This is buyer research, not a sales brochure. Off-plan (pre-construction) means cash leaves for years before you move in. Product shape

Walk the stills and you get a terrace street, not a tower and not an Ovelle-style villa. Public copy agrees on 3- and 4-bed townhouses and a 176-home count. [1] [2] Property Finder’s size cells are still blank, so the open kitchen render is a mood board until a unit schedule exists. [1]

Names that are easy to mix:

  • Alva 2 — this 176-home pocket, February / Q1 2030 talk. [1]
  • Alva — another Alva-named cluster. Own page. Own papers. [3]
  • Alva 3 — its own broker card. Do not paste that sheet here. [3]
  • Elva — a different Valley townhouse string on Emaar’s community list. Alva 2’s product path was empty when we checked. [5] [6]
  • Later Virella phases sometimes print a public from-price. This product does not. Villa stock such as Ovelle is a different buy.

Binayah’s card says apartments. PF and Engel & Völkers both say townhouses. Follow the dual sources, then read the form. [1] [4]

PF amenity chips (gym, indoor pool, gardens, kids play, restaurants, CCTV) and Valley copy about Town Centre, Golden Beach and Sports Village are community marketing. They are not a deed for your garden. [1] [5] [3]

Payment plan and timing

Listing sites bunch the finish around February 2030 and Q1 2030. Property Finder gives the month, then an expected-completion date of 28 February 2030, then a FAQ that keys arrive that month. Engel & Völkers and Binayah stop at Q1 2030. [1] [3] [4] Useful for a diary. Not a handover notice.

The works clock is thinner. PF marks construction started 16 April 2026 and expected booking 15 April 2026. [1] That is a portal diary, not a DLD progress certificate.

Nobody we cite prints a percentage plan for Alva 2. PF has no table. Engel & Völkers talks about construction-linked instalments with a last cheque at completion — no numbers. Binayah says TBA. [1] [3] [4] Do not borrow a neighbour’s Valley schedule. Propsearch’s AED 258.1M Land Department estimate is a project total, not your ticket. [2]

Who builds it and where it sits

Public cards name Emaar. [1] [2] The legal seller string on the papers you sign is what counts; a marketing logo can sit on a different company.

The pin is The Valley, where E66 (Dubai–Al Ain) meets E77 (Jebel Ali–Lehbab). Highway suburb, parks and a town centre — not a marina walk. [5] [2] Emaar’s community page was live. The Alva 2 product path was not. [6]

After you lock beds, size and cash-flow, compare only the product you actually want: Alva if that is the other cluster, or Ovelle if you are shopping villas. A Valley logo is not a shortlist.

Checks before any deposit

  1. Be sure Alva 2 is the cluster you visited — not the other Alva card, not Alva 3, not Elva, not a Virella phase, not an Ovelle villa.
  2. On the reservation and the sale contract, check the product name, plot code and bedroom count already match the home you chose. You read Emaar’s form; you do not draft it. [1]
  3. Ask sales for a dated ticket: bedroom count, net area, and the AED number for that one plot. [1]
  4. Compare the legal seller on reservation versus sale contract.
  5. Confirm registration and escrow via Dubai Land Department tools before booking.
  6. Build the cash calendar from printed instalment dates. Ignore verbal “Valley standard” talk. [1]
  7. Check whether your nationality can actually take the freehold title the portal advertises. [1]
  8. Match kitchen spec, parking, garden rights and the service-charge estimate to the brochure pages clipped to the form.
