• Studio — official 354.56–373.4 sqft from AED 599,000. A 100% payment offer from about AED 493K sits on the studio page. ^[3]
• 1-bed — official 551.22–878.77 sqft from AED 899,000*. Property Finder’s type strip says 890K. ^{[4] [6]}
• 2-bed + store — official 932.57–1,082.63 sqft from AED 1,319,000*. PF rounds that to 1.3M. ^{[5] [6]}
• Selected terrace pools — PF About gives some homes a private terrace pool. Ask which plan that sits on. ^[6]
• Shared amenity chips — adult and kids pools, jacuzzi, rooftop gym, sauna, outdoor cinema, pilates and cycling studios, lounge, BBQ, jogging track. PF also chips an indoor pool, gym, gardens, restaurants and CCTV. ^{[1] [6]}

File the neighbours separately. South Haven 2 is its own PF and Propsearch card in the same strip — same 599K studio chip, thinner commercial file, seven-storey wording on that About block. ^{[7] [10]} Hills South 1, 2 and 3 are a different product family. Launch press says South Haven follows their sale. That is sequencing, not a counted survey of identical blocks. Hills South 4 and 5 have their own PF card. The older SAMANA Hills in Arjan is finished stock in another community. ^{[11] [12]}

The hero is the wide cream mid-rise used on the Property Finder card — same wavy balconies as Samana’s own dusk cover. Projects Scout is still a leftover shell (price on request, empty type table). ^{[6] [8]}

Official unit pages and Propsearch aim keys at June 2029. Property Finder prints December 2028 / Q4 2028 and an expected-completion stamp of 31 December 2028. Those are not the same year. Read the completion line already printed on the South Haven sale contract. ^{[2] [9] [6]}

Official cash sketches are long 1% monthly plans:

• PDC — 10% on booking, 5% in month 4, 10% in month 12, then 1% × 75 months ^[1]
• Non-PDC — 15% / 5% / 10%, then 1% × 70 months ^[1]

Property Finder compresses the same totals as 10 / 15 / 75 and 15 / 15 / 70. A leftover FAQ on that PF card still says the plan has not been released. Do not pick the friendlier reading. Use the dated instalment table already issued for South Haven. Buyers do not write that table. ^{[1] [6]}

Official blog also prints 100% payment offer prices. Those are cash-buyer promos, not the list floor. ^[2]

Ads say Samana Developers. Propsearch files Samana Holding Ltd through Samana Premium Real Estate Development. Match the seller already printed on the reservation against the seller on the sale contract. ^{[1] [9]}

The marketed location is Saih Shuaib 2, Dubai Industrial City, within the broader Dubai South label. That is not Emaar South’s golf belt and it is not Arjan. Official copy puts Al Maktoum Airport, Expo City, Ibn Battuta, DIP and Dubai Parks on a 15–20 minute marketing list. Those are ads, not a commute study. The Projects Scout pin is a community drop, reused language, not a unique plot. ^{[2] [8]}
