagoon Views hero still says Q2 2027, and the same official page’s unit cards say Q1 2029. [3] Those parent dates are not a Sorrento completion clause. Marketing quarters move. The SPA governs the contractual handover position; verify any later formal handover notice.

What the public pages say about cash:

  • PF: no payment-plan block on this listing card. [1]
  • Projects Scout: not disclosed. [5]
  • Binayah: TBA. [6]
  • damacproperties.com: 1%* on the Lagoon Views collection page — not a Sorrento calendar. [3]

Do not borrow a payment plan from Valencia, Lagoon Views 12 or another sibling product. Rebuild the calendar from the printed instalment dates for the Sorrento unit offered.

There is no public starting price on this listing card. [1] [5] Ask for a dated quote on one named unit. Neighbour opens belong to other products.

The diary stamps booking 15 July 2026 and works 16 July 2026. Propsearch still labels A–D Planned, with a first trace in February 2026. Those stamps are not a walk around the plot. [1] [2]

Who builds it, and where the pin sits

DAMAC appears as developer on the Property Finder listing and on the official Lagoons and Lagoon Views pages. Propsearch also names Island Oasis Properties as the subsidiary. [1] [3] [2] Check that the seller printed on the reservation is the same seller printed on the sale contract.

Portal sources place Sorrento in Dubailand, inside DAMAC Lagoons, and nest it under Lagoon Views. Official copy places the master along Hessa Street, opposite DAMAC Hills. Projects Scout prints a portal map pin near 25.017343, 55.233961 — not a surveyed plot. [4] [5] [2]

Compare Sorrento and a bedroom type. A community brochure does not pick the flat.

Parent: DAMAC Lagoons. Sibling leftover pocket: Cetara. Numbered neighbours: Lagoon Views 11 and Lagoon Views 12. District sibling: Valencia. Other apartment pocket: Damac Lagoon Views Andalucia.

What can go wrong

  1. Wrong Lagoon Views pocket — portals also sell numbered 11 / 12 / 13, Valencia, Andalucia and Cetara. If the forms do not already say Sorrento and your unit, pause. [1] [2]
  2. Studio listing vs 1–2BR collection — official Lagoon Views does not market studios. Do not buy a 2-bed collection card thinking it is this listing. [3] [1]
  3. No listing sq ft — official up to 1,418 sq ft is the parent 1-bed collection maximum, not a Sorrento unit size. [3] [1]
  4. No public AED from — a neighbour’s open is not your quote. [1] [5]
  5. Silent cash calendar — official 1%* is a collection teaser, not a Sorrento table. [3] [5]
  6. 2030 versus 2027 / 2029 — listing cards say January / Q1 2030; the official parent page still prints Q2 2027 and Q1 2029. [1] [3]
  7. One building versus four — PF 1; Propsearch A–D, nine storeys each. [1] [2]
  8. No dedicated official URL — you are matching a named listing to a collection brochure. [4]

We do not score this launch or invent a yield.

Before any deposit

  1. Before any booking fee, use Dubai Land Department tools to confirm this pocket is registered and has an escrow account.
  2. Choose Sorrento and the bedroom type. On the reservation and sale contract, check the printed product, unit, built-up area, beds and parking already match that choice. You read DAMAC’s form. You do not write it. [1] [2]
  3. Check the reservation seller matches the sale-contract seller — including if the pack says Island Oasis Properties. [2]
  4. Ask for a dated price on this named unit. The listing has no public “from” to lean on. [1] [5]
  5. Copy the instalment dates off the printed schedule, not the parent 1%* chip. [3]
  6. Match the contract drawings to beds, built-up area, parking and outdoor rights for that unit. [1]
  7. File Lagoon Views 11, Lagoon Views 12, Valencia, Andalucia, Cetara and the villa clusters on DAMAC Lagoons in other folders.
  8. Longer process notes: due diligence.

Bottom line

Bottom line: a named Sorrento pocket on Lagoon Views inside DAMAC Lagoons — studio and 1-bed listing, a January / Q1 2030 portal keys field, and no public starting price. [1] [2] [3] Still loose: empty listing sizes, January / Q1 2030 portal target versus the official parent’s 2027 / 2029 chips, four nine-storey buildings versus PF’s one-building box, and no Sorrento-only official instalment table. Independent research, not official DAMAC disclosure.

FAQ

Who is building Sorrento?

DAMAC Properties. Property Finder and the official Lagoons / Lagoon Views pages print that developer. Propsearch also prints Island Oasis Properties. Still check the legal seller on the sale contract you are given. [1] [3] [2]

Where does Sorrento sit?

Portal sources place it in Dubailand, inside DAMAC Lagoons, and nest it under Lagoon Views. Property Finder’s tree is Dubai / Damac Lagoons / Sorrento. Propsearch’s guide is titled Sorrento at Damac Lagoons. [1] [2]

What homes are on this card?

Studio and 1-bedroom apartments. Property Finder’s size table is empty. Official Lagoon Views prints a 1-bed collection maximum of up to 1,418 sq ft — wait for the contract drawings. [1] [3]

What do public pages say it costs?

They do not print a starting price. Property Finder has no launch chip. Projects Scout and Luxury Located say on request. Binayah says TBA. Ask for a dated price on one named unit, not a neighbour’s headline. [1] [5] [6]

When might keys arrive?

Portals aim at January 2030 / Q1 2030, and PF stamps expected completion 31 January 2030. The official Lagoon Views parent still shows Q2 2027 on the hero and Q1 2029 on unit cards. The SPA governs the contractual handover position; verify any later formal handover notice. [1] [3]

Is this the same as Lagoon Views 12 or Valencia?

No. Sorrento is a named pocket with a studio-and-1-bed table. Lagoon Views 12, Valencia, Andalucia and Cetara are separate products. Do not substitute their paperwork for this folder. [1] [2]
