Fior 1 sits on the water at Emaar’s Rashid Yachts & Marina — glass façades, marina walks and a marketed open near AED 2.2 million for 1–3 bedroom apartments. [1] [3] On Property Finder the same launch often appears as “Emaar Fior” under Mina Rashid / Fior 1 (ignore the old “maritime city” slug — the card itself is Port Rashid waterfront). [2]

Off-plan means you pay over years before you get keys. If Fior 1 is the building you want after a visit, match that name on the booking form and sale contract before any fee. Explained on our Method page.

Who it’s for

People comparing a marina apartment at Fior 1 (1–3 bedrooms) who can handle a multi-million AED ticket and will check drawings, cash-flow and escrow first. [1]

Who it’s not for

Buyers hunting freestanding villas, sub-AED-2M entries, or keys earlier than the portal’s mid-2030 marketing without contingency [2] — plus anyone ready to sign “Emaar Fior” or Fior 2 papers when they wanted Fior 1.

What the product actually is

Picture a single marina-facing apartment building rather than a desert villa cluster. Emaar’s page sells 1–3 bedroom luxury apartments with marina and skyline framing. [1] Property Finder’s About text is where the ~213 home ladder appears, split 95 / 91 / 27 by bedroom count, and the key card says one building. [2]

Useful shortlist numbers (still verify on a dated unit list):

  • Marketing floor ~AED 2.2M (Emaar + E&V) [1] [3]
  • One-bed floor ~758 sqft (E&V); PF floor plans still “coming soon” [3] [2]
  • Two-beds named but without a dual-locked size band [2]
  • Three-beds up to ~1,865 sqft (E&V only) [3]

Treat broker sizes as research hints until net-area sheets for your stack are in hand. Infinity-pool and gym stills are brochure unless exhibits attach them. [1]

Money schedule and key dates

Property Finder markets July / Q3 2030 keys, with expected completion 31 July 2030. [2] The Emaar Fior 1 product page we captured leaves that quarter blank. [1] One stray About paragraph on PF still said Q1 2030 while key fields say Q3 — another reason the sale contract is the only clock that counts. [2]

Public cash sketches disagree:

  • Engel & Völkers → 10% on booking, 70% during construction, 20% on handover [3]
  • Property Finder → no payment plan rows at capture [2]
  • Ideal Realtor → 80/20 [5]

Use the instalment table attached to your unit, not a broker graphic.

PF also stamps booking 15 June 2026 and construction start 16 June 2026 as programme labels. [2]

Who builds it and where it sits

Developer page: Emaar. Reputation helps, but escrow and service charges still need a paper trail for this tower. [1]

Masterplan: Rashid Yachts & Marina — Emaar’s harbour district at historic Mina Rashid, sold around berths and promenade living rather than Palm or Dubai Marina branding. [1] [4]

Sibling caution: Fior 2 is a later Fior label with its own portal card; Sera 1, Sera 2 and Aurea share the harbour but not the contract. After you choose Fior 1, check the form already prints that product — not a neighbour. [1] [2]

What can go wrong for a buyer

  1. Key date soft — July/Q3 2030 is portal-only; Emaar silent; PF About once conflicted with Q1. [2] [1]
  2. AED 2.2M is marketing open — PF still shows no numeric floor. [1] [2]
  3. Payment mismatch — 10/70/20 vs empty vs 80/20. [3] [5]
  4. Sizes under-sourced — 758 / 1,865 sqft from one broker. [3]
  5. Name collision — Emaar Fior / Fior 1 / Fior 2 in the same pitch. [2]
  6. Yacht imagery ≠ berth ownership — lifestyle stills are not marina rights. [4]
  7. Amenity softness — pool, gym, kids and retail need exhibits. [1]
  8. 213-home figure single-source — PF About until stack plans agree. [2]

Before you pay a booking fee

  1. Confirm Fior 1 registration and escrow via Dubai Land Department tools before money moves.
  2. Read the Emaar pack: product line, unit ID, bedroom type, net area and parking should already match the home you picked — you do not author the template. [1]
  3. Rebuild cash from the unit instalment sheet; discard 10/70/20 and 80/20 graphics. [3] [5]
  4. Align sale-contract handover wording with any July/Q3 2030 marketing. [2]
  5. Collect floor plans and saleable area for the exact layout. [2]
  6. Check freehold (or other) title language inside the sale contract. [2]
  7. Request a written service-charge range and amenity attachment list. [1]
  8. Keep Fior 1 and Fior 2 as two shortlist rows. [2]

Bottom line

Solid dual locks: AED 2.2M open (Emaar + E&V), 1–3BR apartments, Mina Rashid / Rashid Yachts place [1] [3] [2]. Softer layers: ~213 stock, July/Q3 2030 keys, freehold chip, broker sizes, conflicting payment sketches. This site is independent research, not official Emaar disclosure. Signed sale contract and registry papers settle the deal.

FAQ

Does “Emaar Fior” on Property Finder mean Fior 1?

On the capture we used, yes — the card lives under Mina Rashid / Fior 1 and describes the same Emaar apartment product. Official emaar.com naming is Fior 1 at Rashid Yachts & Marina. [2] [1]

What open price is published?

About AED 2.2 million on Emaar and Engel & Völkers. Property Finder left the numeric open blank at capture. Marketing filter, not an SPA quote. [1] [3] [2]

When are keys marketed?

Property Finder points to July / Q3 2030 (31 July 2030 on the timeline). Emaar’s product card we saw does not print a quarter — trust the sale contract. [2] [1]

Which payment plan is real?

Public sketches disagree: Engel & Völkers 10/70/20, empty PF table, Ideal Realtor 80/20. Only the instalment sheet on your unit binds. [3] [2] [5]

How is Fior 1 different from Fior 2?

Separate products in the same masterplan. Match the building you want on the booking form and sale contract. Our Fior 2 page covers the later label. [1] [2]

How many apartments are marketed?

Property Finder About copy says about 213 homes (95 / 91 / 27 by bed count) in one building. Emaar’s card does not dual-lock that total — verify stack plans. [2]
