One named cluster, not the whole Sanctuary

Ellington’s Sanctuary page describes a gated garden community on a crystal lagoon, with Downtown and the Burj as the backdrop. [1] Lakeview is one labelled pocket inside that plan. The first official cluster on Ellington’s own microsite is The Waterside: 17 houses, four types, four to six bedrooms. [2] Those 17 are Waterside stock.

What Lakeview listings actually show:

  • Property Finder — villas, 4-bed from AED 13 million (Type A, size blank) plus a 5-bed Type A (size blank). Marketing copy stops at 4- and 5-bedroom. [5]
  • Projects Scout — villas at AED 12,900,000. [6]
  • Propsearch / DLD — THE LAKEVIEW VILLAS BY ELLINGTON, with 4-, 5- and 6-bed sale rows. Sampled built-up areas sit near 5,726–7,416 sqft (4-bed), 6,329–10,105 sqft (5-bed) and 8,305–17,840 sqft (6-bed). [7]

Those areas come from registered trades, not a published type sheet. PF left the size cells empty. Use the plan attached to the house you want.

PF also chips “number of buildings: 1”. That is leftover portal language. Lakeview is a row of houses. [5]

Two 2026 calendars, one matching cash sketch

Ellington’s Sanctuary parent page we captured does not print a Lakeview-only keys quarter. [1]

Property Finder’s target is August / Q3 2026, with expected completion 30 August 2026. [5] Projects Scout repeats August 2026 and 30 August 2026. [6] Propsearch estimates April 2026. [7] On this 15 August 2026 capture April has already passed and 30 August is days away. Those dates can slip. Ask for a current completion letter. Only the sale-contract date, then a later keys letter, binds.

Both primary cards sketch the same two buckets:

  1. Property Finder — 70 / 30 (during build / on keys) [5]

Sibling official pages spend differently. Waterside prints 20% at booking and 40% on completion with 2023–2025 steps. [2] Lakeshore prints 20% at booking and 30% on completion. Keep The Lakeview Villas by Ellington plus the bedroom count on your shortlist. A Sanctuary brochure is not a house. If the tour was Waterside or Lakeshore, open that pack.
