Two townhouse types, no villa row

The useful picture is a four- or five-bed townhouse sold as Fiji 2. PF’s unit table is short: Type A 4-bed 2,208 sq ft from AED 2,330,000, Type A 5-bed 3,178 sq ft from AED 3,296,000. [1]

DAMAC’s Islands villa page repeats 2,208 and 3,178. Useful match. Those figures still describe the master ladder, not leftover Fiji 2 stock on a DAMAC URL. [4]

Missing from this card, on purpose: a 6-bed villa. That row sits on Fiji 1 at 4,440 sq ft. A 6-bed brochure with a Fiji 2 header is the wrong pack. [1] [6]

The official Islands product talks 5,915 homes from AED 2,750,000 and lists Fiji among six themes. [3] Propsearch files this pocket as a Damac Islands sub-community (not Islands 2) and tags Delayed Sale samples DAMAC ISLANDS - FIJI 2. [2]

The paperwork already argues with itself:

  • PF property type: townhouse. [1]
  • Propsearch DLD samples often say Land, with plot stamps near 1,550 sq ft — those are not 2,208 or 3,178. [2]

Trust the drawings stapled to the sale contract. Do not mash plot stamps into built-up area.

Keep these off this folder:

Decide Fiji 2 first. Then open the reservation and the sale contract: they should already print Fiji 2 or DAMAC ISLANDS - FIJI 2 and the unit. DAMAC issues the form. You only check it.

Indoor pool, gym, gardens, play area, restaurants — PF amenity chips. The parent brochure adds lagoons, an aqua park, a jungle river. Ask which of those actually attach to the plot you are buying. [1] [3]

The 2028 keys field, and the 20/55/25 sketch

PF and Propsearch both write Q4 2028 / December 2028. PF’s expected-completion stamp is 31 December 2028. [1] [2] The official 5-bed villa card for the wider Islands product writes Q4 2029. [5] Advertised quarters slip. What binds is the sale contract, then a written handover notice.

Cash, as the portal prints it:

  • Option 1: 20% at sales launch, 55% during the build, 25% at handover. [1]
  • Option 2: same 20 / 55 / 25 shape, 55 broken into dated 1%-style steps. [1]
  • damacproperties.com has no Fiji-2-only instalment table. [3]

A booking stamp in April 2025 and a keys aim in December 2028 means more than three years of cash calls. Rebuild the dates from the printed schedule before you reserve. [1]

PF stamps construction 22 April 2025 and shows 0 progress. Propsearch says under development and first traces the pocket in January 2025. That is later than Fiji 1’s November 2024 first trace. Neither stamp is a site walk. [1] [2]

DAMAC on the card, Dubailand on the pin

DAMAC appears on the listing card and on damacproperties.com. The brochure brand is not automatically the contracting seller. Check the reservation header against the seller named on the sale contract. [1] [3]

The map pin is Dubailand, inside DAMAC Islands, under Fiji 2. Propsearch samples sit in Al Yelayiss 1. [1] [2]

Shortlist Fiji 2 + beds. A generic Islands brochure does not pick the plot.

  4. Ask for a dated offer letter on one plot. Launch “from” is not a quote. [1] [3]
  5. Rebuild instalments from printed milestone dates, not from the 20/55/25 chip. [1]
