Product shape

Virella 2’s public story is priced townhouses, not a mystery “on request” card. That is the main difference versus Virella at The Valley, where our capture found no public starting price. Other Valley research pages on this site — Farm Grove, Orania — cover different products; open those pages for their own facts. [1]

Property Finder lists townhouse only, with 3-bed and 4-bed types. The 3-bed line carries the ~AED 4.4M marketing floor; layout cells stay blank (“coming soon”). [1] Engel & Völkers repeats 3–4 beds and adds rough sizes (~2,400 / ~2,700 sq ft) plus a ~AED 4.8M starting note for 4BR. Those extra numbers are single-broker until a unit schedule shows them twice. Amenity chips on the portal (indoor pool, gardens, gym, kids play, restaurants, CCTV) are sales language. [1] Emaar’s Valley community page talks about Town Centre, Golden Beach and Sports Village at masterplan scale — useful context, not a plot-level promise. [4]

Do not mix Virella 2 numbers into Virella or Virella 3 paperwork. Write the SPA name as Virella 2. [1]

Completion target on public pages: Property Finder key info says March 2030, expected completion 31 March 2030, FAQ Q1 2030. [1] Binayah mirrors Q1 2030. Expect several years of payments and temporary housing plans if the 2030 stamp holds. Nothing is final until SPA dates exist.
