Savanna at Dubai Creek Harbour (product-page twin label Savanna at Creek Beach) is Emaar’s park-facing apartment cluster on the Creek Beach strip. Public marketing opens at AED 1.30 million for 1–3 bedroom flats; the same Emaar inventory widget at capture printed AED 2,799,888 from, 1,056 sqft, and only two homes left. [1]

This is independent buyer research — not the developer’s sales page. Property Finder tags 31 July 2026 as expected completion, adds a Ready badge, and still shows the developer project as Sold out while those two Emaar units remain on the card. Prove primary vs assignment vs resale before you wire funds. [2] How we work: Method.

Who it’s for

Buyers hunting a park-facing Creek Beach mid-rise who will rebuild cash-flow from the SPA, prove channel (primary / assignment / resale), and refuse to treat 1.30M as today’s remaining ask. [1]

Who it’s not for

Anyone who needs years of build runway still ahead, anyone whose cash ceiling is clearly below the remaining inventory floor, or anyone willing to sign a generic Creek Harbour pack that does not name Savanna at Dubai Creek Harbour / Savanna at Creek Beach on the SPA. [1] [2]

Hard numbers on the public file

  • Developer — Emaar Properties (high) [1]
  • Official product strings — Savanna at Dubai Creek Harbour · Savanna at Creek Beach (high) [1]
  • Masterplan / strip — Dubai Creek Harbour · Creek Beach (high) [1]
  • Product type — apartments, beds 1 / 2 / 3 only (high) [1]
  • Building count on portal — 4 (med) [2]
  • Brochure open — AED 1.30 million (med — marketing filter) [1]
  • Inventory widget at capture — AED 2,799,888 · from 1,056 sqft · 2 units (med) [1]
  • PF launch-price field — ~AED 2M (med — not live remaining stock) [2]
  • PF body “starting from” figure — AED 4,375,888 (low — conflicts with other floors) [2]
  • Plan size bands on PF — 1BR 689–752 sqft · 2BR 1,024–1,058 · 3BR 1,612 (med) [2]
  • Portal completion stamp — 31 July 2026 / Q3 2026 (med) [2]
  • Works started (portal) — 28 May 2023 (med) [2]
  • Sales opened (portal) — 27 May 2023 (med) [2]
  • Portal instalment sketch — 10 / 80 / 10 (low — missing on Emaar page) [2]
  • Portal ownership field — Freehold (med) [2]
  • Availability clash — PF Sold-out + Ready vs Emaar “2 available” (med) [2] [1]
  • Brochure lifestyle list — park next door, inner plaza, pools, BBQ, gym patio, play area, town centre, short walk to ~700 m beach (med) [1]
  • RERA number / escrow ID — not locked on this page (unknown)

Prefer high/med bullets for shortlists. Treat 1.30M as a brochure open, not the remaining ask. [1]

What the product is (and is not)

Savanna is a four-building, park-side apartment cluster on Creek Beach — not a Palace tower, not the whole Dubai Creek Harbour masterplan, and not interchangeable with Cedar or Mangrove. Emaar markets only 1–3 bedroom flats, buildings with distinct exteriors, a communal inner plaza, park-view language, and a short walk to the Creek Beach promenade. [1] Property Finder’s key card says four buildings and hosts Building 1 layout tables. [2]

Price layers disagree on purpose: AED 1.30M is the brochure filter; AED 2,799,888 with 1,056 sqft and two units is the inventory widget we captured; PF’s ~2M launch field and 4,375,888 body line are separate portal fields that do not match each other or the inventory floor. [1] [2] Plan tables still list smaller 1BR (~689–752 sqft) and 2BR (~1,024–1,058 sqft) stock — that is plan evidence, not proof those types remain at the brochure open.

Emaar’s amenity list covers community and kids pools, barbecue, gym on a private patio, outdoor play, multi-purpose room, town-centre retail and co-working chips. [1] Treat amenity brochure lines as marketing until unit drawings and the community handover pack confirm them. Total unit count is unlocked — dual sources never print a headcount we can lock.

Calendar and cash-flow reality

Emaar’s Savanna product capture prints neither a completion quarter nor an instalment grid. [1]

Property Finder supplies the public calendar: sales from 27 May 2023, construction from 28 May 2023, expected completion 31 July 2026, delivery language July / Q3 2026, plus a 10 / 80 / 10 cash sketch. [2] Use that sketch only until a numbered-unit SPA prints its own dates and percentages — late-stage or assignment stock often diverges.

PF can show Sold-out and Ready while Emaar still lists two units and the market shows resale stock. Get written channel status (primary Emaar / assignment / resale) before you book. [2] [1]

Creek Beach placement

Builder page: Emaar. Park and beach language never replaces escrow or service-charge evidence.

Masterplan page: Dubai Creek Harbour. Savanna is sold under the Creek Beach label — urban beach, park adjacency, plaza living — without any guarantee that your unit faces the creek or the sand. [1]

Buyer fit (our read): shoppers of a park-facing Creek Beach mid-rise who rebuild cash-flow from the SPA and verify channel in writing. Sister Creek Beach or Creek Harbour pages (own fact files): Creek Haven, Lyvia by Palace, Silva, Altan, Mangrove, Cedar. [1] [2]

Booking risks that still matter

  1. Four public price layers — brochure 1.30M, inventory 2,799,888, PF launch ~2M, PF body 4,375,888. [1] [2]
  2. Sold-out / Ready vs two available — badges disagree with Emaar’s widget; prove channel in writing. [1] [2]
  3. Instalment sketch only on PF — 10/80/10 is not on the Emaar capture. [2]
  4. SPA product string mismatch — must read Savanna at Dubai Creek Harbour or Savanna at Creek Beach plus unit ID.
  5. Missing RERA and escrow here — obtain both before funds leave.
  6. No locked headcount — dual sources silent; refuse invented totals.

No yield promises. No scarcity story beyond the printed inventory count.

Steps before funds leave

  1. Match SPA project name to Savanna at Dubai Creek Harbour or Savanna at Creek Beach, plus unit ID and beds.
  2. Reconcile net area, aspect and parking on official plans vs any PF layout you used. [2]
  3. Collect written RERA registration and escrow account numbers for this release.
  4. Rebuild the payment schedule from SPA dates only; discard the portal 10/80/10 once SPA exists. [2]
  5. Stress the unit price against both the 1.30M brochure open and the 2,799,888 inventory floor. [1]
  6. Get written handover / snagging status vs the 31 July 2026 portal stamp. [2]
  7. Document primary Emaar sale vs assignment vs resale when badges conflict. [1] [2]
  8. Run the same checklist on one neighbouring Creek product via due diligence.

Bottom line

Bottom line: dual sources fix Emaar as developer, the Savanna at Dubai Creek Harbour / Savanna at Creek Beach names, Creek Beach siting, 1–3BR multi-building park-side form, the AED 1.30M brochure open, and the two-unit / AED 2,799,888 inventory snapshot. [1] Property Finder adds July 2026 timing, a 10/80/10 sketch, size bands, mismatched launch/body price fields, and Sold-out / Ready badges that disagree with Emaar’s two-unit inventory card. [2] You still own RERA collection, escrow verification, SPA cash-flow rebuild and written channel proof. This site is independent research, not official developer disclosure.
